Property Ratings at Amador Lakes Apartments
Apartment complex and landscape is nice. BUT make sure you are sure about living here before you apply. There is a holding agreement that states if you are approved but decide not to go with this apartment, you forfeit your deposit. We were NOT told this when we visited the apartment. We applied to a few places including this apartment not knowing if we would be approved. So make sure you really want it or you'll lose your $800 security deposit like we did.
A destroyed landscape due to poor complex management and supervision. What was once a beautiful park-like setting is now in full decay from years of negligence. Dead shrubs/trees, sparce planting beds where shrubs formerly thrived, ill-planted trees that slant at 45-degrees, swaths of dead/barren grass areas, poorly selected replacement plants (that die in a few months) , dirty unkempt lakes -- you name it -- this complex is killing it. This isnt about droughts -- this is about caring for a property properly. Not even the "Mow & blow" landscapers can cut & edge grass properly.
We've only been here a couple of months. No issues so far. Management is nice. Neighbors are quiet, thankfully with few exceptions. People keep to themselves here, which is not great if you are looking for a community-centered neighborhood; it depends on your preference. The property is beautiful generally speaking. There is a human park nearby and a great little dog park within walking distance. There are lots of wild animals roaming, as well as families and kids walking to school, and all of this means careful driving to protect each other--so don't move here if you are an aggressive or fast driver; you won't like all the stop signs and speed limits.
We have been here for a while now and always paid rent on time. All of sudden our AC goes out and it gets up to 89 in our apartment. We call the front office to see if we can get this fixed asap and they tell us it's not an emergency. We have to wait till Tuesday to get this fixed. It's a Sunday and Monday Is a holiday. I tried to tell them that we have two small children and one is an infant. Also tomorrow is suppose to be hotter than today. They said there is nothing they can do since it's classified as a non emergency. What is considered an emergency? One time our carbon monoxide sensor needed a replacement and the oncall matainance asked me if it can wait. I told them no it can't. This is unacceptable. We have fans running but we're still sweating. I would think twice before you think about moving here. You pay rent on time but when you need something important fixed it doesnt get done in a timely matter. Warning, if you move here you will see high electric/heating bill. Old units.
I have lived at Amador Lakes for more than a year. Tracy, the main manager, from my experience, is an unpleasant person to deal with. To be fair, the complex itself is well-maintained, but if anything goes wrong, I wouldn't want to deal with this particular manager. The complex has also been targeted for mail theft for a few months. I was notified by two law enforcement agencies that my identity has been compromised due to mail theft from this complex. The management has been very slow to address this issue and actually relies on residents to be the points of contact to the Post Office. In my case, the stolen mail (credit card checks) were used in an attempt to purchase items online. If you do lease at this place, I would very much advise against using the recycling bins they place next to mailboxes. These bins encourage residents to throw mail into a container that can then be easily accessed by thieves.
I have lived in Amador Lakes for 3 years. I am active military and was re-assigned to the Dublin area in 2012. Amanda was my leasing specialist, she was amazing. She was very helpful, I was not able to see the apartment and rented it sight unseen. Everything was very smooth. I have had some minor maintenance issues over the past 3 years, but the lead maintenance man, is absolutely fantastic, he recognizes me when he sees me on the property. When I come in to pay the rent, I am always greeted by my first name. I have had nothing but an amazing experience at Amador Lakes. I recommend Amador to all military families I work with that are new to the area.
There are 3 beautiful lakes within the community grounds which are home to many types of feathered friends, fish, and throw in a few turtles as well! The grounds are very well maintained, including 3 crystal clear pools, a state-of-the-art exercise room, and a beautiful club house that can be rented for your next Super Bowl party! Within 45 minutes of San Francisco, this quiet little gem will be a precious spot you can call home....
Serene setting with cascading Willow trees, and ponds with waterfalls. Perfect to come home to after a stressful day. My favorite part is that the complex is located directly in front of a large park with many hills, trails and one glut busting hike. And the complex sits right behind the Iron Horse trail many use for exercise. So this is the best apartment option in the area if you like to be active outdoors. This place is a gem considering most of the other apartment homes are concrete jungles which feel more like city living. Most importantly this place is super quite, well maintained and the staff is warm and always ready to be of service. I've lived her for 6 years now and will continue until I'm ready to purchase a home.
