I am wholly disappointed with the management of the complex. -The pool has been closed for months. There is justifiable reason for it not to have been repaired by now. -the back exit gate has been chained shut for no logical reason. -the car wash station has been non-functional for over 18mo. -street lights are burned out. -tree limb cut in prep for the hurricane months, piked up and dumped in plain site for months -made an appointment with the property manager, who at the appointment time refused to meet. -corp refuses to return calls AFTER taking *one* call, hearing my concerns never called back, never answered calls after.

Everything so far has been perfect I just wish the maintenance was quicker but over than that I love it out here it’s quiet peaceful the area is beautiful and the price isn’t the worst so I have only 1 complaint just the maintenance being a little quicker but I understand it is a large apartment complex

Honestly it's just the very inconvenient fact that my keyboard hasn't worked for 2 weeks and I was constantly being told that it was getting reset. Hopefully getting a new one issued will resolve the problem. Great pricing, pretty nice staff, and the pool hasn't been opened since we moved in, but very nice accommodations.

It’s gotten a little bad, some person got into my car and my husbands car and try to steal but we had nothing. There are some people that I’ve seen who are drug addicts acting weird it’s not that safe anymore for my family.

Very happy with the staff, maintenance, and apartment. Had some issues come up with my roof because of a previous hurricane, it was taken care of within a week. The maintenance was in the roof for hours in over 90 degrees weather but didn't stop until it was completely repaired and repainted.

They close maintenance requests without the work being done. It is ridiculous how poorly maintained this place is. The pool is water is cloudy with a green hue. The gym is missing weights and equipment is broken for over 18 months The car wash station have been in some state of disrepair for over a year and a half and both are non functional since before 1/1/2024 Most importantly the back exit gate has been broken for months. Not only that it has been unnecessarily chained shut. They refuse to acknowledge the safety hazard it has causes exiting the property. Lastly, they refuse to give a justification beyond it was an internal decision and refuse to give details on how the decision was made.

Amazing and very professional administration & maintenance!
As I moved in filling out my move in detailed list there were several things that needed attention. I received a call letting me know they were coming. Unfortunately I had my dog out so they didn't go in. But after they explained that due to safety for both workers & my pet, they didn't. They came in the following day. I met Orlando maintenance, whom was very professional. Everything was fixed. He really took pride in his work. So thank you for administration & maintenance 100% satisfied does far.

Don’t sign a lease here
I’m going to TRY to make this short & sweet. I’ve been here for 2 years now, lease is up in May thank God. It has been hell living here. The maintenance don’t fix a thing. My AC has been giving me issues since I moved in in 2021 & from then on they have been back and forth in my apartment claiming they fixed the issue but more issues keep coming up. I have dates in which my ac has stopped working & how long it took for the problem to be “fixed” (temporarily). Now we are in the new year & my AC has been broke since Jan 12TH 2023….it’s FEB 2nd 2023. I had to call them several times for accommodations as I feel like I shouldn’t even have to do that, the management should’ve initiated accommodations to me. If you really want something done you have to constantly keep calling. I have a 1 year old. Why do y’all think it’s ok to not have AC for that long? I Also have pictures from when I first moved in, they did not replace my dishwasher, it has mold covering the whole entire rack, I never use it. Will be so happy to move & never look back at this place again! Also loud neighbors, they don’t do nothing about so don’t bother calling the office about that, the gates have been broke for the whole time I’ve been here & recently more than 20 cars were broken into & they are definitely responsible for that. Save yourself the headache. They don’t care. What they do is move you in gracefully & after you move in you are in for a ride. They are liars. How is it that y’all gave me a “brand new” AC unit due to the compressor giving out in November to January the coil needs to be replaced & then had a set back because they ordered the wrong piece. Oh but wait then had to call someone who actually specializes in HVAC to actually come look at my AC & identify the problem quickly. Allegedly the HVAC dude is supposed to come by this morning & fix my AC but we will see. I take everything they say with a grain of salt.

Worst place I've lived
This was the worst living situation in my 60 plus years. My lease was changed the last minute and I was put in a run down moldy apartment. The ceiling was close to falling in the dining/kitchen are and the resident upstairs was not helping that. The outside was covered in mildew and couldn't even see out the windows. I reported all this with no replies, gave my notice and left. I will be pursuing this further, I broke my lease due to health concerns and unsafe living. The office wouldn't come tour the apartment after it was cleaned, (I have tons of pictures and video's to cover myself), they used Covid as an excuse, however bringing in my keys no one was wearing a mask. To see mocking smileys between office employees in emails was rather rude. I have a name, I'm not a number!

St. Johns Trash Bin
Tenants repeatedly leave the complex with garbage bags on their vehicle, forgetting to stop at the dumpster on the way out and the trash spreads up and down Hartsfield Road. Multiple requests have been made to management to clean up after their tenants but they allow it to pile up and fester for weeks at a time.

