Property Ratings at Arbor Lakes Apartments
Their property and "homes" are a joke nothing more than trailer park trash and they will find any excuse in the book to charge you after move out. If they have to put money into fixing something then they say it's your fault. There are also tons of cars that get broke into and multiple times shots reported in the complex within the time that we lived there. DO NOT RECOMMEND!!!

They have a major raccoon issue right now. Raccoons are making their way into apartments. Holes everywhere
I recently moved in and can't say I have many complaints. My experience getting moved in and working with the office staff was great. They were pleasant and very easy to work with and get ahold of. My apartment was a little smaller than I expected but it fits my needs and is perfect for the price.
Was looking something quick since I was about to graduate college. Kept in contact with one of the agents and she helped me find what I was looking for. The apartment was nice and there are different floor plans to choose from. Maintenance always quick, quiet area. The only downfall is parking. There should be reserved and a guest area for parking.
I had a fairly pleasant experience living here. Not too much I would really complain about if I’m being honest. The price was worthwhile (however, rent did increase during the 7 months or so that I lived here). I lived in one of the studio apartments which was very unique because even though it’s a studio, there is a wall (with no door) separating the “living room” from the “bedroom.” It’s not like I really need a door if I’m living alone. Having a washer and dryer in the unit was a huge plus for me! I also might have lucked out because I moved into a unit that had brand new carpet installed before I moved in. I did hear my upstairs neighbor walking around a lot, though. The only thing I would complain about is the insane amount of money I had to pay to break my lease early for a new job in a different city. Basically 3 times my monthly rent, plus another $300. But I suppose most apartment complexes charge that, even if it is ridiculous and not fair at all.
I took a 1BR unit in the rear-most building. Seems that everything works well, and I found few flaws for my move-in checklist. I only wish the "dining area" was just a tad larger, while the living room is larger than needed. The only things that drive me crazy are 1) the mailboxes are all at the very front of the complex near the Lake Ave entrance and walking to them would be quite the long way, and 2) being this is 2020, why doesn't the management get a grip and allow some methods of paying the rent on-line, or through Zelle; check or money-order? What are those things??
My apartment is nice and spacious. I have my few favorites up at the office. I’ve met some good people being neighbors here.. But the price of rent going up every year is ridiculous. And most importantly!! I feel very betrayed that this apartment complex didn’t warn me before signing a lease that the parking is awful. Never have a spot to park in even close to your building. They allow cars who don’t live here to stayed parked in spots for months. Expired plates, cars that don’t move for weeks at a time. peoples company who don’t pay to live here parked right up front. Call the office and they do nothing! The parking is so terrible that I don’t even want to live here anymore. Being alone and walking through this place having to park way up front cause of rude neighbors company parked in close spots and having people attempt to rob you or follow you. Not safe! They claim that parking lot is patrolled. NO!! Never see anyone enforcing anything out in the parking lot. Patio not private. Constantly have people on my patio. Call about that and the office says the grounds are open to everyone. Ridiculous. The only parking restrictions they enforce and this is just recently is no driving to the pool and parking at the office. Oh so you care about the office parking but not your paying residents. Such a shame!! Angered that I’m stuck in a lease and have no parking.
Lived here nearly 7 years. No complaints about maintenance and staff. They're great, aside from the lack of action on parking issues lately. We're told there's 1 space for each unit in the building. Yet I come home to NO spaces in front of my own building nearly every night. 2 of my neighbors also have to park far away. People have guests who park where residents should park. Rather than address the issue with the actual people who break this rule... we all get "reminders" on our doors. This resolves nothing, and I've yet to see the patrolling, and any cars being tagged or towed. Also, the littering, cigarettes thrown everywhere, and noise at all hours is unacceptable. I chose this place for the obvious care the staff takes in making it a great place to live. I chose this place because the grounds were beautiful and it was quiet. It is now more like student housing without a curfew or chaperone. I'm out, as soon as my lease is up... hoping I find a place amongst respectful adults.
I just recently moved in and love it! My boyfriend and I have been apartment searching for quite sometime and I'm so glad we chose Arbor Lakes! They have accommodated us to our needs. It was hassle free for any special requested regarding a wheelchair. The front office ladies are so kind and are ready to listen for whatever you need.
I moved into Arbor Lakes 2 years ago. I am fully satisfied with my choice as the complex is always well manicured & clean. They have a great selection of floor plans. The staff is always courteous & polite and most of all helpful when issues arise. Which is rare. Additionally, my grandchildren love the pool. If you are looking for a place live you should start with Arbor Lakes. Ray Hess
The apartments are fairly average. Not terrible by any means, good insulation so my electric bills were pretty low. Hot water was great and the staff was helpful. I always had a good parking spot and my neighbors were hardly ever noisy. Before moving in I read it was located by a not so great area but ignored it. My car was broken into once or twice but luckily I have a terrible car and nothing valuable in it. I'm not sure how it ended up for my other neighbors. The apartment we viewed before signing a lease was much much prettier than what we moved into. It looked like two different apartments. It's pretty common that the showroom apartment is better but the difference was pretty big. The walls were some weird white stucco and my bedroom door wouldnt close all the way. The kitchen cabinets were falling apart but the flooring was all new. I had the occasional issue with the office as my roommate was late several times on rent yet they would address the late fee notice only to me. Seeing as we were both on the lease as equal lease holders it irked me and worried me that it would negatively affect my trying to get another apartment in the future despite not being late once on my half of rent. That being said I'm only moving out early because I'm transferring locations for my job. Otherwise I would have stayed despite the appearance of the apartments being below average.l and etc. A pretty decent price for 2 bed 2 bath but next time I will pay the extra money for a pretty apartment.
This apartment is great! I found it on apartments.com and am thrilled with how my choice turned out. Not only do the pictures look exactly the same that they do on the website, but the amenities are great. The staff is so nice, too. I definitely would recommend Arbor Lakes to anyone.
The apartments are nice but the continued increase in rent is forcing us to move to another apartment.
I have been living at Arbor Lakes for almost two years now, and I am still amazed at how comfortable I am here. The staff and maintenance are awesome! The grounds are kept up beautifully. I also enjoy the little "perks" here: summer pizza parties, the fall festival, the Christmas get-together (including a couple horse-drawn carriages, no less) are very enjoyable. And there are other special happenings that happen throughout the year. Here's something else: Even though the photos posted here are fantastic, actually seeing this complex in person is ten times better...quite the opposite of the usual "photos are better than seeing in person" thing that is most common. In short, love it here!
it has a sand volleyball and my kids love it 2 bedrooms and a swimming pool and free golf, basketball, and tennis. it's nice to walk, and lots of picnics it also have a fitness place. the office is crew is really nice and friendly
It's a nice quiet neighborhood. It has very nice surroundings. Parking is a problem.
Arbor Lakes is the fourth apartment I've lived at in four years and it is by far the best. The apartments are nice, clean and very spacious. There is plenty of parking. The pool has plenty of lounge chairs for everyone and the 24 hour fitness center is never too crowded. We're close to grocery stores and restaurants, but still feel secluded and safe. But the staff is what really makes this place stand out. Everyone is super helpful and nice and the maintenance staff always responds quickly. Every time we need anything, I know they will go above and beyond to help. I would recommend Arbor Lakes to anyone!
This is a really nice apartment complex to live in. It is in a great location and has easy access to downtown Elkhart and also to the surrounding area. They have fast response times with maintenance and are very helpful when it comes to answering any questions we have had. It is a very friendly place and it has been a great first place to live.
I enjoyed the location of the apartments.Easy access and nice amenities. Priced a little high but not to much for what you get.

