Property Ratings at Palisades of Towson
The Palisades used to be a luxury apartment building when it opened in 2011. A new property manager came a few years ago and has run the place into the ground. The appliances are old and break often, the elevators are always broken and the water is constantly shut off. The grand parties they used to have many times a year are clearly a thing of the past. Now you just get bombarded with emails about food trucks (that you have to pay for) or a potluck where you can bring your own food. Maintenance is terrible, constantly changing people and none of them seem to know what they are doing. Besides the first glance at the lobby there is nothing luxury about The Palisades, don’t waste your money on the overpriced apartments.
I used to work for this company, and have been a resident for almost 10 years. This place has gone downhill. The staff don't greet you when you enter the building. The water is constantly shut off. luggage carts have been broken for ever a year. The door to the pool doesn't even open unless you're the hulk. Not to mention the pool hours are random and not on schedule. The pool bathhouse bathrooms are never stocked with soap or paper towels. The lobby bathroom was closed for almost a year. Elevators are constantly being tested and shut off for almost an entire day. The coffee cups don't fit in the coffee machine and 90% of the time are not even stocked. When you move in your promised continental breakfast every Sunday and snacks at the front desk. We haven’t seen a single bag of any snack or breakfast since covid first started. oh and shocker, when you first move in, they say the rent is high because utilities are included. But now they are charging utilities without lowering the rent. Also if they make a mistake on their end and charge you extra on your account, they say its your problem and you still have to pay. Litteraly looking for any excuse to nickel and dime you. Im gonna be honest, the only good thing here is the maintenance team. I can go on with this list. Such a shame. Everything is horribly run in this building.

NOISE NOISE NOISE!!!! This would have been the perfect place, BUT sadly I can not stay b/c my ABOVE neighbors are extremely inconsiderate. All I’ve heard for a year is constant running, jumping and loud thumping. Seems like I live under a playground!!! It’s been a complete nightmare!!! The leasing office promised and assured me that I would NOT hear noise above me, which was my ONLY concern by the way. I could have stayed at my prior place if I knew I would be lied to. I like peace and this place was/ is the total opposite. You will not get any sleep or peace if your neighbors are loud as the ones above me. Again, It’s very nice and the staff are very nice as well, but the noise is absolutely ridiculous!!!! If you like peace STAY AWAY!!!! I truly hate it here and can’t wait to move!!!!
Palisades knows how keep up with everything , yes we had construction done for a while for the garage but it’s done now and now it’s peace and quiet people should be more understanding in the reviews since we got our own garage . Also even tho they are raising rent it’s still worth it , i cant say anything bad about this place they really are the best
9 hours straight. Jackhammers actually can go 9 hours straight each day. For last 3 months, monday to Friday’s-9 hours a day. Hear it to the 12th floor. THREE MOnths! And another 9 months to go AT LEAST is what they say. 60 days non stop jackhammers so far 180 days left of this 1620 hours of damage to our heads, ears. Your apartment shake. Drilling Intentionally being done right by your head INSIDE the palisades. This is not a joke. Not funny. Management knows. They gave us $0 for the pain snd inconvenience. They say it is their right. Read this review before they erase it and don’t live here.

Positives - Great amenities - biggest apt building gym I've ever seen - Friendly and helpful staff - Apartments with floor-to-ceiling windows, modern appliances and very thick walls (you rarely hear your neighbors) - Friendly and quiet neighbors Negatives - Some residents park across the street in a parking garage (myself included) due to issues with the automatic parking system in the building - The rent is a little high for Towson. I was expecting cheaper moving from D.C.
I been here for years. This place used to be good. Over a year ago a new property assistance manager came and since then everything went south. Although the requirement for his position is a college degree, he apparently was an uneducated cook who just moved up in vacuum of other candidates. This is only relevant because residence were usually educated and from upper class and he was the one running around telling people what to do as he knew it all; very very unprofessional in behavior and understanding. Today this place looks like a section 8. Lots of us are thinking about alternatives slowly. I do not recommend thinking about this place near future.
The building is fairly new, always kept in great condition, and the staff are friendly and courteous. The apartments are also in excellent shape, and it's nice to have all utilities included (minus TV/Internet/Phone). The apartments are also sound-resistant, so I barely hear my neighbors. The outdoor lounge/pool area is great, and the gym is also in great condition, available 24/7 and hardly ever full. The one area that needs improvement is the parking. The building has an automated parking garage system, that as of 8/16/15, is completely out of service, and has been for about a year now, and should remain down until another 6-12 months. When it worked, there was usually quite a wait to get your car out of the garage in the morning, and to get it back into the garage at night. If you're lucky to have a car too big for the automatic system, you'll have no trouble parking in the garage. While the system is down, the building has us parking in the public garage across the street (costs covered by the building).

the best staff, neighbors, environment, and the best apartment ever. i love this place. serene and very peaceful. wonderful interior and very private. just excellent.
The Palisades of Towson is an amazing place. I've only been here 2 months and I'm happily pleased. The concierge is always helpful and the residents are EXTREMELY friendly. With utilities included in the rent price, it's the best deal in Baltimore.
Fantastic building. The staff is the best, always available and always helpful. The apartments all have amazing views. The amenities are unbelievable. I'm shocked at the value I'm getting for the price I'm paying. Plus, within a ten minute walk, there are tons of restaurants, shops, a movie theater, etc.
