I’ve been searching for a apartment complex that feels like home. After touring multiple communities I found home here. They offered great specials and the staff Taylor, Sophia and Alicia are amazing. I appreciate the fast response with once I applied. This apartment is completely renovated with nice appliances. My favorite is the gated community. If your looking for a well maintained calm living environment, this community is it!

The apartments and the staff are lovely. I'm so in love with my spacious two-bedroom apartment. I get compliments every time someone visits my new place. I arrived here with a car full of all of my personal items ready to move because just the day before I was supposed to move into another apartment complex. The complex (which I will not name) showed me the model with was nice, but the actual unit was NOT! I refused to move in. I came to the Volterra and was greeted with a smile and a friendly person Mrs. Alicia. I asked if there was anything available and she said Yes, of course! She proceeded to take my information and asked what my desired apartment looks like. After a brief discussion, we went to the unit. When i walked in it felt like home! Bright, spacious, clean and well maintained. I knew it had to be mine. I proceeded to complete the application and was told it normally takes 24-48 hours for a response, but Mrs. Alicia said NO and she would get me something that day. Within an hour I got a call that I was approved and could move in that day. Thank you for being so GREAT and going the extra mile to get me my new home!

These apartments are extremely over priced for what you have to put up with. They can’t even keep the power on on a consistent basis. I’ve only been living here for three months and my power has been out 3-4 times since I’ve lived here. And when you call the front desk they are very rude! Take your money and go live elsewhere in a place that has a dependable source of power. I have people coming over today and I can’t do anything right now. Cook, use my wifi, watch tv...and my apartment is cold because I can’t use my heater

I moved in July 1st in a new building and i'm happy i went with this property. The newly renovated apts are so cute, although i wanted the darker cabinets im glad i went with white, it brightens up the space just like Alicia said it would. Both ladies in the office have been so nice and helpful. I cant wait for the new property add ons to be done hopefully they will rent out the new clubhouse :)

The TL;DR is DO NOT MOVE HERE. There are so many better, newer and less expensive places to live right near by. Anyone who rents should know there are two important factors in picking a place to rent. The living conditions and the management company. The management company: Metropolitan Properties of America, Inc. bought The Estates property in mid-2018 and they also manages it. Metropolitan Properties of America Inc. employees many unethical practices: -They violated my lease agreement in at least 3 ways. Probably more but I'm not a lawyer. -When I moved out, they provided no paperwork, no receipts and the manager at the time flat out refused to put anything in writing. I had to take pictures of turning in the keys. -The only evidence that I even lived there is my copy of the lease as they do not have a copy of the original lease agreement nor a receipt for my deposit. -They have not returned my deposit. When I wrote a certified letter to them well past the 60 day deadline, their response was a formal way of saying "Prove it, take us to small claims court". Not worth my time for $99. Note, that was the deposit terms under my first lease with a different company. As of writing this, Metro Properties is currently running a "special" of only having to put down a $500 deposit.. makes me wonder what the regular deposit is.

I've been here nearly two years, and for a while I thought the property was at least "okay". But all of the issues have piled up. Parking lot gates have worked maybe a total of 6 weeks off and on during my time here. The apartments themselves are poorly insulated (for both temperature and sound), and the quality is certainly not worth the price. I have peeling plaster on the ceiling, chipping paint in the kitchen, and a leaking sink. There is now new management, and they are renovating all units. I expect they will be charging higher rents that still won't be worth what you get. I was told by the previous property manager that the new company will not be renewing any leases and will instead give present tenants the option to move into renovated apartments. I'm not sure yet that if that will actually be the case, but if so, I won't be taking them up on that *generous* offer. There is no recycling here, the tenant-paid water and sewer bills are high ($70 for two people in one bedroom!), and many of the trees have been cut down on the property. And as a final note, the rules implemented by new management are many--don't expect to put a festive wreath on your door or have any hanging plants on your balcony. And if you need to pick up a package or discuss anything at all, you're going to have to make an appointment. How convenient! Please look elsewhere for a place to live. Don't encourage this sort of management company by giving them your business.
I have been living here for two years now and ABSOLUTELY LOVE IT! The neighborhood is a quiet place. Management is very friendly, I love Mike! He is always available when you need them!!
I love the apartment but not the PARKING! Before moving here consider the broken gate that has a piece on order to fix it for several months now. Tow trucks patrol the lots constantly to get your hard earned $300 or if your lucky enough to catch them $125 to drop it. You lose your parking pass $100. But honestly I really don't think there is enough parking spots for everyone if buildings are fully rented out. There are 4 visiting spots somewhat close to several buildings but are always occupied, one is always a red Honda accord...so it's really 3. If they don't occupy those spots there are maybe 10 more at best. So you can't have company even though you pay rent. Forget about going out, if you return late you probably won't even get a visiting spot. And while your at it remove your parking pass so they won't tow you for parking in visiting. Dependong on where you live it can be a nice little walk in rain, the cold or dark middle of the night. Be in by 7pm or face no parking luckily you can walk to the grocery store if your up to it or Walgreens. I had a football party this past year and I spent the whole evening driving people back in forth to their car around the block outside the complex. Don't even think about renting the club house your guests will have no where to park. There are some other issues as well...hot tub in pool never works...grill never has gas etc...