Used to be a nice place but….
This used to be a nice place to live. But now, NO. The security gates never work, there’s graffiti painted on the one and only dumpster, a million feral cats every where, residents with dogs don’t clean up after them and let there dogs run loose without a leash. The roaches are out of control (never had them the first couple years I lived here). It doesn’t feel safe here anymore. I can’t wait to move!!

I speak from personal experience
I highly recommend this apartment complex. I enjoy the nature walks, the men play volleyball every Saturday if I'm not mistaken. It's peaceful here. Car pool and vacuum is convenient. Pools are nice and clean. I've stayed here 4 years now. Overcame some challenging times during COVID-19 peak. Fell behind on rent due to circumstances but in my opinion we have the best landlord. I didn't get the boot and she works with you as long as you keep your agreement too pay. Communication and integrity is the key. Front office has a great personality as well.

This place is not home.
We have had big issues since day 1. On move in day, we did a walk through in the apartment and immediately noticed that there was an inch long opening in the window. The porch ceiling is also about to collapse. There's a huge hole in the middle and When it rains, water leaks from the ceiling on the porch. I immediately went to the lease office and showed them pictures of the window and the ceiling of the porch and also told them the blinds for the door are broken. They sent a maintenance worker and he came and sealed the window and he also replaced the blinds that were broken. He also told me that they are working on getting a contractor to fix the ceiling on the porch. I then also noticed more wrong with the apartment over the weekend after we moved in on Friday(7/9). I made an entire list and gave it to the lease office the following Monday(7/12). There was A LOT on the list. I don't have enough room to list it all. I told the lease office that there is a lot wrong and 5 outlets needed to he fixed ASAP. Well, I didn't hear anything back so I went to the office on Friday(7/16), the lady explained that they did put a work order in for everything wrong, but didn't explain why I hadn't heard anything back. She sent a maintenance guy over right after. Maintenance came that afternoon and fixed 5 outlets that were not working at all. He said someone would fix the porch outlet on 7/19. No one has fixed it still lol. On 7/18, the upstairs neighbor flooded out their bathroom. We had water leaking from our ceiling and literally out of the light fixture above the bath tub. I called the emergency hot line and a maintenance worker came and told us why it was leaking. He told us that he would come back in a couple hours to check up on things. He never came back. I have not heard from the maintenance people since 7/18 after I called the emergency line. There was no point in calling him in the first place because he did nothing lol The ceiling is going to collapse and they just don't care. I told them two weeks ago what needs to be fixed and they've only fixed outlets, & only because I went back to the office. Tonight, the bathroom ceiling fell, luckily we weren't taking a bath (because you can't turn it on). I'll be at the lease office tomorrow trying to get them to actually do something to make this place more livable, while wishing that I picked elsewhere to lease.

Terrible Leasing Office
I recently moved to Jacksonville from Phoenix, AZ and had the worse experience with moving in. There was no communication or accommodation for this cross country move. I was promised return calls by the supervisor, regarding the apartment availability, that did not happen. The apartment I applied for with an earlier move in date, magically was not available. Yet it came back on the website a couple of weeks later. This required that I find alternate arrangements. Of course all of this info was shared after the admin fee and app fee were paid. They were very last minute with information upon move in and they lack customer service. That doesn’t include my hot water in the shower not working upon move in amongst other things.

DO NOT MOVE IN
THIS IS BY FAR THE WORSE APARTMENT I EVER LIVED IN. Everything breaks been plumbing is terrible and maintenance take there time getting out. Water damage to my apartment called and told them about it still no contractor out and the ceiling is actually falling down due to water in ceiling so as uou can imagine it is humid inside the apartment. The pipes in the wall has water coming out so you can see the damage throughout the wall and the walls are moist during the hot hours of the day. Called to cancel my lease early told them i would do the 60 day notice and pay the last 2 months im here but the manager couldn’t even waive the extra 2 month after even though the apartment is pretty much falling apart. It has been non stop problems here and the pest control is one of the worse. I HIGHLY recommend you pass on this apartment the worse experience i ever had with place i lived at and im a landlord of my own with 3 rentals this is just ridiculous. The fitness center is trash too actually look at the equipment because not all the machines work and its already very limited. Smh. I will be back to repost as often as i can so nobody can make the same mistake i did and if you want any pictures of these things mentioned leave your email and will email you the apartment from hell.

We love it!
My apartment is a nice size and I love that everyone around me is respectable and quiet. I know apartment living can sometimes be tough with noisy neighbors, but thank goodness I haven't had one noise issue. My daughter and I live here and have never had a problem. We always feel safe and have even made friends with several other families in the complex, which makes it fun. Almost like Melrose Place, lol! Anyway, happy to be here!

Bad foundation/Looks are deceiving/Not worth cost
I have lived here for a year and thought they were decent before I moved in and realized the place was just for looks not actually to live in. Everything breaks that you touch from towel hangers to toilet roll holders. And the worst part is although we have 2 bathrooms only one person can shower comfortably at a time because there is little to no hot water pressure.

