I haven't even moved in yet and am already regretting signing a lease with this complex. From day 1, I have been manipulated and subjected to bait and switch tactics. I signed my lease on a Saturday and the next Monday, I was told that the current tenant was staying an extra month, forcing me to either accept a less desirable apartment or beg my current complex to allow me to stay an extra month (at a much higher rate). Then, when I notified this complex that they had messed up some additional paperwork and my first month's rent total, they promised to fix it and send it to me that afternoon (July 2)... They never updated the paperwork or sent it to me, which forced me to waste my time as I had to go to the bank twice to get the cashier's check for them. Finally, the day before my lease started, when I had no opportunity for recourse such as finding a new complex to live, they decided to update my paperwork and charge me an extra $25 per month due to their errors. I'm lucky enough that this won't wreck my budget but I don't believe that I should be punished for their incompetence. If you have a choice, don't move here. It may look lovely from the outside but it's not worth your time, money, or frustration.

I had a positive experience the first 2 years. However, recently there has been mice issues and management is not urgent to handle the issue.

My experience with this management staff, the leasing agent in particular has been terrible. They don’t seem to take your request serious or in a timely manner, dismissive at times and no sense of urgency. Please make sure you do a thorough inspection of your “move in ready apartment” and know what you’re signing up for. I can’t wait to get out of this apartment complex.

The owners of this property do not care about the residents. They change management companies on a regular basis. The current management company is named Quest Management. I have been a resident at Arcadian for a few years, and will not be renewing my lease after this year as quality of life on this property continues to get worse. Investors do your research before you consider buying this property(What you find inside the HVAC vents and behind the drywall might shock you). Before moving into an apartment on this property, please make sure to ask when the last time the HVAC vents in your apartment have been cleaned, especially if you have children. The bathrooms do not have windows which creates mold behind the drywall's and within vents as I discovered in my apartment. If you enjoy nice long showers, make sure to ask the management team if they advise that you shower with your bathroom door open to prevent mold or mildew in your bathroom. The only reason I did not sue the owners of this property after discovering the amount of mold in my vents and behind my drywall, was due to the fact that I did not get terribly sick. Make sure to document all interactions with the management team in writing, as the staff doesn't always handle requests in a timely or professional manner. When I moved to this property a few years ago I never had to worry about mold in my apartment, my car rims being stolen, the dumpsters were never overflowing with trash, rats, and I never had to worry about walking into my kitchen and seeing roaches crawling all over my counters and utensils. I will be moving into a townhouse next year, I never want to rely on a management company ever again.

I have lived at Arcadian for several years and have witnessed this building under 5-6 management companies. As you can imagine, things got very confusing as each company had different expectations and policies. Quest management recently took over and this was the final straw for several residents, including myself. They had very different expectations and policy changes that greatly affected the culture of the community. Prices quickly increased without proper maintenance and solutions to preexisting conditions on the grounds. The apartments are outdated and do not reflect the price increase. The trash is always overflowing and full of rodents, and the recycling area looks like a dump. My apartment building often smells like weed, I've experienced neighbors and strangers loitering in the narrow hallways, and fighting for parking because people from other apartment buildings randomly come over and take parking spots. The most annoying issue I experienced as a resident were getting late notices that maintenance would enter my apt. There were times we were given notice the evening before about a 7am "mandatory" time slot. I never locked both locks on my door and could always tell when someone was in my apartment because upon entering, both locks on my door were used. As you can imagine, this was extremely frustrating as they did not provide notice to me that someone was in my apartment. Happy apartment hunting :)

After 2 months of searching, Arcadian turned out to be the best option for me. I didn't get the apartment I originally wanted but the replacement was equally nice and after being here a year I wouldn't change a thing. My only gripes: Kitchen appliances are kinda old fashion, stove and fridge aren't leveled to floor (a simple thing to do), some shoddy paint work around the baseboards and my neighbor likes to smoke cigars at night. Part of the reason to be near the wooded area is for the natural air. He didn't get the memo. The pros: Convenient to all highways, it's easy to get to D.C or Baltimore. Private balcony, pool and gym access. Spacious apartment with great layout. Maintenance has a quick response time. Clean grounds and a friendly staff. All at a great price point. Great for the mature single who no longer has to be part of the party scene and good for couples starting a family.

