Property Ratings at New Port Landing
The lack of regard for us as tenants is horrible. My apartment has holes in the ceiling and when it rains it leaks in my bedroom as well as in the bathroom. I have been reporting this since January and still haven't been fixed. I'm concerned about mold in the ceiling so this may be a health department call because my daughter always coughs when she's home. I come to the office 3 times a month asking when this will be fixed and still nothing, at this point this, rent may have to go into escrow and I take them to court. Very unfortunate when people try to survive and cant trust where they live is maintained properly.
They overcharge for terrible apartments. There is never anyone in the office when needed, even during posted business hours. Maintenance will simply close repair requests without actually doing anything. Grounds are dirty and unkempt.
Not recommended there is no type of security, is expensive, they offer you 2 types of apartments; one that is supposed to be the new which is not they just put everything over the old ones, also the pipelines do not drain how they are supposed to, the bathroom instead of having new tiles or clean they just painted them and the same was with sink and toilet (which were stain). And the one that is not renew I do not what to imagine how they are. I don’t even have 2 months here and someone already broke into the apartment (just imagine), there is no cameras or anything that can give you a little protection. If you are in the military like me please don’t make the same mistake I did. It’s not worth it. From the outside it doesn’t look bad at all but ones you are there you will regret it. I’m waiting to see what’s going on too happen with the belongings I lost today and how to get out of here. I will make sure let everyone know the experience I had, specially all the people that are in the military and are currently working in Portsmouth and are looking for an apartment.
These apartments aren't newly renovated as they claim the only thing newly renovated is the rent office. No hard wood floors as they say it's all carpet or linoleum. The apartments definitely aren't worth what you pay for them. you can find cheaper else where and have a much larger apartment. A huge roach problem pest control has yet to come out since March 2020, the rooms are way to small not big enough for a queen size bed this is for both the 1 bedroom & 2 bedroom apartments. Maintenance is a joke they really don't fix anything. the rent office is hard to get ahold of even with the times they are open posted outside no one likes to answer the door or phone. Utilities are not included making your rent a lot more and it changes from month to month. Shootings are frequent around here it's not safe especially on holidays such as new years get ready to hit the floor at any time. This is not an upscale neighborhood as the rent office would like for it to be it never will be because of the area the complex is located. I'm moving out the very first chance I get I've been here for about 5 years w/ 3 different managements and a name change yet nothing has changed on the positive for the tenants were still in crappy apartments while they fix the outside to look nice.
New Port Gardens would be a great community if more residents would focus more on their own apartment and make the best of their way of living, Good Community and Im grateful for my apartment for me and my children, Beyond what Ive been through Homeless etc. Thanks New Port Gardens for having me as one of your current residents.

Management is very nice community is a little dirty due to the fact people walk by and throw trash but overall okay to live. I feel pretty safe coming home everyday.

First apartment ever and it makes me want to move back in with my mother its bugs everywhere my floors display my AC dont work in my door my front door does not close and locks backwards but Im supposed to pay my rent on time

This complex is trash! For this to be my first apartment nothing is working properly they team do a poor job! Just moved us in first week in our ac was out! They fixed it then it went out again and it’s out for 2weeks and it’s been extremely hot! On top of that we have very loud noise coming from our vent! The tub paint is falling off when we shower. Not to mention our tub stops up bad as if we stopped the tub up and taking a shower at once. Don’t not move here!!!!!! Would not recommend’

There is a bullet hole in my window covered up by caulk, there are roaches inside the building, the plumbing is backed up, the maintenance workers took a month and a half to get to get to a work order, and it is currently raining my apartment from the neglect from management. Do not spend your money here unless you are willing to take a loss or deal with these problems. Also. Beware of being put in a unit on Sebago. Late night partying and fun shots came from that area as well as the roaches nest. It is up to management to get in contact with the tenants and resolve the problems. Today.
The office never answer Their phones tried calling over 10 times and never got in touch with anybody
Go nowhere near this complex! Id give no stars if it would allow location is its only saving grace and that doesnt count for much when -the office staff is never available -despite constant spraying, roaches are everywhere -contractors never finish. I was unable to move into my apartment (from 4 states away) because "rennovations" werent complete by my scheduled move in day. there was no attempt to contact me about this until the morning of. When i was allowed to put my belongings in the apartment (was told i still couldnt stay there) is when the roaches literally came out of everywhere. Once they have your money office staff is rude and intolerable to speak to. I AM STILL WAITING FOR MY FIRST MONTH RENT REFUND since October 2017
I live in a quite family neighborhood, but, I need more space and a new surrounding totally. I PRAY AND HOPE I am chosen for the yearly free rent! It will be most appreciative. -Louella J. Grimes-
Not the best of apartments out there, but I like it. I've been a resident here for 4 years. The thing that attracted me to this place was the price, of course. But because it is cheap, don't expect too much. It's cozy living, that's about it. The neighborhood is pretty quiet and for the most part, friendly. The location is OK, with a grocery store right across the street, several fast food joints and 7-11 right around the corner. I love being able to have automatic heat in the cold, wintry nights because of the built-in radiators in every room. Keeps you toasty, even in the bathroom, which I found funny. I have carpeting in my place, which I like a lot. It's decently roomy and the closet space is good. The things I don't like is the fact that it gets too hot and stuffy in the place, especially in the bedroom. Makes it unbearable to sleep in. There are pests, like these tiny spiders that live in the crease of the ceiling/wall meet. They don't bother me. And the fact that you can hear other tenants at times. Not management's fault, however, you're lucky if you don't house around other people with small children or ones who like their choice in music a little LOUD. Then you're good. Other than that, it's decent. Could use a pool though.
bat view gardens is not in fact in view of the bay. but they are nice for the price. ive lived in these apts 3 times. they are old and kinda small, but having heat and cooking gas included is helpful. no w/d in unit is a pain but laundromat across the street is nice. the complex location is great, close to everything. neighborhood is relatively quiet, and i feel safe despite the less than perfect reputation. i would recommend bvg.
