I live at the far end of the community in a spacious 1 room with attached garage. Although the amenities have declined and the hot tub was removed the staff have always been responsive when I had a maintenance or rent issue. The only downside has been this year’s substantial rent increase. But at the new amount expectations will be raised. I have not experienced the rudeness others have noted in their reviews, but perhaps the apartment area is managed differently than the townhouses? The previous furnishings of the clubhouse were far more comfortable. The curt furnishings remind one of the uncomfortable benches in parks that prevent sleeping. I think it would be worth the rent if the clubhouse were more welcoming and in good repair but since I’m at such a distance from it it has been less of an issue. The one suggestion I have is to install a bank of mailboxes for buildings 31 and 32.

The most affordable and spacious apartments I have ever lived in let alone seen. The staff & maintenance is punctual and more caring then you could ever imagine. Please be cautious about any negative reviews. I ask that you do the research yourself. Come to the community and get driven around. 525 will change your life.

Even though they are owned and managed my Preferred apartment communities (PAC) there is nothing preferred about this place. HORRIBLE staff including maintenance. I can’t tell you how many times I almost got into an accident because they drive their golf carts around like they’re the one ones in the world. The apartments are disgusting and not upkept. We had painted our walls and about 6 months ago (after living there for 2 years) we started getting sick a lot. Once we moved out and painted the walls back we realized the walls were damp and starting to crack. Obviously there was a leak with mold or mildew growing but because of the lease and contracts we have no grounds to stand on. The parking is horrendous and I had upstairs neighbors that never had their music below volume 10, at least once a week I called security and nothing was ever done so I just had to deal with it. DO NOT MOVE HERE THERE ARE SO MANY OTHER APARTMENTS THAT ARE CHEAPER AND NICER
Hello my name is mike this is a very nice and safe place to live.Realistically it like any other type of apartments it has it share of problems but they immediately get investigated.The staff was great Courtney S was the most hospitable person which exemplified God fruit of the spirit in my opinion.The best gift I can leave with everyone is John 3:16
I have lived in this community for the past two years with my significant other. When we first moved here we absolutely loved it and the staff was super friendly. Somewhere within our second year things changed and the staff became really rude and unpleasant to deal with. The parking is absolutely terrible and I am beginning to feel as though the neighborhood is unsafe. I went to get into my car one night and a car began to follow me around the neighborhood and attempt to block me in. I have heard of other break-ins and things that have happened on this community which is also displeasing. They also decided to tow my significant other's car without notice. The car was parked in front of our building- and they knew whose car it belonged to as well. The tag had to be turned in and issued a new one, the car sat on property for 3 days and when we looked to put the tag on it was already removed from the lot. When inquiring about what happened- Bradley and Courtney were extremely rude in the way they spoke to us about the situation. Overall, the looks of the apartments are nice, the staff are a bunch of discourteous, brash individuals, and the grounds can be unsafe more times than they should. Also, the woman in all black is the neighborhood dog walker is one tactless individual. She reports everything that happens. Even when it is completely inaccurate and the staff takes her word for everything. SO beware of her!
I will NOT RECOMMEND this place to anyone who is looking for quality living lifestyle. First of all, some of the staff act as though they are doing you a favor, instead of realizing that the tenants are the ones paying their salary by doing their job. The communication is horrible; the right hand doesn't know what the left hand is doing. Maybe if they lose the superior attitudes or find a job that makes them happy could be the first step in earning excellent customer service. Don't even think about trying to call, because you may speak to an answering machine more than you talk with staff. If you do decide to leave a message, don't expect a phone call back. Maybe that's the reason they don't mention when they'll return your call. I have never received a phone call. If you have a complaint concerning a staff member, remember, they all appear to be friends. Therefore you may be wasting your time. When companies change management companies, that's usually the first big warning sign. The walls are PAPER THIN, so unless you want to join in on your neighbor's conversation and actions, consider somewhere else to call a home. The carpet is beautiful, but the padding is cheap. Whoever did the carpet ran out of padding and just left it open, so when you walk in some areas of the place, you're walking without any padding underneath. Now is that how you treat your tenants? All we can do is count down the months until this lease ends because we definitely will not be renewing. Don't get fool by the scenery, because this is a time where looks can indeed deceive you. It has been one issues after another. The lease is so long you will really think that you are closing on a house rather an apartment. If this is our opinion of 525 Avalon Parks and we recommend placing 525 Avalon Parks last on the list. The staff's attitude is enough to make you turn around and sign with someone else. Some will be nice one day, but the next you will wonder is that the same person.