I have only been here for a little over a month and I am not pleased with the property manager or leasing agent. I’m order to get things done you have to consistently stay on top of them. I come home to maintenance walking out of my apartment without a simple call to let me know. They let the trash overflow for almost two weeks without any communication why but tells us if we don’t properly place the trash where it goes we would be fined. How when we have no other place to put it. I had to ask several times for them to fix my call box. The property manager walks around every night looking in peoples cars which I feel is inappropriate. She is very nasty as well. The hallways need to be cleaned and painted. I love my apartment. Haven’t had too many issues inside. It’s quiet and I barely hear my neighbors. Parking can be bad. But not terrible. I would say it’s an ok place to live.
The Estates was good before the new management Harbor Group Living / International took over. They don't care about residence at all and do the bare minimum required by law. Since Harbor Group Living took over management of the property, rent has been raised and quality of property maintenance has deteriorated. There are 3 people who work in the office, it's nearly impossible to get them to never follow through with what they say they will do, like get you a gate key that works. But then again a working gate key isn't necessary as the gate was broken 6 months ago and has yet to be replaced. There are only 2 maintenance workers for all 150-200 apartments, both do the bare minimum and usually don't actually fix what's broken, they put Band-Aids on the problem instead of doing a proper repair. It is typical to require them to come 2-3 time before they actually repair something as simple as a broken drawer. This is my third and final year at this location. Since Harbor Group took over management it's falling apart and they're doing nothing to fix it, no matter how many times you put tickets in or report problems. If they are not legally required to do something, then 99% chance that they wont. Residents couldn't even call the property office for the past 2 months because their phones have been broken! This past summer is a great example of how little they actually care about the quality of service provided. The pool was only open for about 1/3 of the summer because they didn't hire lifeguards. By the end of August they managed to have a lifeguard for 5 out of the 7 days.... The residents tried to form a community meeting with the manager, in the hopes of making the Harbor Group manager realize that people actually care and are not happy, but of course she refused to meet with any organized group. Do not live here. There are a plethora of options in close proximity that are nicer and costs less. And chances are the management company will treat you like a human being rather than just a source of income, as is HGLiving's practice. Do a search for other properties they manage, you will see similar complaints across the board.

The Estates is clean, well kept, mostly quiet, and a good value for the money. The office staff is accommodating. They offer smoke-free buildings which I LOVE because the last thing I want to smell when I wake up or leave my apartment daily is cigarettes or weed smoke. In three years I never smelled any of that. They were good about enforcing that too. The parking is an issue, but nothing ever happened to my car and I felt safe whether it was day or night. The Estates is a great value for the money.
Don't live here - run as far as you can. The management is no help, the parking is atrocious. They say they'll do one thing but laugh in your face the second you leave the office and not do anything at all. They'll tow your car just so the manager can park in front of the building she lives in despite the towing company stating it's illegal to park in front of a dumpster and no signage proving you can't park in this area. People park there every night because there aren't enough spots. The manager refuses to simply place a sign that says no parking even after I offered to buy it for her. When the tenant upstairs flooded her apartment (and ours) they failed to clean up the mess and wound up re-flooding our place. I had to clean it myself and miss work. They didn't care about mold and swept everything under the rug. They still haven't fixed problems we listed 8 months ago when we moved in. How hard is it to get a drain stopper for the shower? Or to make sure the cabinet doesn't come off the wall because the caulk is old and dry rotted? The only way you get things done is to go to the office repeatedly until they just want you to go away. The other negative reviews are true. We want to get out of here as soon as our lease is up. We're unhappy to say the least - if you want to see a real review go look at the reviews on their parent company "Harbor Group Management" it's even worse. It's ironic that I come home after dealing with the office to find a "We're in pursuit of happiness" flyer in my door. Here's your review Harbor Group Management. You asked for it. Fix your properties.
I moved here, last year and since I've moved in- there have been a variety of issues. All of which, I've noted to management, who seem interested and willing, but do not have the necessary "power" to make immediate change. The property is now under new management which does not have the best reputation in this industry. The property boasts of "gated" entry and exit, the gates have been mildly operational since the summer, meaning that anyone can drive in if they'd like. The "Business Center" consistently has issues with either a non-functional computer, or a non-functional printer. Residents also "hog" the computer, so you have to sometimes wait for 30 minutes for a person to complete whatever they are doing and even after waiting, they seem irritated that you're asking them to follow the rules posted. The callbox system doesn't seem to work well, as directions are listed on the box, but apparently should not be followed (which is a bit confusing). My callbox hasn't worked since I've moved in, so if anyone visits, I have to physically let them in. Maintenance responds in a timely manner, but they do not always call before entering which is concerning.
I just moved in on Friday. The location is perfect (just minutes from the highway, Town Center, the local universities, and tons of shopping and food). It's an incredibly quiet neighborhood. The amenities are great. It's a gated community and it feels very safe. The office staff are GREAT and have really made me feel at home and laid to rest all my concerns. It's a pet friendly complex, so if you don't like dogs or cats (there are a lot of dogs) don't move here. The only major noise I hear is from my front door but the walls seem pretty insulated. I'm on the top floor so I can't speak to ceiling noise, but my downstairs neighbors say they hear my dogs walking around. In an apartment, can't do much about them walking.
The management staff are very friendly. Beautiful pool and Club house. I have had minimal problems and the challenges I had, the management team was receptive. My apartment was renovated. They did a stellar job. You can hear people closing their doors if you are in the living room and some people walking upstairs. Otherwise it's a pretty quiet place. Overall I'm pretty satisfied with this apartment.