Please stay away from the community! Unfortunately, I made a mistake and moved there with my kids, and I can tell you it was a giant nightmare and the worse time of our lives! We deeply regret it. The office staff is horrible, unprofessional and arrogant ! The buildings smell to Marijuana all day long! They also would NEVER return your direct deposit and send you a bill instead. It is just an horrible community! it does not deserve even a start.

I recently moved in to Arcadian and so far my experience has been a wonderful one. The leasing agents were very helpful, knowledgable, professional and friendly. They made me feel welcome no matter how many questions I had. I was able to choose my new home and apply online without ever having to take time off to do so. The apartment was very nice and the building that I moved into was recently renovated and is beautiful. Choosing where you will live is a very personal and daunting process and I am certain I made the right choice. There were a few items that I noted on my move in checklist and they immediately sent a maintenance man to correct it without hesitation. That was so impressive to me because I have lived in apartments where maintenance takes forever to respond.It is a quaint and serene community and in my opinion very affordable for the quality and the location. It is conveniently located near both Baltimore and DC. I would definitely recommend living here - perfect choice!
I dealt with several management staffs and they were uniformly incompetent and only busy covering up their mistakes instead of owning up to them. After dealing with their utter failure in coordinating my move in and communication between staffs, I withdrew my initial deposit. I am so glad I dodged the bullet. I ended up getting an apartment directly across at Montclair, and I am so happy I did.

