if you want to live in a happy place, Arbor Oaks is definitely not for you. Terrible staff in the office, extremely rude and rude property manager, old apartments without any maintenance, complaints are very frowned upon by the administration and you will only receive your deposit back if you send your case to court. worst experience of my life.
We lived here for 3.5 years and left our apartment clean and in good shape and now they refuse to return our deposit. Also they gates have been broken for 3 years, the pool is always green and under repair. There is garbage all over the place. Very poorly managed property. So happy to be out of there wasting our hard earned $$ as the rent is way to much for this type of mismanaged mess.
1. The gates have been broken since 2017 2. The workers are always having access in and out of homes while taking us apartment parking lot spaces 3. Mold roofs 4. Water damaged walls 5. Only apartments cared for are in the front 6. Will tell you you are missing rent when payed on time and gives you a hard time for NO REASON! 7. Raised rent-ABSURD 8. Dont waste your money here
Please don’t waste your money moving here fair warning. They say your rent is this amount but after they hit you with all their made up fees let just say you will be paying 200 more dollars. The roof leaks the stairs squeaks they don’t like to fix nothing and it looks like they only have 1 maintenance worker for the whole complex if I can take a picture and show y’all the roof y’all would be sad and asked how I lived there like that
I seriously regret my time at Arbor Oaks. The apartments smell old and stale. The air conditioning? Barely works. And that pool? I've never seen it clear, always a gross yellow. But the real headache is dealing with the office, especially Amanda. She talks big, acts like she's in control, but when you need something? It's always an excuse. I gave them a whole month's rent as a deposit. Amanda promised I'd get it back. It's been 2 years, and I haven’t seen a cent. She seems more into taking gifts and money than actually helping people out. Trying to call them is a joke. They almost never pick up. And if you're hoping for quick fixes or answers, forget it. Everything drags on forever. The whole place just feels shady. You can't trust them to keep their word, especially when money's involved. Honestly, stay away from Arbor Oaks. It's been one problem after another for me. There are better places out there. Don't make the same mistake I did.
Arbor Oaks partners with No Go Booting to boot vehicles despite there not being adequate parking for everyone who lives here. My mom visited to check out my new apartment last night and they managed to get a boot on her car within 3 hours for parking near an unmarked curb. I found 3 other vehicles that got booted that night without warning.
I'm legitimately embarrassed that I live here! If you have a maintenance issue, it will never be fixed. Rent is far too high for the low grade type of place this is. You have been warned, you're welcome!
You really don’t want to live in this place. It’s a headache about everything that we need to be done here Start from the beginning I rented for 10 months and I have all the papers from the day that I start the leasing process that prove it, anyway when I came to move in they put my leasing term for 12 months, I talked to them about it but nothing was done so I tried to be cool about it as it wasn’t a big deal at that time. Another problem that we had was that when I moved to the apartment that I first leased, the apartment was disgusting, there was even food inside of the fridge, a lot of maintenance problems… So after I bring all my moving stuffs inside of the apartment they said just an “I’m sorry about that” gave us another apartment… so basically I had to do all the moving again by myself. Anyway the new apartment had a lot of maintenance issues but at least less then the other. The first problem was the bath tub, booth of them were peeling and very disgusting. Another problem between the many that it had, was the dishwasher that didn’t work. So they told me that I could definitely move in and the problem would be solved in 3 to 7 days nothing more than that. So now it’s already more than 6 months that I live here and the bath tub is still disgusting, I already opened more than 10 request maintenance and they definitely do nothing about it. The dishwasher it’s already the 4th time that it’s broke and it’s been 2 week since I opened a maintenance request about it. I’m so so upset, disappointed and tired of them. Trying to solve something here is being so stressful and I just can’t wait to my lease contract finish so I can run away from here. So if you have the chance, don’t even come come near to this place, unfortunately I’m not that lucky.
I have been living here for 13 Years. The Property manager Amanda T has been wonderful. Most management companies in S Fla are very cold but not here. She is warm and caring and very helpful.There should be more like her
The pictures shown are from the one apartment they use to show everyone it looks nothing like what you’re signing for . Zero stars if i could, worst apartment complex to live in. mold in the apartments , iguanas EVERYWHERE you hear them in your roof , gates don’t close , never any parking , amenities were closed the entire time i lived there , cops are constantly in the neighborhood 2 times a week bare minimum for someone .
If I could give them ZERO STARS, I would have. Don't be fooled by the pictures. This place is TERRIBLE! The model they show you and what you actually get are different. The property management company that owns them, JRK Property Holdings, does very little to nothing to keep this property in acceptable standard conditions. The rent prices for what you get don't make sense. I feel bad for the leasing agents (Amanda T. is the only one who has tried to help and was great!) because their hands are tied, and they work for the worst property management company!!! DIRTY...DIRTY...DIRTY! I wish I could upload pictures of our apartment, it was so terrible but we were stuck...couldn't wait to get out of this place. We have been waiting four months to get our deposit back. We had to get our attorney involved...RENTERS BEWARE!!!!
The Management is awful here. Don’t do it no matter what they tell you. Anything they say will be fixed will not. All lies. Believe nothing. Stay far far away.
