Hunters Point sits on the south end of Long Island City in New York City's Queens borough. The small waterfront neighborhood also houses a historic district with row homes from the 19th century. The neighborhood attracts new residents due to its convenient location and beautiful waterfront properties. Views from Hunters Point overlook the East River into downtown Manhattan and several high-rise apartment buildings provide panoramic views of the river and city. The fantastic view of the New York City skyline is a major calling card for the area.
Those who work in Manhattan while living in Hunters Point enjoy a relatively short commute distance of only 6.4 miles, averaging 24 minutes one way. Many major roadways can be found in and around the neighborhood, as well as access to several metro lines in and out of Manhattan and surrounding boroughs.

Property Ratings at 27 on 27th
I lived here for 15 months and moved out in May 2018. The building is nice and has a great location, but two main drawbacks you should think about before renting here. First, there are only 2 elevators, and this building is like 30 stories tall. There is no freight, it honestly seems like they cheaped out during construction and just went with 2. Multiple times a month I would leave my apartment to go to work and find out one elevator was being used by someone moving and the other locked by maintenance for trash collection. I either would wait up to 20 mins and be late for work, or I would walk down 9 stories; this is ridiculous for a luxury building and happens way too often. My main issue, is the terrible management. They are impossible to get a response from and provide little guidance. When I moved out, I scheduled a walk through with the super who found no damage. I was provided with no help or guidance moving out, the building didn't even tell me where to leave my keys. Then when its time to get my deposit back, management keep $400 to replace the vanity in my bathroom. I got no explanation or proof, and the super said the place was perfect during the inspection. I called and was told I needed to submit a dispute for the deposit in writing, and nothing could be done over the phone. I sent my letter, now months later have heard nothing. I feel like the management basically stole $400 from me, kind of a joke from a place that calls themselves luxury. I plan to take them to small claims court and contact the BBB, will update when we see how that goes. My advice, just avoid this place, plenty of newer and nicer buildings on the block that are honest and won't ding you on the exit just because they can.

There are many thousands of units in the neighborhood, don't make this one of your options. I've lived there for four years and agree with all the 1 stars. And the final insult, I was told I'm being charged for the minor and barely noticeable scratches on the microwave and freezer doors at my exit inspection (which by the way they did a pre-final inspection a couple of weeks before I moved out and did not mention any of this). They say they have to replace the appliance doors because they have to be perfectly new for the next tenants. No such thing as wear and tear in their minds. You will be expected to pay for anything and everything they can come up with. Unreal! It's Heatherwood management company that is the problem, not the staff.
I've lived here for two years and one year too long. Gas was out of service for over 5 days. Elevators have been out of service for over a month at least twice. I have been waiting on a replacement key for over a week now with no word of when i will receive it. The building super left today before 4:30 pm - so I can't ask him.
All I can do is echo the sentiments of the reviews below. This building is "managed" by people who are hostile to their tenants for no discernable reason. You will regret signing a lease with Heatherwood at 27 on 27th.
Management is unwilling to respect or communicate with its residents. I've had more problems here with basic apartment features than when I lived in a run-down prewar building. They have an email system to communicate with us, but don't use it when it's important. Problems I have had in this building in less than a year include: 1) Gas leaks that management ignored despite residents pointing out the gas smell. ConEd required them to shut off ALL gas to the building to do emergency repairs. This resulted in no heat and hot water for FIVE DAYS. No showers, no heat, no cooking. They got 4 violations from the city for the lack of heat and hot water, slow repair, and failure to provide access to city inspectors. All management offered was some dinner. 2) One out of the two elevators was completely out for over a month. The management barely communicated about status and seemed in no rush to get it fixed. They only acknowledged the problem when people constantly reached out to them on social media. 3) Boiler out during a blizzard and worst of all NOBODY TOLD US. We had to call down to the front desk to figure out why our heater was blowing cold air. 4) Both elevators completely out overnight and ZERO communication from management to warn people that when they came home they would have to walk up up to TWENTY SEVEN flights of stairs. Due to my plans that evening, I had to walk up and down the stairs over 20 floors twice. When I complained, the person in the management office was super rude to me. 5) They will try to charge you fees even to move in or move out. They send threatening letters about airbnb when we have serious building maintenance problems ongoing. Their priorities are not in the right place.
