I regret moving into these Apartments. From the day I moved in, l've had nothing but issues with bugs. The infestation is unbearable-roaches, ants, and even bedbugs. No matter how clean I keep the apartment, the pests keep coming back. I've reported it multiple times to management, but their response has been slow and ineffective. They send an exterminator, but the problem persists. What's worse, the infestation seems to be in the entire building, so it's not just my unit. I've spoken to other tenants who are experiencing the same thing. It's clear that they aren't taking this seriously enough. Living here has been a constant battle, and it's affecting my health and peace of mind. I strongly advise against moving into this apartment unless you enjoy sharing your space with unwanted creepy-crawlies. Avoid at all costs!

Me and my family just moved here & we can’t WAIT to move out. There’s a lot to say about these apartments. The most irritating thing that you will have to deal with if you move here is that nobody answers the leasing office phone or the phone goes straight to voicemail; therefore, you have to KEEP going to the leasing office just to talk to someone. You put in work orders and it takes forever for someone to come fix it. It’s like the leasing agents are just there at the desk just to be there. And I understand if the maintenance team is behind because of all the work orders; however, that means work on hiring more people or figure out some type of solution. The team at the front desk act like they care, but doesn’t seem to have any type of urgency behind them. They will tell you they’ll follow up with you and don’t. I shouldn’t have to always go to the property manager for things to get done. Everything will seem all good and together when you first talk to someone about moving in or showing any type of interest but it’s nothing but a lot of miscommunication or no communication at all after the fact. It’s been nothing but a HEADACHE and STRESSFUL since moving here. The only positive thing is that we were able to deal with the property manager to get what we needed done. However, we shouldn’t have to go through the PM to always get things done for something as simple as a call back, follow up or even the maintenance team to come fix something that’s already either old, broken or thrown together. And if they see this review, please don’t comment saying to reach out to the leasing office to talk to someone about making it better because nobody will even answer the phone for that to happen or even really care.

I lived here for 3 years. It has become very expensive for the types of rooms they rent. Mine had water damage and the floors flexed and squished underfoot. They also had some frustrating billing practices. They changed the payment website several times which disabled my auto pay. The water bill showed up on a different day almost every month for the first two years I lived here. They also charged me for not updating proof of insurance which would have been fine, except that they didnt notify me that I needed to update my proof of insurance. Last November they installed super bright flood lights outside, one of which was pointed at my bedroom window, it wasn't great.
For the 4 years I’ve lived here Janiece has been awesome in customer service, being attentive and getting any requests or concern done in a timely manner. When we had the winter storm she checked on all our residents & when Covid hit she definitely worked with residents who weren’t able to make ends meet financially due to being laid off. She’s very caring & will do everything she can to help you.

If you are looking for a place that has peace and quiet and the most beautiful apartments, you have found the right place! I am big on patio living and entertaining on my patio and the patios are HUGE here! I go out there every morning to sit and drink my coffee, it is so quiet and peaceful. Seriously, if you have had bad experiences with apartments before like i have, come here because everyone is so nice and the apartments are great!
This has been my favorite place to live! The office staff are always super sweet and helpful. We love the layout of our apartment and the rent is very reasonable. When we renewed our lease they didn't try to take advantage of us (which is unheard of in DFW)! They only increased it about 10 a month. We will definitely miss this place when we move soon (because of work) but we loved our stay here. Thank you to the staff for making this a wonderful stay.
...Been a resident here for 1.5 years....had a kitchen sink disposal problem that needed repair. I reported it...it was addressed and fixed in 48-60 hours! Maintenance man, Nine, was very knowledgeable and efficient. I appreciate the work that he did and the pleasant customer service that he provided me.
Hello. I am a resident in a third floor apartment here at AE and have been for a year in a half. I recently had a kitchen sink issue that required a service/maintenance request call. The problem was addressed and fixed in a timely manner and the maintenance staff person, Nine, did a good job showing his knowledge and skill to make the necessary repairs. He was efficient and courteous and I appreciated his work. Last summer, I had an A/C problem and again the maintenance staff were on the job timely and efficiently. I would like to add that maintenance men or women are not just "handy men"! They are very skilled, knowledgeble people who work very hard to make our lives in our apartment homes, more comfortable. I thank and support the work that they do!
Maintenance is amazing, I recently contacted the office and spoke to Jennifer regarding my heat not working. She sent maintenance over to my apartment within minutes! The maintenance team are the best here. They are so fast, always smiling and happy. I would give this property 10 stars!
I did not lease here, because of my move in date. But, I toured with Nicole and she was amazing, she was very helpful and very nice. She answered all my questions, showed me the amazing clubhouse and even followed up with me. The maintenance member was also in the office at the time, and introduced himself. I would recommend anyone this beautiful property.

