Great experience I went on over 10 tours is the few days I was in town and this was one of my favorite. It was easy to schedule my tour and then reschedule once my other tours ran longer. Jessica was very welcoming and patient. Answered all of the 100s of questions I had and never made us feel she was rushing through the tour. I also noticed her picking up a water bottle she happened to pass on the floor outside which tells me how much the staff cares about keeping the community clean. We also briefly met another employee, a young man working with Jessica. ( I didn’t get his name) and he was also very friendly and pleasant. Thank you again. I’ll be making my decision soon.

These apartments have smart features on the doors, lights and heating and cooling systems. Very nicely designed and I love that all units have a view of the lake.

This is the worst experience I have ever had renting an apartment. Since we moved in we noticed the terrible dog smell in the apartment coming from carpet. We came to a manager and asked for help, but they looked at us like we are crazy since they didn't find any records that previous occupants owned dogs. I asked manager to come and check apartment but they refused it. A manager only came after I contacted parent company and they talked to director. They promised to clean the carpet but the only thing that happened is there was a guy came with a small bottle of "something", sprayed around and left. After that noone came. Management keeps ignoring us and not willing to help. Avoid this place, not only it is overprices but you also going to be treated bad and if apartment has problems there is noone who will help you.
Day 60 of my maintenance requests being ignored. I have no update, nor have they seven attempted an update. I went to them 30 days ago and they said they couldn’t provide more information - I literally need a window screen because mine blew off and they refuse to do anything about it. Don’t live here; they don’t care about you.

I moved to Waterfront Apts in the fall of 2007. I love it here. The staff is awesome. I love the lay out. The views are amazing. We are just minutes away from anywhere you want to be. You will not believe how pet friendly this place is! This is not just an apartment, it is my home.

I have lived here for a year and a half, I have logged multiple complaints about the building and only the simplest are corrected. First internet and cable is horrendous, they make you use their provider siting 24/7 tech assist as the bonus. Technicians on call are poorly trained and cannot solve anything more than the simplest errors, and during high traffic hours internet is unusable. Even with the highest data service you cannot stream movies or games between 8PM-10PM due to volume. They decided to "upgrade" air conditioning units during April/May, leaving no A/C during those times. They said they would provide portable A/C units, but they didn't arrive until 3 days before completion. leaving 9 days of 90degree F in my home. Dumpsters are constantly overfull, and residents leave excess around the dumpster, literally feet away, smell becomes a problem on a weekly basis especially during summer. Entrance door has not been properly sealed since I moved in, causing air flow issues (cold during winter, hot in summer) raising my utility bill and despite multiple requests, the only thing they have done is poorly attach fillers to the door frame that pull away within a week. Worst apartment I have ever lived in. Choose somewhere else! They will also post a message below this asking me to call them that will result in 0 help!

Horrible place. Outdated and overpriced. Overrun with bugs…roaches, spiders, beetles, nearly everything you can think of. Maintenance used to be decent but they hired a bunch of new people who don’t know how to fix anything and now that too is horrible. People in the front office don’t care about residents unless they’re trying to sucker you into moving in. Airplanes constantly flying at all times of the night and the internet sucks since it’s offered through them. There are better places that are worth the money, this isn’t one of them.

Avoid this place at all costs. My wife and I lived there for two years and it was honestly the worst experience of our collective lives. There was a string of robberies while we lived there that we fell victim to and the office staff looked at me like I had 4 heads when I told them half a dozen cars in front of our apartment had windows smashed in. They charged us 25 dollars a month for pet rent that we assumed would be used to cover any damages from said pets and it’s not they’re currently threatening us with collections over damages caused by the dogs that the pet rent doesn’t cover. The people above us straight up abandoned a car upfront for a year and they didn’t do anything to help us with it, The maintenance people are the only decent people there but they won’t come out to you in any kind of timely manor unless something breaks they’re legally responsible to fix ASAP. The internet is terrible if people in your complex are home at any point of the day and I know of at least three apartments that were overran with fleas, roaches and rats.

