Property Ratings at Stonepost Crossing Apartments
One star. All smiles before signing a lease. The middle finger comes out afterwards from them. Noisy. Don’t live in a unit next to 135th. Heck. Just don’t live here at all. Find somewhere else that actually cares about their tenants and don’t just see them as dollar signs.
As a resident of Stonepost Crossing for almost three years I have witnessed the decline of this property under the new Management of Price Brothers. Do not buy into the "Amenities" they have. Pool looks amazing! However, count on it being closed at least once per week. They don't have an adequate staff to maintain a pool so they have to close it to try and get it back to inspection level (Safe) after the weekend. They say it is the fault of the residents breaking the rules. If you look a certain way you can get away with anything at the pool. Brining in 10+ guests, using glass, blasting music on speakers, not having kids in proper swimming attire (leading the pool to close because someone defecated in the pool) are weekly occurrences and it never changes. Not everyone is afforded the leniency to the rules. Landscaping consists of grass cutting. The property hasn't been mulched in years. There are rusting irrigation lines above the ground practically everywhere. Areas where the grass has died and never replaced. Many landscape beds are just dirt weed beds with stumps from trees that died. There are areas that look like the pictures...near the club house where you will tour. If there is a problem Price Brothers will refer to the lease as "The responsibility of the resident". They are very serious about quoting the lease when it benefits them. However if it inconveniences them, there is a deafening silence. Examples such as: - Dumpster rarely works, usually overloaded with trash everywhere - Pool closed typically weekly -Lease does not allow "Service Vans/ Company Vehicles" to be stored and parked on property. There must be 15+ of them in the lot. Another example of "Selective" enforcement -Walkways have areas that are broken and no repair which is dangerous. -Landscaping across outside areas (not clubhouse) is completely neglected There are better options on all sides of Stonepost Crossing that are well kept, less expensive, and treat their residents as customers. Find one and steer away from Price Brothers who believes that you are the lucky one to live in one of their properties.
First off I want to say a huge thank you to Dalton at the leasing office for being so amazing and thorough throughout our whole move in process! We moved in from out of state, Dalton was extremely responsive, informative, and professional throughout the whole entire process. Because of Dalton and his hard work our move in process was a breeze. Our unit is gorgeous, and I am in love with the beautiful finishes in the apartment. The granite counters and the gray crown molding are stunning, and the neutral color palette of the unit has made decorating a breeze. The neighborhood is peaceful, and the location of our apartment makes travel easy, and shopping convenient. Not to mention the community has frequent events so that you can have an opportunity to mingle and get to know your neighbors. The amenities are spot on, and include a gorgeous pool, a gym, the business center, and a car washing station. They also have really great specials going on, and we were lucky enough to opt in for those. The units are spacious and modern, the amenities are spot on, the location is perfect, and the leasing office couldn’t be more helpful and pleasant. We are so happy to be here!
Honestly living here wasn’t awful. We loved the look of the apartment and the space. There were some great community events. Our neighbors are the reason we are moving. You can hear a lot through the walls and that’s fine, but their constant loud music, yelling and now a gym in their garage, where all their friends come, that runs below our apartment. I’m over it. Good luck to whoever lives in this unit next!
Do you enjoy the idea of the following: Being greeted on move-in day with kitchen cabinets inside your apartment being dirty and filled with wrappers from previous tenants. Being greeted on your first afternoon unpacking boxes seeing roaches come out in broad daylight from the side of the bathtub edge and cabinets? Moving into what clearly was an apartment they had not viewed/toured/cleaned before the day they hand you the keys? (We’re talking cabinets and stovetop dirty, crown moldings with lots of cobwebs hanging, etc.) Needing to pay an additional $25 per month for a “Valet Trash Service” where they are in theory supposed to pick up trash at your apartment door 5 nights of the week and take it to the trash compactor? Do you enjoy your rent checks “mysteriously” getting lost in the leasing office and as a result needing to pay the apartment complex a late fee? If all of those and more sound good to you, then Stonepost Crossing is the right place for you! I wish there was a way to attach photos on this site because I’ve got evidence of everything claimed here including the dirty condition and roaches which I would have no problem sharing. Keep in mind this complex’s ‘policy’ is not to show the exact apartment you are getting until the day in which you get the keys. So, if you plan on moving the same day and you’re greeted by what I was (clearly not cleaned apartment) you would be out of luck if you’ve already rented a U-Haul and have friends dedicated to help move you that day. In practice, they will miss you and other resident’s trash regularly…allowing it to become a health/safety issue with trash piling up near the edge of all buildings. If there is a slight breeze or any holiday plan on them not picking it up either. By the way, don’t take this review for it. Drive around the complex. Walk around. You’ll see the same trash bag in front of people’s doors for days. If you enjoy the change of billers for utilities, the change in overall ownership of the complex (I’ve heard this is the second change in less than two years now), then this is the place for you! You should take all online reviews with a grain of salt, this one included. Do your due diligence. Ask tenants if you see any out and about when taking a look. But my best recommendation is if you’re looking, you will find much more reliable/safe/clean/cheaper apartment options in Johnson County than Stonepost Crossing (formerly Arium).
