Property Ratings at Artesian East Village
Roach infestation... they come and spray and not one bug is found dead, matter of fact they, roam even more
spite frequently posting during this pandemic that “Fogelman Cares” this company has not done much in the way of supporting residents during COVID-19. When a life change required me to make a decision, Fogelman offered me a renewal extension without clearly stating the caveat that I was agreeing to extend my lease as a month to month. Now my $961 apartment is going to cost me $1576 + a $100 moth to month fee for the days of 9/21-10-19 despite me giving them 60-days notice. After having an attorney review the lease, I see how they are legally allowed to do this but truly- is that morally sound? I highly suggest you do a critical review of your lease and it’s highly manipulative terms before signing. Shame on you, Fogelman. As far as the property goes, shabby and fast renovations means lots of small annoyances as a tenant. The pedestrian security gate has not actually worked in over a year, but they are “working on it” at one point I was told that “someone could just jump the fence anyway, so why worry about the gate?” Based on my experience as a company, at their best they’re incompetent and at their worst they’re manipulative, which is a shame because the property could be very nice.
Living here continues to be disappointing. Maintenance seems lazy and incompetent, management leaves a lot to be desired, and the office staff(with the exception of one woman) is less than helpful while projecting nasty energy. From repeat issues with the air conditioner in the town home I’m currently renting that maintenance wasn’t skilled enough to correct, nor were they willing to replace the old a/c unit, to the bath/shower not working in the only full bathroom in the unit, maintenance has been slow to respond. I’ve literally had to go to other places to bathe myself and my son. The manager’s response was,”are none of the other faucets working,” as to suggest we bathe ourselves in a sink. Living here is convenient to the city, but I’d live 30 miles out for better treatment.

Thank you for your feedback! We hate to hear that you've had poor experiences here with us. We can assure you that our maintenance team is highly skilled and qualified with an impressive response time. Occasionally, follow up questions are needed to be able to provide exceptional notes to contractors and/or the maintenance team to ensure that requests are resolved accurately. Please contact the office so that we can assist you further. Again, we apologize for any aggravation and certainly appreciate your residency here with us. Elizabeth, Assistant Business Manager
Paid up on all of my fees upon moving out. Eventually ended up being billed $600 for unpaid rent, which was most definitely paid. This came months later, I’m sure due to them hoping I would no longer have the paperwork. Sent them all of the bills/paperwork showing that it wasn’t owed multiple times, and never a single response from their end. They just kept billing me and threatening me legally. $600 now in collections thanks to Ashford East. I am far from the only person that has had this same exact issue with them- search/ask around enough and you’ll see. Also, their “deposit” they took initially is also non-refundable, which they blatantly lied to me about. If you live there now, or have considered it- beware.

Please accept our apologies for your frustrations caused by your move-out fees. Unfortunately, it's sometimes necessary to deduct funds from security deposits in order to restore apartments to their move-in condition. We'd be happy to review your account, so please contact us at 404-748-4466 when you get a moment. Thank you.
I moved in about a couple of months ago and so far it has a huge bug infestation. Its just disgusting. The front office agents are useless. They always send emails about appointments about pest control but the exterminator never comes. When I want to speak with them its always a 10 minute wait or they never pick up the phone. The residents are pretty friendly and its a nice commute into the city. I guess I'll ride it out and see how the rest of my stay is
Don't move here! The leasing agents are the worst people you will encounter, especially the manager. They like to tow residents cars which is a $200 waste. They don't care about your living conditions. They are crooks! They like to find anything which doesn't meet their criteria and make extra money off of it. The apartment is filled with cockroaches, spiders and ants. Also, they claim that they're going to fix the "gate" but it been almost a year and its still broken. The only nice thing about the apartment its self are the renovations and the location. Other than that the walls are very thin. You can literally here the neighbors every footstep and sound which is very irritating after awhile. If you move here you'll end up paying more money than you signed up for. So don't waste your time.
I currently live here and it's not as great as they make it sound. We've had an ant investation in our apartment that they've been spraying and fixing for weeks. There are people getting mugged at gun and knife point, random homeless people in the lots. Abandoned cars. And the gates haven't been fixed for months and neither has the pool. If your desperate it's not bad but you def can do better.