After trying to find a new home in VA Beach, and 3 HORRIBLE experiences at different communities, I came across Waterfront Apartments. I had not looked previously for availability here because I thought it would be out of my price range. From the first phone call I made, just to inquire, I felt like the red carpet was rolled out for me. I knew, after speaking with Kaitlyn, that I was going to love it here. This is the 1st place I had talked to that willingly gave me information pertaining to the property, explained their application process, and sounded genuinely happy to help me find my new home. I toured 2 units...LOVED both. One was fully renovated and the other was the “classic”. The only way I was able to pick between the 2 is because I wanted first floor! Kaitlyn was amazing. She answered every single question I had, was so friendly and happy to be helping me and so patient with me! Traevawn helped me as well and is equally great. Patient, personable, and so friendly! And the entire process was so fast, they stayed in contact with me, I just could not have been taken care of any better. I am moved in, LOVE my home, and the community, I could not be happier and and so thankful and appreciative of the care and personal touch I feel like I received from the staff!! I would 100% recommend living here!!

I moved in less than a week ago and my car has already been broken into. I talked to my neighbors (who are wonderful) and there have been 3 break ins in the last month. If you value the security of your belongings look elsewhere.

Dealing with the leasing office has been difficult the entire time I lived there. From the moment we moved in to even moving out. Mostly a lack of communication from them caused my frustrations. Getting our keys during our move in caused delays since no one was at the office at the time specified to pick the keys up, after calling they were out on an office team building day. I would put work orders in, and they would be rescheduled and I wouldn’t know until no one showed up and I called. During the time of my lease I had submitted around 10 tickets for various things and only 2 of them were completed as communicated. We also got threatened about having unauthorized pets even though they were on our lease. After bringing this up, they said it was a part of the switch to a new lease attacking software. Seems like an aggressive approach to solve that problem. Anything that didn’t deal with the leasing office went smoothly. Appliances are old and outdated but we also paid very little for the apartment. It’s near two grocery stores, and two gas stations, which is nice. Two stars. Oh and the apartments have a monopoly on the internet. So they charge more than others for less speed.

Move out update: moving out of this place was a complete nightmare. Not only was the staff unhelpful, dealing with these people is impossible. I would recommend never going into the office and only dealing with them over email. We had a question and I talked to someone on the phone for 30 minutes and then she emailed me and said we never talked. Then when I asked another question about the bill she threatened to turn me into collections multiple times. We will not be returning and we do not recommend moving here unless you have a couple thousand to spend on move out cost. Update: Just in case anybody wants to know. My Husband and I live on the first floor. We had some issues with like a few spiders but went to the office and asked them to spray. The guy came I told him where to spray and he did it no questions. Mantaince is still fast and they get the stuff I want done. My only complaint would be trying to call the office. You get an automated voice mail that sends you to an automated voice mail that send you to a voicemail. Doesnt make sense to me. We will be moving out for a while but hope to return in a year or so! So far living here bas been great. The people at the front office are amazing. Tanisha has been a huge help. She showed me and my husband all of our options and is doing a great job explaining everything. The maintenance people are nice and have gotten things done quickly!

Super friendly staff that are always willing to help you with whatever you may need. Starbucks Coffee/ tea/ hot chocolate available every morning . Resident monthly events planned. Great community that is pet friendly . I would highly recommend Waterfront.

I love living here! The location is great and the school district is excellent. Highly recommend this place.
Just run, run as far as you can. Theft happens almost every single night. The office staff change monthly and can’t keep anything straight from one property manager to the next. I think they’ve had 4 or 5 in the last several years. They keep getting new ones hoping to turn this horrid place around to no avail. Just don’t do it. Seriously.

