Property Ratings at Liv at Winter Park Apartment Homes
When I first moved here years ago, I had the most wonderful experience with the team and the property. The price was reasonable, the staff was welcoming, and maintenance was very fast. As soon as management companies changed, my entire experience went downhill. They increased the price by $300, 2 years in a row (60% increase since I've been here) for the same exact unit. They even told me to my face that they're charging me for a fully renovated unit, when mine is only half renovated. Not to mention I've had an enormous amount of maintenance issues that remain unaddressed, partially because maintenance and staff have been so unbearable to deal with that I don't want to go through the process of getting things fixed anymore. There's been a mold issue under the floor and in the vents, it took months for them to replace the floor (but leave the mold untreated) and maintenance literally wiped caulk over the mold on the vent, which has since grown back. Not to mention when the apartment above me flooded and caused water damage to my ceiling, instead of fixing properly, they drilled holes in the ceiling and left the loudest industrial fan running in my bathroom for 4 days straight, then very very poorly patched over the holes that you can still very clearly see since it wasn't done right and caused further mold growth. Good luck trying to get a hold of anyone in the offices, I've called various times of day throughout the week, leaving voicemails, they rarely pick up and have never called back. Additionally, one of the main reasons I chose this apartment over others was the kayak and paddle board rentals, that was taken away without notice, yet I'm still being charged the same price for amenities. Truly sad that this is what this place has turned into, it was wonderful years ago. The staff turned from truly accommodating to money-hungry and rude. And as you can see from the other reviews, all of this started when management companies switched. They don't care about their tenants in any regard after you've signed your lease. If anyone in the offices is reading this, I've been trying to call for weeks, call me back lol. I have hired lawyers to address the mold sickness and horrible rental practices.

I found out that this property has changed management three times in a short period of time! I know that sometimes, tenants might go through difficult times financially and may need to use a relative, program or the government to make payments. In the lease, there is a clause where third-party checks can be refused, at any time. Now, I thought that could be at the "wise" discretion of the leasing office or based on an individual basis. All of a sudden, that clause has been pushed. There is a possibility that a tenant may give a check that may not be legitimate. However, if the check is coming from a government program that is legitimate, why would the check be refused? Why all of the hassle to reject such money? There was ample time to renovate the not renovated apartment. One should not wait to where the tenant is halfway into the lease to attempt to run him or her through wacky means! The prices are TOO HIGH for old, grimy looking apartments. Also, the apartment complex area has a grimy look to it. Drug dealers lurk and illegally sell on the property. The parcel lockers and mailboxes are atrocious! The mismatched parcel lockers are rusty and old. There is an UNSECURED parcel locker where tenants place all of their junk mail in. It is so full. That parcel locker could be used for a package for a tenant. What is so wrong in buying updated mailboxes and parcel lockers that may cost two to three thousand dollars? The funds ARE there. People are being ripped off. Flooding occurs every time it rains!
Apartments are too expensive for what they are you can find a better place for a little more. AC units are old so electricity bills are high. They charge you a 9 dollar fee for trash but you have to take it out yourself and most of the time the compactor is broken so all the trash piles up and it’s right on the entrance. The amenities aren’t even that big of a deal. Save your time and money and find a different apartment complex. We currently signed a new lease for a 2/2 NEWER and MUCH BETTER apartment complex for 10 dollars less than what they have their 2/2 and it’s actually modern, updated and 200 sq feet bigger.
Do NOT live in this place. The management is horrible, the entire complex is filthy because nobody ever cleans up the dog excrement. The laundry facilities rarely if ever work. The pool are is filthy with broken furniture. Some of the maintenance staff openly smoke drugs out in the open. Seriously not a safe place especially if you have children. You'll never see your security deposit again, they'll charge you to replace things they are not replacing. What a sketchy complex. Enter at your own risk.
We have loved it here with so much to keep you busy and what a view. With 2 pools and the lake with kayaks,paddle boards, 24 hr fitness,also 400' from a bike trail,basketball gym, yoga classes ect . This is a real delight !!! I have also been very impressed with Shawn and the rest of his staff for really prompt and courtesy service makes you feel very well taken care off. You will love it here too without a doubt.
I just moved due to school and I have to honestly say I'm going to miss it there. I have always been treated so well by Maintenance staff and they have always been so helpful with any issue even when my car didn't start. Thanks Sean and everyone else at Amber lakes for the great stay.
Beautiful lake view. Pool areas have cabanas. Main pool behind office also has picnic area with grill, another picnic area next to the second pool also with grill. Playground if you have kids. Park next door to apartment complex. Neighborhood is quiet and very little if any crime issues. Staff and maintenance crew are very helpful. Close to Full Sail, University of Central Florida, and Valencia College. Excellent living space to get away from it all.
We have 3 kids from 6 to 1 and this is a great community for kids. The apartment is clean and spacious and I love the in unit washer and dryer! The dog park is great and I love having 2 pools to choose from to take the kids to. College kids live in the complex and are very respectful! We absolutely love living here!
We moved in from out of state. The staff helped us through phone calls, emails, and fax. They were incredibly nice as we applied. When we arrived, we really did love the apartment. We have a 3 bedroom, 2 bath upper apartment. It is roomy and warm feeling. We have been here for a couple years now and the maintenance crew is amazing. They are fast to come in when you report a problem, they fix it quickly, and they check back in with you to make sure it still works. The complex has been under beautification since we moved in and it is getting better in appearance every day... The buildings have been painted, pools have new furniture, landscaping is updated, we now have a beach with hammocks, and the office is finishing up a redo now. I see it becoming a fabulous place worthy of the Winter Park title. The neighbors are really the problem and that reflects on the apartment complex greatly. We are surrounded by 3 colleges. The apartment complex rents primarily to these incoming students each year. The month of July was great at our new home... NO college kids yet. Then August came. With that month came pool parties with alcohol, screaming, smoking, and once or twice, vomiting. I couldn't take my kids to the pool and the office did little to try and stop it. We even went once and a glass table had been shattered and left there. We also learned that the walls are very thin... There is a never-ending barrage of music, movies, and conversations coming into your place at all hours. We spent a lot of time on the phone with apartment security. That being said, I have never felt unsafe myself and my kids play at the playground and rec center (next door) without me worrying about their well being. I would definitely tell people that are looking for an apartment in Winter Park, that this is a great choice! Studios, 1, 2, and 3 bedrooms offer a lot of variety and it is close to everything city while being on the edge enough to allow for peace from the bustle of traffic!
My family and I moved to Orlando 2 years ago and the first time we saw the apartment complex was the day we drove into the parking lot. Overall we have been happy with our decision and we are going on our third year here. The staff is very nice and, when we have had issues with something in our apartment, they are very prompt about getting that issue fixed. The neighborhood is on the outskirts of one of the best neighborhoods in the city, Winter Park. The neighborhood has been very safe although sometimes a little loud. There are a few colleges in close proximity and some of the other renters are in those colleges and they can sometimes be loud at times when families with smaller children would prefer them not to be. If you are looking for a nice apartment in a decent neighborhood then this is the complex for you. Just invest in some earplugs.
My wife and I moved into Amber lakes August of 2014. While the layout of the apartment is not bad and the in unit wash is nice the lack of storage space is shocking. However our biggest issue was energy costs. While rent was low for the area lack of insulation and aging equipment kept our energy bill around 170 dollars a month for a 720 sqft apartment. This along with some shoddy craftsmanship all around made our year long stay feel a little more like five. I caution living here if it is for the lower rent costs.
