While the rent is very affordable, the quality of management and of the building is terrible. Do not live here.
I really love my apartment at 70 Capital Yards and all it's amenities. I feel at ease knowing I have a home to come too. I like all the staff of 70 Capital Yards they are respectful and well mannered. I am glad to be a tenant in here at 70 Capital Yards.

Been a great move-in so far: a lot to do in the neighborhood, good amenities. Staff have been friendly, helpful, welcoming. In previous buildings, staff were often reluctant to help with anything; Ive found staff at 70 Capitol Yards to be professional, prompt and thorough about any issues.
Stay away. The maintenance sucks, the office staff loses packages, and the leasing staff is less than helpful. Spend another couple bucks and get an apartment in a better run building
A great place to live! The location and price is unmatched! Everyday i wake up so thankful to have found such a steal in the area! Its safe, friendly, and has a mix of everything!
I had such a great experience interacting with the leasing staff, including the tour, application and move-in, that made for a great first impression. I've only been here a month but it has been an enjoyable month and I'm looking forward to the rest of my time here.
I was wary of moving into a building with a big rental company but the customer service from application to move in was incredible. Everyone is so friendly and helpful and the amenities are amazing especially considering the price!
70 Capitol Yards has been one of the worst places I have lived in terms of communication, maintenance work orders, and cleanliness of a unit upon moving in. We are already looking elsewhere and regret signing a lease.

70 Capitol Yards is a vibrant apartment community in the heart of the Navy Yard district that is well run and conveniently located to everything needed within the complex and in the neighborhood.
70 capital yard is an awesome place to live. During a pandemic you wouldnt have to leave your place for almost anything unless its groceries. There are plenty of things to do in the building. Its always clean and have a outside area you can sit without leaving the front door and still being closed in.
Although the staff at 70 Capitol Yards are very kind and welcoming as I sign on to the lease, the apartment building itself needs some repair and care. I've had multiple issues with the apartment (carpet damp from mysterious water flowing from the apartment next door or perhaps from outside, issues with the heater unit (and not yet sure with AC since I've only lived here a couple months, much higher than expected electric and water bills, and questionable quality of apartment features.) When I make maintenance requests, we sometimes feel like we are not receiving any information on what is going on/what is being repaired, not receiving any written notification on when, who, and what will be done. Maintenance seems to be more "reactive" than "proactive" when it comes to maintaining the building and taking care of the residents. I do not feel that I'm getting what I'm paying for while I watch new construction being erected every day from my patio in the back. When I first moved in, working from home, I often had to listen to 3-4 hours of very loud drilling and construction workers' yelling over/conversations from my backyard (they often eat their lunches over my patio). There have been a lot of noise disturbances at some points.
Only been here for about 2 months, but so far so good.
Convenient to metro, eateries, and drug stores and groceries.

I looked at one-bedroom apartments all over Navy Yard and none had better space for value than Capitol Yards. The apartments have large living spaces, huge closets (in most layouts) and lots of light. But the amenities are still great as well clean spaces, fitness center, rooftop pool and a friendly staff. All for $300-$500 less per month than other nearby buildings wanted to charge. Very happy with my experience here so far.

70 capital yards is the most affordable building in the neighborhood. Large layouts and good sq for the price. Thats the only good thing I can say. Horrible, inconsiderate management, safety issues, sidewalk that smells like urine, broken elevators and bad communication with residents. You get what you pay for!

Not good at all, nothing ever gets done, until corporate is called...
Management is the worst - they do not foresee issues and have no concept of the needs of the building. The leasing office is full of the rudest people I have ever met. Many things in our apartment fell through the cracks that were supposed to be done and there was no follow up. The lack of foresight for anything that was purchased since Greystar took over is comparable to the job the most inexperienced person off the street would have done. I question whether or not anyone in the local community management has ever managed a building prior to this. It is honestly shocking to me Greystar is such a large company due to the lack of professionalism in the management of this property. Additionally, they are unable to manage unsanitary situations such as the pets urinating and defecating right in front the the building. There has been no soap in the bathroom at the pool all summer. It goes on and on... Please spread the word!

You can't beat the square footage of these apartments. At this price point, these apartments are some of the biggest you can find in similar DC buildings.
We moved to 70 Capitol Yards after having an extremely negative experience in a building that was noisy and poorly managed. Since moving to Capitol Yards, we have had nothing but positive experiences. The staff is friendly, our apartment is wonderful, and we are so happy with the noise level.

We have been living at 70 Capitol Yards for more than seven years. It is a great community and we enjoy living here.
Great staff, great amenities, great location. I moved into 70 Capitol Yards at the end of May and have had an overall pleasant experience.
I've lived here for over a year now. Great location with tons of activities and restaurants in the area; however, if you desire consistent feedback and reliable elevator service, look elsewhere. We have 4 elevators for 400 units and in the last 6-10 months at least one elevator has gone out of service each month typically for weeks on end. The management team usually takes close to a week to acknowledge the elevator issue, then they give inaccurate timelines to appease residents. This morning, one elevator was out when I left for coffee, then both front elevators were out when I left in the afternoon. When I returned, of course the 1st elevator had been fixed, but the second is still broken.