I am very happy that I will soon move out. I don't know about other apartments, but ours is literally falling apart. The closet door almost killed me once. The shower breaks exactly every two months, it is clearly a known issue, I am sure I am not the first one to live here and yet nothing is done. The front office set up the Internet speed they "thought" I wanted instead of what I requested, and yeah, you have no choice in that matter. The connection is horrible a lot of times, this may be happening because of they force you to set it up through them, everyone has the same thing and there is too much interruption of signal. Overall the apartment I stayed in is disgusting. I had a crawling baby and the maintenance technicians would not remove their shoes and then would wear the shoe covers outside before coming in... the concept of shoe covers is not that difficult... This carpet gives me nightmares. They provide less than 12 our notice for a hater inspection that cannot be rescheduled and I have to find a way to restrain my dog. Well, you know what? sound like not my problem. Enter at your own risk. The cockroaches were the final drop. They are ginormous! I wish everyone luck but I'm out.
The good: Maintenance is quick with repairs. The ducks are quite friendly. The Not So Good: Proprietary Cable means no Fios, no Cox and no Dish Network. You are stuck with wack-a-doodle cable through the rental office, above market prices, poor internet speeds and poor internet reliability. The BAD: Constant turnover in the office; zero forgiveness on late rent - if you are late (even less than 30-days) plan on going to court... Yup. Once you are late just go to court. Don't worry about pre-paying to avoid court. The General District Court Judges in Virginia Beach are more understanding than the office staff at Waterfront Apartments.
This place has bed bugs, and will charge you to transfer after renting you an infested apartment. They don't ever respond to calls or emails, and the manager is always conveniently out of the office. You will have to sit for hours outside the office to speak to anyone. The front office staff are nice, but they only seem to be there to show apartments and collect packages because they can never answer any question you have. The manager is the rudest one of them all. The apartments are a nice size, even if they're a bit run down inside and you can hear the flooring move when the people above you walk. The outside is always pretty. Maintenance is quick. The only reason I gave two stars is for maintenance and the area. If you're lucky and the office never screws up anything, you'll love being here. But god help you if anything goes wrong because YOU'LL be the one fighting to right it. I'll be leaving the minute I can and not looking back.

This is by far the best apartment complex i have lived in!! Whenever there is something that needs to be fixed they are always right on it. The management is very friendly and helpful. The view is amazing!! This is a great place to live in for a great price!! I highly reccomend this apartment complex to anyone that is looking for a new place to live.

To make a long list short, the wifi is always messed up, and it's the only Internet/cable that you can get ! The maintenance Is slow and unprofessional, our dryer we have to run 3 or 4 times just to dry completely. The appliances are WAY outdated for such high rent prices. And there was an attempted adult abduction a couple of weeks ago! The bedroom wasn't big enough to fit my full bedroom set so as of right now I have no dresser area. The apartments themselves are decent but it's definitely way overpriced
This apartment complex is the worst ever!! They say one thing and then act like they never said it ... They take so long to handle work orders .. Everyone is friendly sometimes. Everything is over priced the cable and internet sucks .. I'm just ready to move out October where are you ! The only thing I like is the lake ..
Waterfront is just alright. Pros: Tenants are nice, and always keep pets restrained. Grounds are always nice. Maintenance staff is super nice and effective. However, The management is pretty incompetent however they have improved since living here. The apartments are spacious, however they have a lot of cosmetic problems. Poor paint jobs have left paint on surfaces of the tubs and counters, several holes in the wall and missing molding has been repaired with press board sheets and caulk and just (poorly) painted over. Area's of the counter's laminate were simply taped down with scotch tape. We had bugs coming through pipe holes in the bathrooms. The cabinet under the kitchen sink REEKED of weed when we moved in. Windows in the master leak and so does the weather stripping on the doors. All of the appliances are old but they work fine.We rent the washer and dryer and when they arrived they were both filthy and covered in cat hair and cat food ( it took me two hours to clean them and disinfect) We live on the bottom floor and can hear every word of our upstairs neighbor's TV or music even though its not loud. There is no strict breed restriction on pets. Internet is overpriced because they have a contract with cox (Medium tier is the price of the base tier normally). Its closer to rough neighborhoods and we have heard gunshots twice in the 7 months being here. Its definitely overpriced we pay 1350 a month for a two bedroom with mid-internet and to rent the washer/dryer. Overall these apartments are okay, but really dated and not taken care of. I wouldn't live here again.