Love our open kitchen! The attached garage was a tremendous help this past winter. Walking paths are gorgeous no matter what season we are in. The resort style California pool is beautiful, nice place to cook out with the family. Firepit was especially nice on the colder evenings. The off leash dog park was great since I am not good about walking my fur babies. I just started using the gym here, and it’s great. It’s never packed, and is a good size, just missing a leg press or squat machine. They have a Starbucks coffee machine in the clubhouse. And maintenance does well with maintaining a beautiful complex and curb appeal. And they are quick to respond to our issues! Thanks Arium! Definitely recommend!
Save yourself and do not move here. The staff in the office are so ignorant and have no idea what they are doing. I had a horrible experience with Marla in the office, and she will do just about anything she can to take your money and run with it. When you move out, they will not patch the carpet, they will replace the whole thing then send you a bill for over a grand. Even though you already paid a security deposit. I will NEVER recommend this apartment to anyone! Ever.
Love the modern style of the interiors. If you are young, you will love it! Many college aged people and kid friendly! Pool has music, and it's always 'jumpin' lol. So fun here, so many activities and the dog park is thee best for my pooch. I'm glad to have moved here. My old place had a lot of old people and they always complained about the kids/ youth noise. Like, that's what happens in an apartment complex, duh! Go to a retirement home. *Free Starbucks coffee in the clubhouse, BONUS! and they serve free mimosas on Mondays! Maintenance always seems to be in top of things, new staff has really turned this place around. Gym could be a bit bigger, maybe the pool space as well. It gets a bit crowded on the weekends. Property is much too big for this little gym/pool area. Kids playground is a plus, but could use a swing set. And I think we could use more of the dog "poop station posts" I see one in the every courtyard, but it's not enough. I've seen that People are too lazy to walk around the whole circle to grab a poop bag. So they'll just leave the pool on the floor. And I've seen it mainly with the large dogs. Ik bc those poops look HUUGE! Other than that place is beautiful ! And I love my neighbors!
Unpleasant community. Staff is rude and just about as ignorant as they can be. Was told I could have my dog here and then after I resign my lease, they tell me it's not allowed. Trash is always piled up outside compactor. I pay too much for this unsatisfactory living. I'll never recommend these apartments until a new management group steps in.
Do not move here! I moved here when it was the Avenues and was quite satisfied. The apartment had its faults, but at least the staff was attentive. That all changed when the Carol group bought out the complex. The staff was replaced, and this place has fallen apart. My specific issue is with a leaky roof. Every time it rains, water drips down onto the ceiling. When I first reported the issue, it was not a major problem. A month has gone by and Arium has made no attempt to fix the issue. I have reported the issue to them on 7 different occasions (both electronically and in person) and they still have done nothing about the problem. With all of the rain this last month, the problem has become rather significant. We have a large water stain on the ceiling and one of the walls has water running down it. Arium has shown repeatedly that they have no urgency or care to fix this issue. Do not live here. There has been no communication from the front office on my problem, only what I have initiated. There are plenty of other options at this price point that will actually care about you.
The staff are extremely professional and make sure that your needs are taken care of promptly. They understand that customer service is extremely important in making the residents feel like people and not just customers. The amenities are beautiful maintained and the location cant be beat. It is close to three different highways and shops and restaurants.
Beautiful, brand new apartment complex!! Most apartments have an attached garage and the floor plans are wonderful! The location is ideal as it is only 7 minutes from 2 major highways. The staff is extremely pleasant and very attentive. I highly recommend this property!
