Property Ratings at 4601-4603 Chester Ave
The cleanliness of the building itself has improved over the time that I have lived here. However, the trash area could definitely be kept better. Tenants throw their trash outside the fire escape from the upper floors in the hope that it will fall into the trash bins on the ground floor below; most times it does not fall into the bins but rather lands on the floor. The ones that do walk their trash to the garbage bins outside are sometimes very lazy and leave their trash on the steps right above the trash. I know for a fact that this attracts unwanted insects and mice to the complex. I had mouse issues for close to 4 years until I fixed and patched all the holes myself; so I know for a fact that the building has mice. No insect problem to speak of in my apartment, but I do not live on the ground floor so I don’t know if that makes a difference with respect to this. On another note, the front of the building looks ok and is well-kept for the most part. There is a nice garden-like area in the front leading up to the front door. There is no fire escape or elevator. A forewarning to any disabled/handicapped people: this building has no elevator. Also, if there is a fire in the building, there is no real fire escape route other than to run down the ONLY set of main stairs to the front door. There is a faux fire escape. I have discovered that tenants use it for throwing trash to the lower floors, smoking cigarettes, or for just standing on it and pretending like it is a fake balcony of sorts. I have felt pretty safe in this building. I don't mind the area either. I have walked home late at night many times, by myself, and I felt safe. I can only speak for the unit that I rent. My rent rose by $100 since moving here six years ago. I think that is pretty good considering how close it is to a lot of restaurants, the park, public transit, schools, etc. I don't mind the landlord. The secretaries answer the phones during the week and get back to you in a timely manner if you have an issue. My issue is really with maintenance. Most of the ones that I dealt with have no consideration for your privacy and even though they are called to attend to something, they take their time in getting to it and claim that they did it in a timely manner when you complain that they didn’t. The building is located in an up and coming neighborhood. I like that there is public transit right outside and that practically anything you could want is within walking distance.