For the last two weeks every resident in the building had complained about a gas smell around the entire building and having headaches. We were told it was just the heat coming back on, and that Con Ed had already come to do an inspection and found nothing.... Well it turns out that no such call was ever placed and that for two weeks we were breathing in toxic fumes. All in all our gas was shut off for five days and we had to shower in cold water and order out every day! The Con Ed inspectors said everyone was lucky to be alive. There is still no talk of getting a rent abatement for those days so all the residents are now trying to file for a class action law suite and charging the super for criminal negligence. To say nothing of the $200 move out fee they slipped into the lease which they are not allowed to change due to the fact that the building is rent stabilized... Don't even come see this place, it might be the last thing you do!
We used to love this building when we first moved here, as the amenities were great, the staff were friendly, and the apartment was beautiful. Our first major issue was when one of our windows broke and fogged up, which caused moisture and then mold to cloud the entire thing. We assumed Heatherwood would take care of the problem within a few weeks, since the windows are 8 ft tall and a huge focal point to the apartments. After countless emails to our incredibly rude and often hostile "manager" Monica, we quickly realized that Heatherwood had no intention of doing right by us as tenants. We lived with this broken window for a full YEAR before they finally announced they would fix it, at which point we were told we'd need to have a huge piece of plywood in our apartment for 2 full weeks. You may be thinking that we were simply unlucky with our apartment, and that most don't have issues. Unfortunately we came to discover that our window issue was not isolated, and that there were two other apartments on our floor alone that had this problem (keep in mind there are only 6 apartments per floor). This is not to mention the constant issues with the elevators, where one or both will be out of service for huge periods of time (I'm talking about weeks on end). If you don't enjoy coming home to find out you need to walk up 25 flights of stairs again because the elevators are broken for the fifth time this month, then I'd seriously consider looking elsewhere for an apartment. The bottom line is that this building obviously was built way too quickly, it has major structural flaws and will continue to get worse over time. It scares me that Heatherwood is in the process of building the tallest residential building in Queens, as they are obviously not interested in the welfare of their tenants or the quality of their buildings.
We loved this building when we first moved in over a year ago, however, things have really gone downhill fast as of late. 1 out of 2 of our elevators has been out for OVER A MONTH. Now the 2nd elevator is malfunctioning and we do not have a service elevator. The apartments are pretty, the onsite staff is pleasant but the management company is GOD AWFUL and we most certainly will not be renewing again. Heatherwood Management gives their residents the silent treatment when we write to them with concerns/questions. When they have a message to convey to the building they write rudely worded letters. They have fired staff that were fantastic at their jobs for no reason that we can see and have now hired all new people without introducing them. We literally have no idea who our super is now or who is going in to our apartment. The TVs in the common areas (including the screening room) were not working for literally months. Speaking to many of our neighbors the vast majority are really frustrated and plan on moving at the end of their lease, us included. When you pay $3000/mo for a 1 bedroom apartment you expect your living arrangements to be hassle free and you expect pleasant customer service. You do not get that here. This is NOT luxury living. There are so many other apartment options popping up in the area as of late and they're less expensive. Rent elsewhere. I know we will be.
We moved into this building almost 2 years ago and loved it- but that has all changed. Management are awful, and you should know that there are a number of 311 complaints regarding the building's awful management and handling of very serious situations. Both elevators in the building have been involved in various incidents - most recently getting stuck. Both elevators were taken out of service and residents had to walk up 20 floors. On multiple occasions! We were also informed that someone was in an elevator that "dropped" several floors. Boiler broke during blizzard and left residents without heating. Management uncommunicative, ill informed and increasingly hard to deal with. Most residents will agree - there's an awful atmosphere in building and people cannot wait to get out. #thisaintluxury #heatherwood
This place is one of the most amazing places I've ever seen. To be able to live here would be a dream come true. It is both modern and simple. It is unique and has all the options needed to be happy in a place. The views are completely spectacular. Overall a wonderful place.
Very clean, comfortable and friendly apartment to live. Very close to several subway stations. Easy access to Manhattan and other Boros such as Brooklyn and the Bronx.