I LOVE living here at Waterfront Apartments! Because of the fountains and all the ducks in the lake, waking up in the morning gives me a happy feeling! I love spring when the baby ducks hatch, summer when the pool is open, all the "Customer Appreciation" functions, and the way the grounds are so well kept! I know my neighbors and feel very safe here. If I need ANYTHING, the Office Staff make sure they help me out however they are able. The apartments are almost sound-proof because I don't hear my next door neighbors at all and the only noise I hear from above is when furniture is being moved! I can't say enough good things about living here! I love it here and plan to stay for many years!!
We have lived here for 2 years now and still enjoy this complex. Neighbors are friendly and the complex itself is very pet friendly. They have pet clean up stations conveniently located around the complex and a dog park located next to the office that you can use at any time.Only down side to the dog park is that there is not any lights so after it gets dark it becomes difficult to use. Maintenance is normally on top of getting work orders completed but it is easiest to email or walk your work order requests to the office as sometimes it can be difficult to reach them on the phone during business hours. I have never had issues getting ahold of maintenance for an after hours emergency though. If you do not have a vehicle there is 2 grocery stores within walking distance and a few places to pickup food from. There is also a handful of HRT bus stops within walking distance.
Waterfront is situated in such a way that it feels more open than similar facilities in the area. It's located in a convenient area, that's not far from grocery, shopping, and beach locations. Beyond that, they guarantee that any maintenance issue gets addressed within 24hrs. And the staff is very professional and courteous every time I have a concern or a question. I would recommend living here to other people.
These apartments (waterfront) have a serious issue with phone calls. Ive lived here since May, and to this day they have never answered the phone in the office. They also have a serious spider problem. All those things are small to the fact that the only cable and internet they allow you to get, is through your lease. I pay 170$ a MONTH for cable that I cant watch because on all channels the "signal is lost" and the internet stops working for 3 days EVERY WEEK. I wouldnt move here if I had to do it over. But I love the floor plan and the location. While I will not be extending my lease, Im happy here for the time being.

