Property Ratings at 3600 West Broad Street
Pros: The building is close to the main road/highway. You don't hear the highway and it's a good location. Right in Scotts Addition, the new up and coming neighborhood, and the apartments are cute. Cons: Where to start... You can hear weights dropping from the Crunch fitness below... I live on the 6th floor and I can hear it. The way the building is built, the vibrations hit all the way up here. They have a big gym in the basement, but the air down there is so gross and stale... to the point where I think it would effect your health. Most people end up getting a Crunch fitness membership instead, even though there's a free gym below. The 3rd floor is just disgusting. There is a hallway down there that just reeks of pee. The package room is a disaster. During the last Christmas season, someone was stealing packages left and right like their Christmas came early. It was a big issue and when my own package was stolen the office folks said that I should call the police. That was their solution... to do nothing and make the tenant do everything. I suggested to them to put in a camera. Like how and why is there not a camera in there already. It was only then they considered and put in a camera... There's an issue with the maintenance requests. If you don't consent to them entering your apartment while you're away, once submitted it says that you do consent... that's a big difference and I brought that up to the office. Their solution is that I email them every time I want a maintenance request. That's not a real solution. Instead they should put in a request with the platform, Rentcafe, to fix that. On that note, the staff are unprofessional and they are no help whatsoever. You can put in complaints all day and they don't care. All they care about is getting a new tenant. Once you sign that lease, they don't care about you anymore. They are very passive about any issues and are not proactive. A small example is that the front doors squeak very loudly now. They haven't had anyone from maintenance throw a little WD-40 on there (and they have it). They are waiting for multiple people to complain until they do and it's been MONTHs. That door is right outside their office. They are VERY disconnected with the tenants and issues here.
Just about every package I’ve ordered has been broken into, and I’ve had over $1,000 worth of things stolen as a result. I have brought this up on multiple occasions, but nothing, not even a simple email, has been done about it. How hard is it to setup cameras and eliminate the issue? It is clearly one of the building workers taking it, but they choose to ignore the issue at hand. Also, you will be listening to weights drop from crunch fitness below all day long.
I have to agree with many other commenters. I lived here for over 2 years and though everything seems nice and new, the windows leak and there's hardly any circulation in the bathroom causing mold and plaster strips to peal off in the washer/dryer closet. The outlets are child proof, but most most seem adult proof too. Maintenance seems to never come with the right equipment and takes their time coming back if ever. While there's a huge parking lot, there's hardly any spaces near the building and you can't even park on the side. The gym is nice but not ventilated and the bathrooms are always locked. Elevators constantly smell of urine, halls smell of smoke, and there have been several complaints of marijuana smoke. The worst part is the office staff though. They seem completely incompetent, arrogant, and rude. I could suffer through the other issues, but I can't stand to live somewhere when I'm talked down to and my complaints and concerns are not addressed.
There is mold all over the place. I thought it was just my apartment, but various residents are constantly complaining of it. They do not warn you about it when you move in. DO NOT MOVE IN HERE!!!
Property appears magical when you are shown around, but quickly turns hellish once you sign the lease. Smoking and trash abound in this relatively new complex. Elevators continue to get stuck between floors. Posted office hours for getting packages are never followed and left to the whim of property management. Property manager works both properties for PMC in the area so attention is minimal at best. In addition, utilities are sub serviced through another company EMS in PA who charges $6 per month for providing you water and power billing for PMC. Utility rates fluctuate greatly depending upon functioning metering equipment.
I am currently renewing my lease here at 3600 West Broad. Simply because I love it here! The office staff is amazing. The residents are very friendly. I work from home and have never had a noise issue and we have the best fitness center in town. I have lived in a lot of place, but none as nice as this.
After touring several places in Richmond, I chose 3600 for the nice amenities and energy-efficient utilities. Those turned out to be the only good things about the place. The building felt like a stuffy hotel, and the hallways reeked of smoke. The fire alarms constantly went off without warning. The windows leaked heavily when it rained and turned icy (on the inside) during the winter. The office management was awful. The property manager was incredibly rude and condescending. I would not recommend 3600.
Beware of management. They will tell you whatever you want to hear instead of telling you the truth. They continuously change what they are telling you and are not concerned with anything other than filling the units. I would definitely recommend looking somewhere else if you want to live somewhere where the staff can be trusted.
