Property Ratings at Arbor Manor
If I could give this place 0 stars I would!!!! The townhome they gave us was completely gross & falling apart. The room where my infant was sleeping in was FILLED will mold. There was wires hanging out on the floor which is a major fire hazard. They did not wash the carpet. There was mold everywhere. THE FLOOR IS CAVING IN ON THE KITCHEN. They have black maggots in the drains. My busband tried to go take a shower at the place the water stopped draining, it went up to his ankles so he used a plunger to remove blockage & translucent gunk with black maggots came up out of the drain into the bathtub. The toilets with literally gurgiling so we tried to flush it & thats when the black maggots came up. They "tried" to fix the kicthen with foam. The pillar in front of the townhome is literally about to fall apart. the crawllspace is completely full of mold. The whole apartment smells like humidity & mold. They are completely unprofessional & wouldn't give us our deposit back despite everything. The manager no longer answers therefore We are handling it with our lawyer. Save yourself & your children from living here.
My mom, who is disabled, has lived in these apartments for four years. It is great to have an affordable option for people to keep their dignity and be able to take care of themselves on a limited budget. They even have auto pay options and an online portal where you can keep track of your payments, maintenance requests, and copies of your leases are stored. Which makes it nice for someone like me that helps my mom quite a bit. The management team does a great job of looking out for their people. They have truly been so good to my mom. I don't have to worry about her safety there. They don't put up with nonsense and keep everyone informed of happenings. They have come to be our extended family. They take good care of the place and do such a nice job on the landscaping and Christmas decorations. They have been responsive to any requests and are proactive on addressing things like porch lights, smoke detector batteries, and even replacement of flooring, etc. We really couldn't ask for more. If you are looking for a quite affordable place in the Mooresville area that allows pets, gives you your space, but is responsive to needs, I highly recommend Arbor Manor.
Horrible maintenance. Bug problems, and lots of them. Police come through very regularly for a variety of issues (ie; fights, complaints, etc). FEES FOR EVERYTHING. I hope you like listening to your neighbors from each and every room. Nobody is ever in the office when you need them. I could go on, but I’ll leave it at this.

Please contact the property office regarding our concerns. The only fees a tenant may get would be for late fees if rent isn't paid on time or violation fines if the lease isn't followed. This property is very quiet... No fights, therefore no police. The office is open 8-5 Mo-Fr and 10-2 on Sa. We have an online portal which is a great way to communicate with the manager if he happens to be out of the office. We also have a property cell phone that the manager carries 24/7. Please utilize these options when needed. We have regular pest control for preventative measures which is keeping Arbor Manor from having pest issues. We look forward to talking with you about your concerns.
If I could put less than a star, I would. With this being our first apartment to move out on our own, I am extremely disappointed on how we were treated. We always had rent paid on time, never had a late payment in the year we lived here. There was supposed to be routine maintenance checks every three months, in the year we lived there our apartment was "checked" once. By checked, I mean they ran water in the sinks and left. They were supposed to check the air filter (which we had to replace since they never did), smoke detector, and other basic maintenance needs. When we first moved in, our smoke detector did not even work, going about 3 months without knowing, so we had to track down maintenance, who happened to be doing the routine checks in every apartment skipping ours, ourselves to even get a working smoke detector. We had constant plumbing issues, going a couple days without a running toilet in our ONLY bathroom, as well as nasty mold in our closet that took almost a day to even get acknowledged after it being reported. The apartments are very low quality, as you can hear your neighbor using the restroom, or taking a shower, through the walls when you are sitting in another room. There are noisy people on the patio's constantly partying and being obnoxious. On top of our horrible year, our lease was coming to an end and we definitely got out while we could! Although we did not expect our deposit back, we were no expected to be charged out the butt for petty charges. I lived in low-income apartments for a reason, I obviously did not have a bunch of spare money. But being charged over $2,000 when we moved out is insane.. He told us that over $2,000 is less than what most get away with paying there.. I will leave it at that, although there is quite a bit more problems to say about this place! Just a heads up to anyone looking to rent from here, they are definitely low income, but also you get what you pay for from management!