This review is solely about the town homes available on this property. Prior to moving in Kuaana reached out and made the entire process fairly simple. She showed us multiply different floor plans and we found the townhouses to best fit what we were looking for. She is so professional and hardworking that since moving in she has been my preferred point of contact. We had a couple hiccups when we first moved in but she made sure to help us in a way that surpassed her job description. The townhome is spacious and the renovations are very nice. I made a great choice moving here and if it wasn't for Kuanna I don't think we would be living at ashford east village. Manaintence is also very responsive and they usually complete work requests in a timely matter.
The pictures look amazing, but check out the crime map before you move in. Assaults, break ins, you name it. Renter beware!
I have lived here for two years and have seen the management folks come and go. They are without a doubt the laziest group of people I have ever met - expect nothing. I have had my place broken into twice in the two years I have lived here. The gates NEVER works nor do the clickers they give you to open them. Management does not care it is obvious. I would look elsewhere - someplace a lot safer.
I've been here for 2 years. Originally when I moved in this was called Parkside @ East Atlanta. There have been a few management changes and most recently the name has been changed to Ashford East Village. I live in the main complex towards the front of the neighborhood behind the playground. We moved in on a special so we moved in to the 3br/2bth for $800/ month. Close to downtown, Turner Field, malls everything is close. Our apartment was newly renovated (black appliances, brand new washer and dryer, updated fixtures) we previously lived 5 minutes up the road in a luxury apartment (stainless steel appliances and granite countertops) and paid $1250 for s 2bd/2bth so this was a steel for us. Everything was perfect until winter time came. We had/have a squirrel that crawls in the walls in the living room . We called out maintenance and were basically told that there was nothing they could or would do because the squirrel(s) were in everyones apartments. We brushed that under the rug, but then came the break-ins. Although we have never been a victim (thank GOD) it does make you a little uneasy. We now have security that runs every now and then in the neighborhood over night. I think most of the break-ins happen towards the back of the neighborhood or in the other 2 complexes. The only other qualm I have is the lack of storage space (no linen closet, pantry) we have and the size of the master bathroom. My lease is coming up for renewal and I'm looking to downsize. I would stay here depending on where the available units are. I think this is a good bang for you buck. Especially since they are renovating apartments yet again. Overall this is a good place to live, very quiet neighborhood (with the exception of the break-ins), leasing office and maintenance are always available and if by change you are late on your rent one day they will help you out. It happened to me once.
So here's the good: Rent is low and affordable. Complex is pretty quiet. People aren't hanging around outside loitering and even on weekend nights it's quiet. Now the bad: Management takes FOREVER to fix things. Like 5 attempts before maintenance comes to fix stuff. Very very frustrating. It looks kind of old and dated outside but the new management has been making some good changes on updating the complex.
I've lived in the Ashford East Village community for the past two years and we are currently on our 3rd management company. The pros with this complex are that maintenance responds very quickly to any issue I have, the rental office staff are friendly and personable, and I've never had any safety issues since I've been in my apartment. I have a 2 bedroom/1 bath unit and it's very spacious, updated and super comfortable. I also like the diversity of tenants that live here and the fact that I don't have to deal with much of a commute to and from my job in downtown Atlanta. As for the cons, my rent has gone up $50 each year since I've been here and after signing a 6-month lease at this past renewal, I was told that it would go up again 10% if I stayed on for another lease period. I really like living here, but I'm currently looking for other alternatives because I don't think it's worth the rent hike. Hopefully Greystar will get it in their heads that they could keep residents longer if rent stayed consistent. But overall, Ashford East Village is a pretty nice place to live.
Great price and location. Love the Newley remodeled kitchen and bathrooms. Unforunately in the 9 months that I've been here they've changed management companies a total of 3 times. For over 3 months now none, of the equipment in the gym has worked and there seems to be no sense of urgency to have it replaced or repaired. Aside from the amenities which are lacking it is quiet neighborhood and a good value.
