I enjoy living in this apartment complex so far due to its clean and peaceful community. The onboarding process was seamless, and the staff has been consistently helpful and responsive to any questions or concerns. My apartment was clean and well-maintained upon move-in. Additionally, the online account and maintenance access are incredibly user-friendly.
I am a new resident at Ava Powers Ferry. The leasing staff is kind and they listen. It is an middle aged complex, but certainly kept up well. If you are searching for something decently priced and in a great area then this will certainly work.
Experience what you live is my logo to live @Avana. I always had major problems but with my humble approach, I reached our Avana Team, who always lend me a helping hand and fixed them within timeline days.

I've been looking for a complex that not only takes care of it's residents but maintains itself and I have truly found one!!! The staff is attentive and responsive on any issue and the complex is kept clean and well maintained through all seasons! It's truly a hidden gem I'd keep to myself but that would be a disservice to the complex!! So I'm sharing my hidden gem with you.

This is a beautiful community with wonderful amenities. I really appreciate that they keep the gate fixed, security is important to me.
Please do not waste your time here they don’t care about you. The sewer is constantly messed up in building 1 and they are aware of the known issue. It has been a known issue for over 7 months. Instead of them fixing and repairing the issue they go the cheap route and patch it up. Then 2 -3 weeks later the same sewer/plumbing issue all over again. This is totally unacceptable any maybe a complaint should be made with the Cobb County Code Enforcement department.
Good area, but overpriced apartments; apartment is nice and quiet; leasing process and move-in process were horrible.
I've been living here since late 2018, and I've seen the property bought out twice. For the most part, they can't keep a steady maintenance team. I've had nearly every kind of problem you can imagine, from roach infestations (in my appliances WHEN I MOVED IN) and water heater floods to warped window & door issues (that the maintenance team said wouldn't be approved for repair, so why bother) and, currently, active leaks above my kitchen and bathroom. I've been told the water stains and reappearing mold on my bathroom ceiling are because of the man who lives above me who gets water all over his floor--NOT on the poorly kept structure of the building, of course. This team isn't able or isn't willing to address serious risks to health and safety on this property. It's more trouble than it's worth, and I can't express how much I'm looking forward to getting out of this place.

Avana Powers Ferry Management is "Resident Friendly" and "For Residents"..We love their service ..
I've only been in this apartment for three months and had issues starting in my second month, with beg bugs. They bite my back up, not on one occasion, but multiple occasions. It was so horrific, I slept on my couch until I tried some bug flogger. The apt complex is known for bed bugs, I should've had trust in the reviews. Not to mention, the heat went out several times, I had to submit an request online, email them, then call them just to get someone out the first time. They "replaced a wire", but then a week later the heat went out again. Submitted a new work order by phone and the office has yet to send any maintenance. So basically I've been living without heat for a month. Temperatures in Atlanta are below 50 most nights. Now, I'm asking the complex to terminate my lease. They're fighting me. DO NOT move here, weigh all your options.
First off when I moved in the refrigerator nor dishwasher was connected to anything..The medicine cabinets were filthy with the last tenants belongings still in them..3 doors were coming off the hinges because the screws in them were too short to hold them on the door frame. The handles keep coming off the drawers in kitchen.. What I was told was a completely renovated apt with hard wood floors is actually an old outdated apt with a few upgrades & a fake wood linoleum tiles on the floor.. But what makes this property the worst is the Management in the office are the most rude disrespectful individuals I have ever encountered specifically “ERICA”. Whoever hired her needs to retrain her on customer service & phone etiquette..
If I could give no stars I would. To start, way too expensive for what you get. They NEVER answer the phone. The apartments are really drafty too so you use a lot of electricity just to heat the tiny apartment up. The upgrades are horrible. They didn’t seal the crappy vinyl floor in the bathroom or the laundry room so it warping badly. But the BIGGEST thing is that my lease wasn’t up yet and they had they’re maintenance team come in and STEAL my things. They “cleaned up” and were nice enough to lock the door behind them so when I came back to pick up the rest of my stuff it WASN’T there! I can’t believe this and I’ve lived in apartments for YEARS and never had an issue like this. I paid for the remainder of the lease, they had no right to go in there and take my things. Only the good stuff too they left other random things that they didn’t think were worth something. I’m planning on pressing charges.
I've been here since 2015 and I've LOVED it. I don't want to move because I love the location and this community/area is 'home' now; however several of my neighbors had an issue with rats... they moved and now I HAVE THE ISSUE. I've had to set traps and had two dead rats removed from my unit. I found one hole and maintenance constantly patched and patched it but never resolving the issue. I hear the creatures throughout the night; they rumble through the bottom of my stove, I hear them eating away at the patch, etc. it's disturbing; I'm sick of it. I had friends over the other night and a rat just happyly runs across the kitchen. EMBARRASSING. I have 2 children, I'm constantly cleaning and bleaching and disinfecting everything; I refuse to live like this. I feel disgusting living here now.
Residents thought as management changed there will be difference and improvements. But it still going worse than before. :-( previously they will attend the issue next day. Now there is no proper response if we go in person and complaint also. they have only one person for A/C maintenance support and when he completes the current queue he will address the next issue. I shared the photos of the portable air-cooler which they shared for last time until the fix is done. this time that support to not given. I do not recommend this apartment to anyone.
The worse place for you to live, the staff are rude and disrespectful, everywhere you go has big dog poop, the gate is always broken, the trash dumpster at least once a week is so full you have to put the trash bag on the street, they take forever to fix something when is requested and do a terrible job (actually there is only one guy that do a great job), they make excuse for everything, you can expect to have some rude neighbors, some areas smell pot, some porch has clothing and hanged, they say there is breed restriction but actually there is none and the owners let their dogs lose, be aware there is a few capotes around, in the summer be sure to find a lot bugs inside of your place even if is extreme cleaned, the common area is always dirty, and be careful the maintenance people will report whatever you have inside of your apartment to the managers, they will lie to you so you can move in but TRUST ME, the next 12 months it will be a nightmare!!! Was asked a few times about this place and every single time i say the same thing, DONT MOVE TO HAWTHORNE WILDWOOD

Community has many issues from bugs to structural and everything in between. I would not ever recommend renting from this property.
