Property Ratings at Kings Ridge
These apartments are disgusting !! Upon moving in the leasing agent helping stopped replying. I arrived on the property and not only were my packages taken by a leasing agent the apartment was not ready. The leasing agent said the reason she stopped replying is because she knew the unit wouldn’t be ready in time. Umm ok just reply and say that. They moved me into a unit across the street on the 3rd floor. It was not properly turned over and I had to go through a tussle with a leasing agent to get my belongings she took in her apartment. She said she worked for corporate at the property. Upon moving in I found cracked containers in my fridge that weren’t fixed until 9 months later, there were shot glasses in my dish washer that were left behind and bags in the hallway closet. My tub had no drain and there were orange spots on the carpet that I end up buying a $179 carpet cleaner to remove. I moved in March 2021 and by April I was reporting the mice. They didn’t respond til late May after I called corporate several times. The entire time I lived there the mice ran rapid. The neighbors moved out and it was droppings Everywhere and they eventually built a nest in the bottom of my sectional. When the mice were dying in my walls they told me it was nothing they could do but that the neighbors had also complained. My neighbors that didn’t move also got cats. I didn’t know if I should be more afraid of the mice or the cats. They also had a big police raid. They raid my building and the one across the street at the same time. They removed weed guns and drugs from both units. The property never reached out to tenants after the incident. To make matters worst, it’s a high turnover of maintenance and one of the maintenance workers told me they pay the staff great but they have them working on tickets between 3 properties and some of the tickets are up to 1 year old and that’s why maintenance keeps quitting. If you can find better FIND BETTER!! ANYTHING IS BETTER !! They even had USPS stop delivering our mail before. For months there was no mail. We all called and they said the property told them stop delivering mail cause they were fixing the mail box. They lied they are still raggedy.
I have absolutely enjoyed my time living here. It has been nothing but great people, wonderful office staff, charming community, and a great location. I love that I can be home in 5 minutes living so close to work. My children love the area. Great schools! I couldn't be happier.

Kings Ridge apartments is located in a nice tucked away area. I would prefer if the carpets in the hallway entrance would be changed. The neighbors are quiet. You must go to the maintenance office to get immediate assistance.
Kings Ridge Rd apartments is conviently located in the Parkville Maryland area also about 5 minutes from I95. The area is very quiet and peaceful, the neighbors are very friendly. Kings Ridge Apartments are also surrounded in a community of home owners, the neighborhood is kept very clean tidy, there are great schools in the neighbor, management is very friendly and professional The down side of Kings Ridge is that maintenance does not respond right away to request but other than that it's a nice spacious very very very spacious apartment to live in.
Kings Ridge apartments are located in a quiet community in Parkville Md. The sq footage is great. 2 bdr 1080sq ft to be exact. Large bathroom and large closets. Private balconies included. Great school zone. Kings Ridge apartments are a great choice
First, I would like to say it would probably be a good idea to speak with some of the tenants who lived there a while before making a decision to move in. These apartments are so different from when I first moved in. Nothing taken away from the surrounding neighborhoods, however, upkeep (inside/outside) and management has definitely gone way below most standards. These might be okay for temporary residency while you look for a more permanent place to live but definitely not if you're looking for long term. I still have friends who live there but are planing to move soon after many years. Interior is nothing like advertised, in my opinion they should all be gutted and remodeled, especially the kitchens and bathrooms. I would definitely give this place two thumbs down at any price at this time for what they charge for rent; which is a another whole issue in itself for what you get. I still rent in the area and found for what I was paying at Kingsridge I've gotten a much nicer 2 Bedroom/1 1/2 bath and more amenities for less money, though I will miss the larger bathroom. In closing I would say just investigate your options before you're locked into a decision you will later regret. Note: I did not write this out of anger just honest information.
The experience with new managment is horrible, they really are not customer friendly, the property up keep is at its very minimal. I just moved from the property. The only way I would recommend this property to anyone is if management has changed to ensure the property would have better up keep and more friendly atmosphere.
I recently moved in here and me and my kids love the apt. I needed something fast, and Ms. Jessica approved me in the same day so I moved in a couple days later. My apartment had alot a new fixtures in the bathroom and brand new carpet! My kid room is the same size as mine, and theres alot of closet space. Its also really close to the schools, and I feel safe with my kids walking to school in this neighborhood.
I recently moved from KRA after living there for a little over a year. My living experience was nothing like described. If you're considering moving there, please, please take a minute to ask a couple of random, current, tenants; I'm sure you'll get an earful of complaints like how there is mold, rust and chipping from multiple spray refinishing of the tub when it desperately needs to be replaced. I'm not saying this out of anger but out of honesty. My apartment smelt like mildew from the bathroom to the front door and nothing would even be addressed when I complained about it. I had heard many complaints from other neighbors about the upkeep or the lack there of. Everything is so old which is not how it's described when inquiring and of course this is not what you see during the tour. Also, if you don't drive, this is not the place for you as the bus stop is just about a mile away. I hope this information helps you and by no means take only my word; ask around and reach out to someone who lives/lived there.