I have been here since 11/2017 and have enjoyed the beautiful, well kept property and the office staff are kind and helpful in all of my interactions. Jake was my leasing agent and he is very attentive and responsive. This is a great convenient location close to everywhere I want to go like the Galleria in Dallas, the outlet malls in Alan and Studio Movie Grill and Alamo Drafthouse. Come check them out!
I have lived here for a year and have been happy to call Arboretum Estates home. It's a great location, close to 635 and 75. Also, the grocery store, drug store, and multiple restaurants are all within walking distance or a quick drive. Great amenities and it's a beautiful complex to look at. The apartment is spacious and the patio is huge. The property staff are very professional and really helpful. Such nice people. I just renewed my lease for another year.
I recently moved here because I play baseball at Richland and they have given me great service and they are always there to help. The rooms are very nice and big. They even give you great free WiFi and all the needs necessary to live in the package. Overall great apartment.
Great place to live if you have any issues they take of it as soon as possible, very quiet, friendly staff and neighbors! They have a great gym with updated equipment, tv’s and its always clean! They have a pretty amazing club house that’s spacious, has a pool table, some arcade games as well as a full kitchen!

This is a great location, close to multiple interstates, grocery stores, drug stores, beverage stores, restaurants, churches, places to work and make a great living. Awesome amenities spacious apartments, fitness center, pools, beautiful grounds, well kept property, really cool neighbors and the property staff are simply professional and respectful. One of the first places I've ever lived I can actually call home. It's a very beautiful and peaceful place to call home in an apartment style environment.
Melody (Mgr.) and her staff have gone out of their way to accommodate me in every way possible! This is a great & safe place to live! you won't be disappointed!
I believe Arboretum estates is a best place to live. It really feels like a community and they always have awesome things going on. For example on thursdays they get Piccassos to come sell 5 dollar pizza boxes in front of the entrance. The staff here are very nice and understanding. One time my battery was dead and in less then 10 minutes I had at least 15 neighbors come out to help me. I love this place :)
Overall, the property is nice and pretty well laid out. Plenty of covered parking which is great. I would love it if there were a back exit from the property. Because the front entrances can be easily blocked or hampered by visiting vehicles or moving vans. It is locate less than 10 minutes from 2-3 different DART stations. Really easy to get to 635 and 75. I really love the location and the neighborhood is great as well. I highly recommend it for professionals and small families. There are a lot of families that live on the premises, which if you are looking for a quiet place to live, is great. However, during the warmer months you are competing with a lot of kids at the 2 pools on site. However, there are 3 public pools close and those are very nice as well. As for the interior, I have the largest of the 1 bedroom apartments and I really love it. I did have a lot of problems when I first moved. The floors were very creaky and the living room slopped downward pretty dramatically. I had little to almost no hot water for and there were some other somewhat minor repairs that needed to be made as well. It took a month to get the hot water fixed and I had to stay on management to get it fixed. The creaky floors were fixed in month 2. As for the slopping floor in the living room that took until late June (when I was on vacation) to get it fixed. What really irritated me the most was that management wasn't really communicative of when the repairs would be fixed. I had to constantly follow up and badger them to get the repairs, both minor and major, completed. And they were not willing to reimburse or compensate me in any way for essentially renting a "Lemon" apartment. There was no other apartment for me to move into. Their idea was to let me out of my contract with no penalty. I had just moved in, I wasn't really looking to move to another apartment so quickly. Plus I had a major trip planned and there just wasn't enough time for me to properly look for a new apartment. Now that everything is finally fixed, I am pretty happy with my apartment. I figure I can be very happy here as long as I don't have to deal with the management. I may or may not be staying at the end of my lease term. I would like to see how the rest of my lease plays out. You may be very happy here. Just be warned about management. You will need a lot of patience.
appearances are not what they seem. the price you pay is not worth the hassle. the front office never do what they say. I came in to get a car towed for being abandoned. it still sits there today. we used to have trash pick up at our doors, but as nice residence we put it on the curb to make it easier on them. they then decided to cancel the service but still charge us for it. the whole complex has 1 trash can. we also had maintenance try to fix a bunch of things. that has taken at least a ywar. we had a busted pipe and they fixed the pipe but left the mess. it leaks through the walls sometimes and they just come repaint over it. we had a water heater bust and the walls were ruined. that was 6 months ago and they still haven't repaired the walls. for the price you pay you should have better service. I don't mind paying more for a better place to live. these apartments do not give you that. good luck
My wife and I have lived here for almost 2 years. As soon as we moved in, a different management company took over and things went downhill. They took away curbside trash pickup and now have the entire complex sharing one dumpster that is overflowing most of the time, for $20 a month. TV and Internet is part of your monthly cost on top of rent, which isn't so bad now that Time Warner has upped their speeds. Maintenence takes FOREVER to respond, which seems to be a universal problem, but will never cease to be annoying. The pool is being renovated, which is perfect since it's July / August and no one wants to go to the pool then anyway. Rule enforcement is spotty. My car, which I use every day, had an expired registration, and I got a sticker telling me it would be towed within the next 2 weeks. However, there is an abandoned car in front of our building with expired tags that hasn't gotten any notice of removal. Overall, it's been a poor experience. While we got a nice deal, rent has risen dramatically. We are paying the same for our 940 sq ft apartment as new residents are paying for a 760 sq ft apartment. Not worth it. Don't move here if you can avoid it.
