Property Ratings at Arbor Village
Moved here two years ago in an emergency to recover from the financial hit from COVID. The dirtiest place I have ever lived. Trash everywhere, dog poop everywhere. Stray animals everywhere. All requests for routine maintenance were ignored and never completed. When I finally told them I was breaking my lease due to lack of repair and after a screaming match with the owner, he showed up with a ladder to replace a lightbulb in the 15 foot ceiling, after he told me it was my responsibility. I requested repairs over the phone, via text, and in writing without any response. Cars are regularly broken into including ours. The gates never work and the entire fence line on the south of the property line is demolished giving easy access to the vagrants that regularly walk through the complex. The laundry mat is a favorite place for the homeless to sleep and our neighbors have told us about their clothes being stolen on the few times they tried to use the facilities. There are places that are newer and charge about the same, in the neighborhood, keep looking.
This place is not how it is advertised. The pictures are so old. There are no more trees around the swimming pool anymore. You get out to the edges of the units and there's rocks all over the side walks and parking area There's always trash on the ground. The manager is one of the rudest people I have ever had the displeasure of knowing! I don't understand why they even keep him employed here as he is one of the rudest meanest people ever!!! If I could get a restraining order against him I would... as I never ever want to have to deal with him! He's not somebody that should be dealing with a public. This place has its good and it's bad but it also has the worst manager ever in this entire freaking world.
At first before I moved into the apartment everything was great. The staff was amazing. On day 1 of moving in I saw a roach. Before I moved I asked specifically if the apartments were pretreated and was told only if the maintenance men saw something. I only had boxes that weren't even unpacked and I saw a roach and yea I told the office and they added me to the spray list for the exterminator but after he came I still see them. I have repeatedly asked for q different exterminator because I'm still seeing roaches but when speaking to the office I am consistently told no one else around me has roaches. I highly doubt that. This is convenient but I cannot stay in this place. I make sure my apartment is clean whether I have company or not but I still have roaches. I am now purchasing my own items which I should not have to for the removal of roaches. The neighbors are ok. There isnt a park or place for the kids to play at all other than the basket ball court. Located on a bus line with food places on each corner. No gates access, basically a open broken gate. My family is nervous to come over here and I dont blame them. I dont feel safe here. My previous review was 4 stars but after living here I know better. Do your research people.
My name is Ayeisha. I am relocating from a completely different state to live here. Its hard when you can't see the apartments nor take a tour. Mary the leasing agent has been so helpful. She has kept in constant communication with me and made sure to follow up on all my concerns. The manager was also on it. Out if all the places I looked at this one stuck out to me everytime. Mary made it possible to get in. I'm proud to say in 2 weeks I will be a resident of arbor villiage after months of planning. No apartment complex is perfect. People forget that everyone makes mistakes and how you approach the situation can either make or ruin your day. I am super impressed with how this team handled everything.
I occupy currently a studio apartment in the arbor village apartment complex in south Phoenix Arizona. It's just a mile north of the largest recreation park in the United States. The complex and surrounding communities is an ideal place for families and basically lower income people to live comfortable all year round at a very affordable price. I am looking forward to upgrading to a bigger place at end of second least. The complex is a great place for the things I like to do. Stores and restaurants with in walking distance. Management and staff always attentive to the needs of residents. My stay has been been good. I was a resident before in The early 90s so I didn't think twice about returning to the arbor village community .my home base as I transcend to The next level of life in Arizona. Safe friendly living is peaceful living.
Theses are not good to live in especially with children I have lived here six months..the manager is rude doesnt fix anything they are Infested with roach an bed bug an they have a big mice problem an our roof leaks an I have 5 children an my 7 months old have scars from the beds bugs an he still hasnt sprayed our apartment
I have had a great experience moving into Arbor Village; the manager and leasing agent are extremely helpful, friendly and downright pleasant! They care about their residents.