If I could give this place a zero rating, I would. The staff is extremely rude and they have changed management companies 3 times since 2010. They will tow your cars because they do NOT have suitable parking. They will leave stickers on your car windows that can not be removed without professional detailing. All of the amenities you pay for are broken! The pool never works, or is always packed. The gym equipment is ALWAYS broken and always packed with non residents. The TV has been broken for over 3 years. The air is never on. There are always little kids running around the fitness area unsupervised. They will fine you for leaving your garbage can outside your door, and then eventually take it from you all together. They have a pest issue. The dog park is filthy. This place is a scam for money! Its full of young teens who blast music at 3am and smoke so much weed that it seeps through the walls. The office staff don't even acknowledge you when you come in for help. The maintenance men leave tools behind and do half work. Save yourself the disapointment and confusion!
The staff was helpful and nice, but when I moved in my apartment was so dirty. They had told me before signing my lease that all of the chrome bathroom fixtures would be replaced with brushed nickel. Instead of replacing them they spray painted the old ones. I don't mind that they weren't replaced, but the cheap paint was coming off, so I had to scrub it off. Also, the floors hadn't been cleaned and felt disgusting. The staff was accommodating and had the carpets cleaned. The laminate on the bathroom floor is also coming up around the tub and was taped down when I moved in. On the bright side, the floor plan is nice and large and they allow big dogs, which was my first priority. The gym equipment isn't great, but I know a lot of people use the basketball court and pool. Walls are nice and thick, but if you aren't on the top floor you will hear the people above you walking around. That's to be expected in apartments though.
Moved here from Oklahoma, the staff sent photos of every aspect of the apartment, photos of the property amenities etc. Once we got here they were very helpful on getting us into out apartment. the ground are very well kept, in fact one of the best that i have seen.close to shopping and food, entertainment etc. great common areas, pool, hot tub, rec areas grills outdoor kitchen with fireplace. will be here for some time and would recommend to all
Hi, moved here to Orlando this year looking to rent a luxury apartment, didnt have a lot of time to look but did a lot of searching online. We also wanted to live on te east side so looking was not hard, their are a lot here in waterford. We settled for the grandville at avalon. At first we wanted a two bedroom but ended up downsizing to a large one bedroom. It was important for us to have enough space for all of our stuff from a four bedroom house, (not quite)we had to sell quite a bit. All i can say is we are happy in this quiet area. The bedroom is big as well as the bathroom which is very large. The kitchen is abundant with lots of storage cupboards and right off the kitchen is the laundry room. Very nice washer and dryer included. The amenities include a doggy park, a swimming pool, gymnasium with basketball court, exercising room, internet room, lounge and pool room with several rooms to rent for parties. Outisde also has cabanas for eating and lounging tv, and huge barbecue which you can rent for parties or use on weekends or weeknights if you feel like cooking out by the pool area. The surrounding views are relaxing with fountains in the center of the compound. The maintenance is great here. We call and they answer with in a few hours. The best thing is they have extra storage space and we have a garage too. I think the apartments here are the largest around for the money. I don't think you will be disappointed living here. Its close to the university and right off the colonial drive as well as close to the 408.
Been here three years and it's been nice here. They are very good about taking care of maintenance orders and security in the area. The parking is really bad and they don't tow two any more so they park pretty much anywhere now. Other than, it's been a nice stay.
Beautiful apartment complex. Landscaping is always well kept. Clubhouse amenities are nice but get crowded at times. Parking can be difficult to find if arriving late at night. Everything inside apartment is great, all appliances work well and I have plenty of space.
Most square footage in any apartment I've seen anywhere. Nice big walk in closets and baths. Walkable distance to grocery stores, restaurants, gas, and auto repair. Direct access to 408 and 528. Gated with club house amenities like in door basketball court, tranquil pool/ cabana area and outdoor grills on the patio. Monthly gatherings for residents. Located in the middle of Avalon Park and Waterford Lakes and close to UCF. Maintenance is prompt and efficient. I've lived here since 2011 and would have given 5 stars except for the parking which can be challenging if you do not have an attached garage which I currently have. However, detached garages are available for a nominal fee. I especially like that all apartments and townhomes have private screened in patios or balconies.
Upon moving here, and three months into living here we had a TERRIBLE roach infestation. We spent a lot of money on getting rid of them, but it took three months. The main reason for my low rating: waiting over two weeks to get my dishwasher fixed. Maintenance requests, phone calls, and emails were never answered nor any explanation ever given for why it took so long. Emailed the manager who was able to help "speed along" the process and offered a restaurant gift card for the hassle and lack of respect and communication given. Needless to say I've never received that gift card. As soon as I can get out of here I'm getting out and telling as many people as I can to avoid the hassle and pain of this apartment complex. Oh and I hear everything that happens in my next door neighbors bedroom and the room above. Never hated an apartment complex more.
