Property Ratings at Auburn Village
The manager wasn’t responsible. He didn’t respond to any of my emails and calls. Very poor responsibility. The tenants even don’t know about managers or they just don’t want new neighbors.
There’s nothing to write that’s positive about Auburn Village. The neighborhood it’s located in has many issues. There are far too many transients-homeless just feet away of the property. There are juvenile delinquents passing by or housed across the street. You can hear the sheriff/firetruck sirens constantly day or night. You can hear/see the sheriff helicopter as they search for suspects. You’re surround by residents who think it’s ok to have loud parties late into the night. July 4th & New Years are rung in with illegal fireworks & firearms. The fencing at Auburn Village does little to keep out problems. The 1st sign for anyone should be the blue flashing light from the police surveillance camera box above the driveway entrance. There are non-working security cameras on the property which haven’t worked for at least 2-1/2 years. Vehicles parked here have been vandalized/stolen. There’s no guest parking & limited residential parking. Tow companies patrolling Auburn Village enforce the no parking zones & double parked vehicles. There’s no onsite management to regulate making it a challenge to get issues addressed; only a porter staffed on 1-2 days for light maintenance & a contracted yard crew to handle only the common areas. Half of the time we’ve lived here, the pool was out of service for unknown reasons & when it’s usable it’s filled with unruly residents. The management turnover has been high with at least 4 different managers assigned over a 2-1/2 year period. Residents’ personal information isn’t safeguarded by management. We’ve had management post 3-day notice to quit for other tenants incorrectly on our door. We’ve had management inaccurately post 3-day notice to quit on our door due to their inability to read & use their rental payment system logs. Inspections from the Sacramento County were required to ensure Auburn Village units were habitable. This is definitely not for young families since the only play area for children & their bikes/toys are in the driveway & cars often ignore speed limit signs. If you’re considering this place as your next home, beware & look carefully before signing. It may look better than any of the other properties on the block, but it’s still a “pig wearing lipstick”. Don’t let staged pictures of the property & units fool you into thinking this is a great place with management who cares. They don’t.
