Property Ratings at Bella Vista At Warner Ridge
One star is for management Maintenance would get 5 stars I currently live at Bella Vista Warner and my lease will be coming up in February, Sadly I don't believe I will be renewing my lease. If you never need Management then this is truly a great place to live. If you look at the actual reviews of tenants, you will see the main complaint really is the office and its staff. And its for good reason.
If you like paying premium prices for subprime apartments with a ton of hidden costs, and you like an abusive property manager then this place is for you. If you have any amount of self respect then stay away. The leasing office will make your move in process super easy, then the bait and switch happens. I have been living here for a few months and can't wait to get away. While Equity (the larger company) is really great once you can get to them, the property manager at Bella Vista is the most disrespectful and rude person I have ever encountered.
Firstly, in the recent past I have lived at Bella Vista for two years, one in a two bedroom apartment and the other in a three bed, and seen multiple changes in management and leasing staff, so I can state with authority that this place is going down hill very fast. I considered moving back to Bella Vista and gone through there application process; however, became very aware of the poor customer service and the lack of maintenance staff to service requests in a timely manner. I never raise my voice or attack individuals as I know that sometimes you have to do things that are not always your choice! That said, the ability and reaction of the leasing team to turn on you is staggering. I have seen on other reviews about how thin skinned and superficial the team is, now I can confirm that is true. I now know why Bella Vista has so many openings. I do not recommend this place unless you don't plan on interacting with the leasing office and do all your own maintenance.
This property does not care about its residents. The management is extremely unresponsive and nothing gets done in a timely manner. I would not recommend that anyone live here if they want a pleasant living experience where the management actually cares about its residents.
I've lived here for over 2 years and this place has gone down hill. When I first moved in, the management/staff was very professional and courteous and they actually 'managed'. The current management/staff is a joke. I'm not quite sure what their purpose is because they do not manage. Bella Vista has all these 'rules and regulations' but they are pointless because the management/staff to not enforce them. For example, they require a parking permit to park in the garage. Well, there are about 10 'abandoned' vehicles in the garage that are covered in a sheet of dust because they haven't been moved in months, and none of them have parking permits. And they have a 'rule' that says a vehicle cannot be parked for more than 72-hours without being moved. Yeah right. Why waste money on these permits if you're not going to enforce them? Also, if you have a package mailed to you at Bella Vista, add an extra day or two to the expected delivery time. Once UPS, USPS, etc. delivers a package to the leasing office, it sits there for at least a day until management/staff logs it in. And you can't pick it up until they log it in. A day to log in a package? And enforcement of a "smoke-free property"? Yeah right. Bella Vista used to be a higher end apartment in the area but it is quickly deteriorating due to the lack of management. Someone from Equity should seriously do a surprise property visit/audit and find out for themselves. The one thing that's good is the maintenance staff. Very quick and maintenance issues get resolved the next day. Maybe they should move into the management/staff positions in the leasing office...
Pros:One of the best prices in the valley. The place is very nice ??. The floor plans are excellent, very spacious rooms and great amenities. It has nice pools, gym and business center. I like the fact that they organize events for tenants to participate, meet and socialize.???????? cons: Had security issues, little noise from other apartments, but not too bad. Overall I would recommend this place.
The Bella Vista Apartments are perfectly located right in the middle of Warner Center. You can walk to just about everything. There are restaurants, shopping, Woodland Hills Park, the Metro and so much more. We are a pet friendly community and the secure grounds are immaculately maintained. Lounge chairs and cabanas enhance the pool areas with a beautiful clubhouse at the main pool. The Bella Vista Apartments are beautiful and makes you feel like you live in a 5 star hotel.
The apartments are very spacious and there is a great view of the San Fernando valley on the east side of the complex. There are plenty of parking spaces for both compact and larger vehicles, plus more than enough visitor parking. The common area has a large pool, gym and green area for taking pets outside. If you have packages delivered and you are not home, the delivery person will drop them off at the leasing office for safekeeping. The De Soto metro stop is a block to the north and the Topanga mall is nearby for any shopping needs. Bella Vista at Warner Ridge is in a great location that is quiet and peaceful.
Bella vista is a warm homely place to live. The pool is always the center of attention. There are always activities to do from meet and greets to food trucks. Bella is a great place to live!

Moved in March to tranquility serenity Absolute heaven. My view if the hills Cows sheep coyote roaming the hills and pasture. My clean fabulous large rooms Sunken tub walk in closets. A girls dream. Swimming pools, gym. I feel like I'm in a 5 star hotel every day of my life. I pinch myself. The staff excellent!! I can't wait to come home and feel Like a queen.