I've been in this apartment complex for almost a year and so far It's been good, the maintenance people are Awesome!! They're friendly & they'll fix your problem right away??. 24/7 The adm. Stuff is ok, but the catch in here is the view! It's beautiful. The jet noise is just terrible (Monday till Saturday even in late hours) Overall neighbors, & close to lynnhaven mall, walmart, pizza hut & more They're pet friendly; no weight restriction ( pretty much all breeds welcome)
Other than their overpriced and under quality cable, the apartments are pretty nice. I love the floor plan and the fact that they have a mini doggy park. But I wish there was a way to pay rent online. Also, they dont seem to over answer the phone in the office or call anyone back. If you want to talk to someone you have to go inside the office. They have internet and cable that comes with the lease (optional) but once you get it you have to have it. You cant get rid of it until you move. Dont get it though. The cable never ever ever ever has a clear picture,and the internet goes out for hours almost every day.
Over all I am pretty satisfied here. I have a few complaints though. The office staff was really nice before we moved in, but now that we live here they make us feel more like a burden than anything. Plus, they NEVER answer the phones. Its extremely hard to get a hold of anybody. My second and biggest complaint, is the internet and cable that comes with the apartment lease. It is optional, but nobody else does cable here. Not cox or verizon. The only one that isnt through the apartments that you can get is direct tv, but they make it almost impossible to get a satellite. We ended up going with the cable Waterfront offers, but its a joke. We pay 200$ a month for cable that is spotty and doesnt have HD, and you barely ever get a clear picture. And internet that doesnt even reach our bedroom. In addition it doesnt even work half of the time anyways. And we asked to cancel it because its way overpriced for the terrible service, but its on our lease so we cant cancel it. But other than those two things I am pretty content here. They are pet friendly, parking is free, and I love all the ducks. We plan to renew our lease-without the cable that is. I only wish they had an option to pay rent online. As of now they dont, you have to walk a check to the office every week.
I have lived at Waterfront Apartments in Va Beach for 7 years total, in 3 different apartments, they have so many plans , but I started in the 1 Bedroom (Starboard)in what is called the ( old section )apartments built first, these apartments are priced lower, was on the bottom floor , was okay, open floor plan and 1 bedroom had so much room, kitchen was galley style, needed more room in kitchen so moved to 2nd floor (surfside style) love my roomy kitchen, and open living and dining room, but I think all apartments should have ceiling fans over dining table,helps to circulate air if not running AC, the view from second floor is nice, watch the ducks & geese and see others walking around pond, or watching others having cookout using grills spread around area, I plan to some day move to the (new area) that have extra amenities , but you pay for them, this is a safe area to live,( or I would not live here ) even for seniors, singles, no parking problems, no noisy at all, and close to my part time job, and stores, beach, mall, the appliances are okay, and when they break down the maintenance technicians are right on top of it, I rate them an " A " , the grounds are kept up , and the pool is so nice, they replaced the chairs and umbrellas, I think this property management takes pride in keeping it right and safe, you do have to contend with the jet noise, but that is "Freedom" as us locals say... I have recommended my friends here to live, pets are allowed, the pictures on their website doesn't show enough, you have to go see them for yourself, I have checked out and lived in other apts. in Va Beach, Chesapeake, Norfolk and "Waterfront" has been the Best all around for me...
All I can say is " I love my apartment" and they are priced right for my budget,, I have owned a house, but this is maintenance free, and no cost to me, and which gives me more time to enjoy my life, Waterfront Apartments are safe, in the right area for shopping, walking, close to drive to the Beach , or sitting by the pool or exercising in the fitness room , common areas are kept clean, and neat, there are grills for cooking out, the ducks and geese intrigue me to watch and feed, to just walk around the pond and meet your neighbors...Waterfront Apartments are in the middle heart of Virginia Beach and so enjoyable...
Where do I begin? First off, perfect placement. You're near everything and anything you may need (some even in walking distance), food, groceries, gas, car wash, storage units, the mall, I could go on. Beautifully kept. Tons of parking spots. 24 hour maintenance and dog friendly! I'm new to Virginia and couldn't be happier with my experience here so far. I highly recommend Waterfront to anyone looking for a new home. Immediate move-ins are also available.
Great amenities (i.e. pool, jacuzzi, tennis court, volleyball court, fitness gym). The office staff are friendly and accomodating. I love how they always organize holiday events in the club house & always give away special treats to the tenants on their door especially during the holidays. I would definitely recommend Waterfront apartments to rent!
The place has a great view and the rent is reasonable. Also very pet friendly with a little doggy park. The cable and internet that comes with the lease is not great. Its over priced and has terrible service.
Lorenzo was very friendly and helpful on the tour. The rooms are too small for my furniture though. Also concerned about the possibility of water bugs and mice. There was a resident in the office who had found a mouse in her place. Hearing this did not encourage me to want to rent there.
I just recently moved into waterfront apartments about two weeks ago. I do have to say that it was super clean and the carpet was brand new when we moved in. It never felt dirty or had a smell to it so that that a bonus. All of our neighbors are super nice and not loud at all. The community is very dog friendly and nice for anyone who likes a walking path. There are ducks and geese EVERYWHERE which I like! Our leasing agent was super nice and responded quickly. The only negative thing is that we didn't receive rent statements when they told us we would. We received it the day before rent was due which isn't great. I had an extra 100 charge on my statement and called to find out what it was for. The guy who answered seemed helpful but he could not figure out what the charge was for. They took my number down and said someone would contact me that day. They never did and I ended up having to call again and sit on hold forever. They told me not to worry about the charge but it was a hastle trying to talk to someone. Overall, I think its a great place to live mostly.