Beautiful place to live & the staff very professional.
If you have a pet, 70 Capitol Yards is the place to live (I have a dog). Friendly neighbors and super-accommodating staff who also love pets will make you feel right at home. Building is only a few blocks from Nationals ballpark and two metro stations. Also, there are two parks within three blocks that are perfect for your pet.
70 Capitol Yards hits that sweet spot between price and amenities. I could spend the same amount elsewhere in a dated apartment in another neighborhood, or I could spend more to get the same amenities — but why would you? The neighborhood is growing quickly and continually provides more entertainment and food options. The front desk team is crazy friendly and the leasing office is useful for any questions — I swear, some of them have encyclopedias for brains. Our layout isn't ideal, but we're moving to another unit in the building to solve that, and anticipate that to be a smooth move.
If you're looking for a great location that's walkable to the sites, metro, grocery stores, plenty of bars and restaurants, and has great amenities like a rooftop pool and in-building gym then look no further! The apartment itself is great - a full kitchen with new appliances, washer/dryer in-unit, walk-in closet, and plenty of natural light. The building staff is very friendly and responsive to any service needs and the neighborhood is great (next to the baseball stadium!) and only getting better - there are new buildings being built as we speak. Plus, the building is very pet-friendly which is not always easy to find in DC!
Part of the in-demand Navy Yard area, the 70 Capitol Yards building is perfectly located for young professionals and families who want to be close to the city life but still have access to great outdoor amenities. It's a 5-minute walk to the Green Line and Nationals Stadium, and is within walking/biking distance of both a Safeway and Harris Teeter grocery stores, as well as an increasing number of fantastic restaurants (Hello - BonChon! Bluejacket Brewery! Osteria Morini!). It is also near Yards Park, which is an awesome riverfront park that is great for running along the water, walking your dog, or catching a free Friday night concert in the summertime. They also have free exercise classes on the water almost every day when the weather is nice. Bozzuto is the property manager of the building, and has always been extremely responsive to my maintenance requests, often resolving them in less than 12 hours (unless emergency). They are also very proactive about communicating any changes or maintenance in the building. Occasionally, the common areas are a bit overrun in the summertime, especially the gas grills and the rooftop pool. But they've recently added a few more grills to accommodate the demand and replaced all of their outdoor furniture. I have one of the smaller apartments in the 70 building, so I'm paying one of the more affordable rents in the building. I've found it's typically the most affordable building of the three Capitol Yards buildings in Navy Yard. The neighborhood is getting very expensive, so that was definitely a consideration for me in choosing this building. Overall - I'd definitely recommend!
We just moved in and the apartments are spacious and well kept, staff has been very helpful so far. I really appreciate the fact that the building requires you to have proof of vaccination, rabies, and spay/neuter for all animals in the building. Amenities are great, the only thing I'd like would be to update the w/d that are in unit and get a larger fridge. Great location, great people!
Bozzuto managed building. They're pretty quick to fix things. Overall, generally happy with the time I've been there. Amenities are okay. Pool is small.
70 I Street is a great location, walkable to the Nats stadium, green and blue metro, many restaurants, 2 grocery stores and Yards Park where free concerts are held every Friday night in the summer along with many other fun events. The building itself is very homey with a pool on the roof, 5 grills in two different locations, lots of chairs/tables and a great 'social room' that boasts a baseball theme, pool tables, foosball, darts, 5 flat screens and a kitchen for events. There is also a theatre room, conference room and computer room available for use anytime. The downside of this building is the management team (Bozutto) who is focused solely on revenue, not tenant support. When I had to empty every cabinet/drawer/counter in the kitchen for over 5 weeks due to a roach problem behind the walls, they offered no compensation or help. Living out of boxes while paying such a large rent ($2000/1bd/1ba) doesn't make sense. As a result, I am looking for another building in the area (there are many new ones being built) that have different management companies.
I've lived in several apartment buildings, so moving into this one I expected that it had enough amenities to make up for previous woes. Boy, was I wrong. This apartment building is the best! The staff is friendly and works tirelessly to make sure even the smallest issues get taken care of right away. The price is right, and they didn't jack up the rent when we went to renew the lease. They've replaced the carpet and pool furniture since I've been in the building, and I'm not sure a day goes by without the cleaning service working on SOMETHING. The amenities have ended up just being a bonus that makes all of my friends jealous. A roof that sees the Nats Stadium, where you can go to the pool AND grill AND listen to concerts without a ticket? Perfect. The gym is great and really leaves me no excuse not to work out. Movie room is totally unnecessary but very cool. Club room is great for when I want to have friends over but don't want to stuff them in my one-bedroom. Also, the view of the Capitol and Washington Monument impresses everyone that visits. Metro is close, and new restaurants open all the time. It keeps getting better, and I plan to stay here for a good while.