Me and my boyfriend came and look at these one bedrooms and loved them the lady who helped us and showed us around was friendly and nice :) Tanya was the name hopefully we will be coming back soon to get an apartment.
Great staff and friendly people. The apartments are very nice if you live in an upgraded one and have a lot of space. Rent is a little high especially based on location in town and surrounding housing. I could see myself leaving if/when prices increase. No reflection on staff however... they are great, easy to get ahold of and also to work with. Best of 4 other apartment complexes that I have lived in around town. I do wish I felt more of a presence of the courtesy officer! And also everyone’s mail is located in the front of the complex which can sometimes be a minor inconvenience. But most importantly happy living thus far!
I couldn't be happier with an apartment complex. First of all, the staff is awesome! I love how they organize resident get-togethers; how they decorate the Welcoming Office; how they help with their tenants concerns ( I had an issue a while back that was solved very quickly when I brought it to the staff's attention). And hats off to the maintenance/grounds keeping crew. I'm still amazed at how gorgeous this property is! It has been a LONG time since I've lived in an apartment, but I am so glad to have chosen this one.

Parking rules are not enforced at all. Will be moving out when my lease is up for this reason.
I like living at Arbor Lakes and the main issues I see are the fact that the parking rules aren't enforced and the rent goes up every year. I realize costs go up for the aparment complex management and owners, but the rent increases shouldn't be yearly. I have been told that other complexes don't raise the rates every year.
These are really nice apartments. We live in the largest newest apartment. I wish there was more storage but it feels like a home more than an apartment. Staff is very friendly. Maintenance service isn't quit as good. They show up but because Arbor Lakes is so big it takes awhile to get service. Prices could be a little less expensive especially for the pet fee.

Unfortuantely, the new phase does not, sometimets, offer up the amount of storage space that we would like to have, due to the building regulations at that time. I completely understand! We do however, offer storage units thru out the community, if you are interested. I am sorry if our maintenance has not lived up to your expections.