I've been living here since 2012 and I can honestly say that I can wait for the lease to be over to get out of here. I don't know if all the buildings are the same but my building is the worse of the worse. There is two entrance doors that you can use to enter the building. The front one is supposed to be lock and you can only open it with your key or by someone buzzing you in. That is supposed to be the secure feature of this complex. Well is been more than a year that the door lock does not work neither the intercom. Not safe at all anyone can come in. The rear door is left open all the time by the neighbors next to the door. You can imagine the amount of bugs that come in the building in the summer time not to mention other types of animals. The neighbor next door to mine smokes pot A LOT and I don't know if is because there is not a good insulation in the apartments (since they are older than my grandmother) all that smell comes into my kitchen, dinning room, bathroom and my son's bedroom. No wonder he's loco sometimes. Again not to mention the stench in the hall. I've complain multiple times to the office and they have not done anything. My next door neighbor the one that smokes pot, has a boyfriend that makes scandals at 12am 1am 2am on any day of the week. I called the cops multiple times, my kids are terrified of this man. My husband has gotten into verbal arguments with the neighbor and her boyfriend. I ask the office to move her and the neighbor didn't want to move, the office offered me to move to another apartment, which I said ok but because I was not current with my rent at the time they didn't let me move. The building has a very nasty smell (mixed of putrefy garbage and pot). The office sends someone to clean every Monday I think. Poor people there is nothing they can do to get rid of that smell. They spray a whole bottle of air freshener but nothing gets that stench out. The paint on the walls of the halls are all scratch off. The carpet is disgusting. There is only one place in the entire complex to throw garbage and on the weekends it piles up.Very gross.
Nicely and neatly nestled away and backed-up to woods, Arcadian Apartments offer a tranquil 'suburbs' reality, while being a few short minutes from the 'urbs'. Great club room, pool and gym, and wonderful closet space, full-size washer/dryer, master suites that open up to the balcony, and apartments for the prince/princess in us all - with built-in vanities! Not perfection, in that the kitchens, depending on number of bedrooms, are pretty small, the leasing office staff - which in their defense is extremely busy - can at times be a little slow and may need gentle reminders on maintenance requests, and the current property manager leaves a little to be desired in the warm and fuzzy area - or even a simple "welcome to our community, we will do our best to ensure you are happy in your new home". However, all things considered, I am pretty well pleased so far. Sept 2015
Pool, basketball court, volleyball court, tennis court, cabanas and grills. Great and quiet community, perfectly located not to far from DC or Baltimore. Great leasing staff always helps and returns my calls. Prompt maintenance staff as well.
My boyfriend and I recently moved into the Acadian and have overall been pleasantly surprised. With us working in both DC and Baltimore, the location was the perfect compromise and the area is nestled in a residential area near both public transportation and easy access to 95. Although we did have some issues during the application process due to miscommunication in the office, however they have more than made up for this during the move-in. We noted several items that needed to be fixed on our move-in checklist, and the office was very responsive and had maintenance out to fix all the items we noted the next day. So far, we have no issues with parking which is a big plus. The walls here are a little thin, and we can hear our neighbors on occasions, but nothing more than expected living in an apartment complex. We are very excited to continue our Arcadian experience and would highly recommend this community to potential residents.
Being a first time apartment renter, I was afraid of the entire process. Walking into the Arcadian I knew instantly that it was the apartment complex for me. Although the application took two weeks to process, I was more than thrilled when I finally heard that me and my boyfriend were approved. I am now currently living in the apartment of my dreams - affordable, great location, and great neighbors. Couldn't be happier with the Arcadian.
This is the perfect neighborhood. It is very quiet and very well kept. The screened patios and hard wood floors that are featured in the unit are absolutely stunning. The common areas such as the the gym, pool, and grilling areas are very nice and well kept. Not to mention it is minutes from the highway and any other convince needs.
I search all over the Silver Spring area for a well priced 2 bedroom apartment that was also in a good location. I wasn't planning on renting a 2 bed/2 bath, but the price was so close to the 2 bed/1 bath it was a no-brainer. I am over all quite happy with the Arcadian.
The Arcadian is the second company to take over this property since I have lived here (3 years), and are not the best at what they do. The property itself is alright, decently well maintained. The people in the office are friendly enough, but they seem very incompetent. For example, before the Arcadian took over, my utilities (waste/water) paid by this property owners, and the amount was just tacked on to my rent - no problem. However since the Arcadian took over, I am getting a separate bill from the water company saying I owe them money. I asked the office what was going on, I was instructed that I don't need to pay it, it's still going to be the way it always has been. I assumed this bill I got was just a hiccup on the water companies side, so I ignored it. The next month, I go onto the Arcadians new website where they said I can pay my rent online - and you can, with one small caveat. There are no statements, nothing telling you how much you owe, how much your rent is, how much your utilities are, nothing. I guess they just expect you to pay what you feel like paying and hope that's works out. So I went back to the office to inquire how much my rent water is this month. They tell me my base rent amount. So I ask how much the water/waste bill is on top of that - they don't know. The person I spoke with informed me to pay the amount on the bill that I again received directly from the water company, on top of my rent paid to them. I assume this is still just bugs being worked out, surely by next month there will be a statement on their website telling me how much I owe, and a breakdown of what's going where. Nope! The next month comes, except this time I never received a bill from the water company, and the Arcadians website does not show me how much I owe, so once again I must go into the office to get an explanation (not very convenient for a system that's supposed to make it easy to pay rent). I am told again that all I need to pay is my base rent, I ask again about the water, they tell me to just pay the same amount I paid last month and that should be about right.....Seriously? I'm not trying to scam the company out of money or anything, but I want to know that I am paying the correct amount! The fact that this is not easily displayed for me is soo frustrating (if not downright illegal). I can't help but wonder, if I only paid what they told me to pay, would I still have running water right now?
I lived not far from this complex when I happened to take a walk and happened upon this complex. The look and feel of the outside of the apartments really reminded me of the southern charm you always want. I checked with them on prices and I was surprised at the relatively good price for this area. The staff have been great! Very helpful and friendly But the best was when I went in to visit the complex. It is VERY well kept up and has all the necessary amenities you want, including full size washer and dryer, outside storage, even screened in porches! Also for the people that need easy Metro Bus Access, it's a short 10 minute walk to the Briggs Chaney Park and Ride where you can catch 3 different Metro Bus Routes and 2 different Ride On Bus routes.