Apartment was not cleaned before I moved in. My feet got dirty immediately and I ended up with dirt on my sofa. There are many areas in unit that are filthy. Encountered three floods in the apartment. Three infiltrated master bedroom. One flood covered the entire living room as well. Filed claim with renters insurance company for several thousand dollars. Their adjuster says carpet should be replaced. These are just a few issues. Others include cockroaches, disgusting fridge door, and whatnot. Stayed in hotel due to one flood and had to make many trips to a laundromat. The staff is seemingly caring and interested but management has not returned any of my calls or emails. I'm a new tenant!
Place had bed bugs when we moved in; they blamed us for it and charged us thousands to treat it.
This place is not “luxury”. Average at best with terrible management. Absolutely no parking, be prepared to have your car towed for no reason. Also the property manager should be fired asap with her terrible snotty attitude. New management has ruined Arbor Oaks and I hope they finally do something about it.
Let it be clear that the only reason I’m even giving a 1 star is because you have to at least select one. This community couldn’t be more trashy, more unsafe, more filled with unkept promises and the staff is the most unprofessional and rude you’ll ever meet. After two years living there I have nothing but regret and complaints. The staff is always changing which means whatever they agree to do never gets done because they have to constantly take back what the last staff member promised. They spend more time cutting the lawn then investing in the property: broken playground for 8 mos, pool and gym closed (for what was supposed to be a 4 month renovation) for 1 year and still no end in sight. Teenagers do drugs in playground, glass bottles are left everywhere, the gates never work and even if it did, there is street access right into the property, theft is constantly a problem, car was broken into 2x, promised security disappeared after a few months of moving in, rodents are a constant issue and pest control is the worse at handling it. To make matter more interesting they personally charge the water and sewer according to sq/ft which is ridiculous. We were a family of 3 paying the same as the 8 men that lived near us (who btw lived in a 2BR apartment and each rented a bed to live in that one apartment; illegal according to lease) speaking of lease, no rules are EVER Followed through. You get ONE parking space and people will park in it and management won’t do anything. Regarding drugs and theft they don’t get involved and tell you to just call police. The office is constantly filled with residents complaining but they bully residents in believing that they have the authority and it should be done their way, however between one staff member to the other rules always change, promises are not kept and managers are never anywhere to be found! But don’t worry occasionally they’ll give you free pizza and snow cones to make it all better! Last but not least they will find every excuse not to give you your full refund back including not taking responsibility for the condition in which the apartment was handed to you in the first place! If you’re thinking of moving here...DON’T!! You’re better off anywhere else!!! Ps: they increase rent and random charges at the time of lease renewal!!! Be careful!!!!!
Nice apartments, but no amenities and overpriced (club house has been closed for over 6 months now, and gates have been broken/open since the beginning of the year). I've been living here for over 2 years and made a horrible decision to stay because of timing. I'm definitely moving out at next least removal. I moved in when apartment complex was owed by previous leasing company, and it was fine then. Since then my rent has increased drastically and new leasing staff doesn't seem to care about anything except taking your money (I've waited on average 6 days to get work orders addressed, and often fix items myself to avoid the headache). Even though the apartment is nice I would not recommend this place to any of my friends or loved ones.
No gated community (gates out of service for 8 months) No pool (6 months) No gym (6 months) 1 picnic area from 5 No business center No coffee bar No concierge No club house for 6 months Rent inaccurate No visitor parking, almost all taken by residents (first come first served) Since JRK took over it went down hill. Maintenance its almost unexistent No Luxury so far ... just a little bit better than a trailer park Valet trash on their own schedule Racquetball court Out for the last 6 months

I would not recommend this place to my worse enemy. Lived here three years and the environment was not pleasant. There is barely any parking. You are only assigned one space so having visitors or more than one car is impossible. Had numerous water leaks from the apartment above and subsequent water stains the management never addressed.
This apartment complex impressed me from the first moment I drove in. The club house was clean and trendy and I was quickly shown an empty fully upgraded unit. It was the only apartment complex that I had visited that had laminate hardwood floors as a standard. The unit was gorgeous and had granite counter tops stainless steel appliances and dark cabinets. They told me that not every unit was fully upgraded but they were willing to work with me to get a one. They delivered on the promise and gave me a fully upgraded unit that no one has lived in previously. This complex has a beautiful pool and grilling area as well as a large jogging trail along the lake. The ONLY negative in this complex is the recent changes in the parking rules. We are only assigned one spot per apartment (even if there are 2 people on the lease)and any extra vehicles need to be in visitor spot which are VERY difficult to come by.
I have been here for almost 3 years and have been very happy so far. The complex is kept neat and clean. Neighbors happen to be very friendly. The pool, clubhouse and gym are very nice and also kept up well. Of course, every apartment has it's problems but when things have gone wrong or needed fixing, someone showed up 98% of the time that day. When we had a water leak in the AC on a Friday at 7 PM, someone was there within an hour. Quite impressed.
I have lived in this apartment going on 3 years. I am divorced with three kids and I feel very safe here. It is very well maintained, the people In the office are always there when I have situation and make sure it's taken care of. Lots of activities for all ages. I feel I live in a country club.