You all are the effing worst! I have tried and tried to be cordial with you, but you continue to ignore the severe issues in my unit. I have had to complain SEVERAL times about mold, mildew, my cabinets being DRENCHED and attracting drain flies and cockroaches, your maintenance crew going into my bedroom closet FOR NO REASON, my stove broke on Thanksgiving Day and I went 22 days before y'all gave some crap stove from the 1950s as a replacement with someone else's food caked in it, I have told you about the dishwasher malfunctioning and now what is happening inside my apartment is that my dishwasher is flooding my kitchen, and you are NOWHERE TO BE FOUND! The office door has a sign posted for a 2:55pm return...let's take note of the time of this post. This is EXACTLY why I called Code Compliance on y'all. You don't give a crap about your residents, especially those of us who are never late on rent and don't cause any disturbance! All the crap you feed people about being willing and open to resolving the problem is BULL!

Can I give this zero stars or maybe half a star?
From day one it has been a total nightmare. I was a resident when the company was managed under Avia St John. High priced disgusting place to reside. The property managers pick and choose which residents they are willing to work with and retain. The sewage system is a joke. HVAC works when it feels like it. Our gates are always open and yet we paid to have a gate key. I hope I get my forty bucks back for my gate key. Gunshots going off like weekly. Now that they’re under new management it seems as though you can never get a hold of maintenance. Oh and let’s not forget about the “hidden fees” when the switch took place between the two management companies. They do happen to forget to provide their renters with all necessary fees part of their rent. This has by far been the worst place I’ve ever lived at and I’d be better off at a shelter than to pay thousands. Please look elsewhere before considering this complex.

Beautiful place to live!
Walking into Avia St Johns, it just feels like home. Everyone in the office is so friendly and welcoming! The grounds are so beautifully well kept and I like how spacious the floor plans are for the price. I love the nature walking trails onsite as well as the waterfall feature at the pool. They are the best in the area hands down and I would definitely recommend living here.

Convenient location, deplorable living
The only positive to living here is the proximity to I-295. I waited a few months before doing my review and this place is beyond awful. Even though the grounds are maintained and meticulously groomed, the buildings are in horrible condition needing new siding and windows which lends to humidity and mold issues, which are bad for your health. There are ROACHES which further adds to the unsanitary conditions. The community is gated but hardly secure. The back gates are left open and accessible by anyone to enter. There are the lakes which are scenic but the site of drug deals in daylight and after dark, a meeting place for criminals in the numerous dark spots where GUNFIRE is exchanged periodically. There is no onsite security and someone must be called and dispatched to the property. Someone tried to pry open our windows, which cannot be secured very well because they have latches instead of LOCKS. The older buildings are not metered for each unit which means that the water bill is divided among the tenants, this is not a good practice. I have had a problem of excessive NOISE from a neighbor which I promptly reported. I spoke with the assistant manager, Shannon, several times but as of yet, the noise persists. If you need quiet for studying or sleep, look farther. Management does not effectively handle issues and don't expect them to seriously resolve your dilemmas. It is not worth all of the hassle to live here; I cant wait for the semester to end. Signed, Anxiously waiting to move

I would not recommend these apartments to anyone at all. I had pest control come put and spray and, they made the problem worse I tried bombing my house and it killed some bugs but not all of them. I had to stop working because I had a baby so my husband had to pay the bills I was paying which made him a few weeks behind on top of that he got into an accident right after I had the baby and when he tried to take the rent money in they told him they would not accept it these apartments are not safe like they say they are and have a terrible pest control problem. I also had the tenant above me bathroom leaking into my bathroom it took them a week to come and"fix"it. They left the part of the ceiling they had to cut out open. And a few weeks later I had the same problem with the celing.

Don't move here
-maintenance is never on time -gates don't work -Gym hours are only open during office hours -leasing manager unprofessional -raises your rent every year

Arium@ St. Johns apartments
Hey my name is Reginald Lawrence Jr, my wife Andrea and I have been a resident of Arium@St. Johns apartments for a year and six months. We was fortunate to select the best apartment location in the complex, but first allow me to explain why Arium@St. Johns are good apartments. Arium sits on several of acres they have over 30 buildings with 8 or more apartments in each building. The apartments range from 1,2, and 3 bedrooms in each building with private balconys in each apartment , privacy gate, 2 swimming pools equipped with gas grills and marvel countertops, fitness center, business lobby, tennis court, and several playgrounds. Arium is a great community to begin your life after school or to raise a family. Now back to my apartment location, we are in building number#23 that is directly behind the leasing office, fitness center and one of the pools. Our apartment is over looks the pool and tennis court, it's like paradise we are able to walk out of our apartment to all the amenities offered. Sounds great! we have movie night and cookouts at the pools every other weekend.

Frustrating
Since my husband is in the military we've moved a lot, and at this point we're aware what you SHOULD get for you money. However that's not really the case with the Arium at St. Johns. We were in a bind and had to find a place quickly and went with this apartment because of it's location. I wish we would have looked harder because for what we spend the quality here isn't up to par. While the people that work here do their best to fix problems, it's like they're using their fingers to plug up holes on a sinking ship. From bugs, to AC always breaking, to problems with unhygenic other residents we're looking forward to when our lease it up.
