The first problem I had was with Bugs the second problem I had is with maintenance. They are very slow and a lot of the appliances break. If you can find a better place go there I don’t think this place is worth the money.

Had to call 4 different numbers after scheduling an appointment for a virtual tour to see the hype (Im active Duty) and they didnt send any information, just confirmed my date and time through the website. I asked for help and even tried to ask for some info, every answer from each person was “The local office can answer that for you.” And i was on the phone with the MAIN office since they automatically transfer calls they dont answer there. They opened 2 hours before and can’t answer 5 phone call attempts. Then their counterparts didn’t answer my questions either. So IN CASE you need maintenance done or even a simple question, they are getting paid to not have the things you need as a tenant. No wonder the apartments are so affordable!!! Forewarning you!

Listen to the reviews: DO NOT MOVE HERE. Our AC has been broken, along with multiple other residents! They sent out an email about paying out of your own pocket for HVAC maintenance, like the property is yours! They misplace money that you pay for and tell you, “I have the records here on my computer.” If you pay for reserved parking, good luck! They will say you have not paid months on the spot and, if someone parks in your spot, you have to call the towing company yourself! The “renovated” apartments are peeling paint and broken appliances. You pay a monthly pest control, only to find roaches, insects, and mice still crawling around, despite how clean your place is! Your toilets will overflow or clog and they will not care to help! They add on stupid additional charges to milk you for your money, such as the “water surcharge,” when your utilities already include that! As close to the military base it is, DO NOT MOVE HERE. The front office fossils do not care about you! Stanley is the only one trying to keep the remaining residents here! This place is truly a dump and very accurate to the viral TikTok video that went on about 2 months ago! They have many lawsuits being filed against them! DO NOT MOVE HERE, YOU HAVE BEEN WARNED.

READ ALL 1 STAR REVIEWS, THEY ARE ACCURATE!! Where do I begin? Been living here for 2 years and have been screwed over left and right. Management sucks, maintenance refuses to work, charged for things I do not have. $50 for a rental washer/dryer for a year that was never here, was continously told that they were waiting on a part, at one point was recommended I buy it myself from management, when I finally gave up waiting and requested it be removed from rent it took them 7 months. Kitchen sink has low water pressure, maintenance came out and told my husband they needed to grab a part and they'd be back, instead closed the request, opened a new one and they said they needed to order the part, 2 weeks later closed the request saying they replaced the faucet, guess what? They didn't come back and I still have low water pressure. These apartments have changed hands more times than I can count, one time they shut off the portal with no notice 2 days before rent, I was currently underway, I attempted emailing and calling the office but received no response. I pulled in on the 12th with an eviction notice on the door for the 14th, found out later they changed their website, phone number, and email. Please stay away from these apartments, being close to base is not worth all of this crap they pull.

I applied for this apartment recently, and after they failed me, which has never happened before, I pay more in rent now than I would there, they stopped taking my calls. I called daily for several days, and it would go to voicemail, over and over. They require you to place $200 down to hold the apartment, and then they don't even know how it is returned to you, maybe by check, but they have to ask the manager. However, the manager is never in. Please be careful before applying.

Their customer service is below average. They tell you one thing and think rules do not apply to them. They advise it would take 30-45day for a deposit to be returned. I still am chasing them. They don't like to return calls, nor reply to emails. and when you are lucky they advise they will call you back which they do not. Its not worth the aggravation. I can only imagen if something breaks in the apartment what headache it would be to get someone to fix it. GO SOMEWHERE ELSE.

Where to start. This place will rip you off from start to finish. They are nasty and rude. Your problems dont matter to them. I stayed here for 3 years as a GEO bachelor and the ONLY reason I stayed is because every other place this "cheap" is bad too. They do not keep up with any maintenance and residents dont pick up their dog crap. Arlay never came to fix any of the problems that I reported in my apt and the maintenance people will walk into your place and go through your stuff if you're not there (I had a hidden camera and caught them). Do yourself a favor and dont even consider this place. After you move out they do not send you paperwork but do put you in collections regardless of how clean you leave the place

if you're a college student or living on your own for the first time this is a great place to start. grew up in the nicer part of Williamsburg, moved here in august of 2020 for school. It had some questionable reviews however It's been a great experience thus far. The staff are fairly helpful if you keep up with your rent. There are plenty of stores and outlets within a mile of the complex. I've seen the occasional fly or small spider here and there but nothing too serious. there are washer and dryers in the building you live in that you will share with your neighbors. the walls are pretty good at blocking out noise, the appliances have always worked and other than a slight hiccup with the bathroom fan its been no complaints from me on that. my neighbors are friendly and everyone minds their own business. the only problems I've noticed are that due to the low altitude the units located closer to the fence are prone to flooding. overall for the money its not a bad spot especially in Norfolk. would recommend for ODU students and military personnel as there are plenty over here. good luck
I know this last year was horribly tough, and for these guys it's been even tougher having to switch management. Anna, Shirley, Stanley, and Artavius are making strides to make the complex the best it can be.
I have been living here for going on two years as of this April they switched to new management. I was told my rent would not go up with the switch as I was recovering no renovations to my apartment but my rent still went up. That’s not the worst part, on top of raising my rent for DOWNGRADING management. The new management does not clean around the neighborhood or in the apartment buildings, like old maintenance did . The water is consistently off for sometimes a whole day and they are just unresponsive. It’s terrible they upped the rent due to management change and new management does even do half the stuff old management does.
Very hard to pick where to begin whether it is the constant visit from large roaches or the fact that our air conditioner has been broken since August! It is now November, we told the leasing office and they just kept saying they were waiting on a part. Not only are the conditions not livable but this management team truly does not care about their residents. Please if your are considering to live here, DON'T it has been the worst 10 months and I do not wish this on anyone.
Before moving in they were pleasant to work with. They were very responsive and prominent. After moving in they no longer answer your phone calls. I’ve called the office several times and no response. Maintenance was supposed to show up to my apartment 3 days after moving in. My stove smokes really bad, my burners don’t work, and my bathroom faucet leaks. I also didn’t get a laundry card on my move in day. I have several health issues and they don’t care. One of the leasing agents lives in the same building and you would think they would make sure it’s fine,nope, but I bet you their apartment is fixed to perfection! They sit down all day without a care in the world. The apartments are run down and dirty in the hallways. I had to find a laundry card from someone and the dryer doesn’t work. I had to manually dry my clothes and I had to work the next morning. It’s inconvenient for me to carry my laundry with my health being as it is. This is my first time in my own apartment away from my parents and I regret coming here, especially being on a 12 month lease. I should’ve chose the 6 month option. I want to go back home. I don’t know if they’re taking advantage of me because of my age. Every complex has their issues but Arlay point isn’t the best option at all. Don’t come here. They also didn’t let you tour the apartment before renting. Also, another tenant told me there’s plants growing from the gutter, and they have a huge hole in their ceiling and maintenance cancelled the work orders twice!!!!
Large bugs! Old appliances compared to what they show you before you sign the lease. One of the dryers is horrible, have to pay twice for close to dry. The hallways are always dirty. My car got broken into twice in one week! Rent may be cheap, but it is not worth it!!!
If I could rate zero stars I would. Worst apartment complex ever. I applied to an apartment based off looking at the gallery online. My apartment was no where near what the pictures showed. They should update their website. Not only is it false advertising, its a waste of time. I also requested for a tour a week ahead with confirmation, mind you, I live 1 hr and a half away from the complex (I was looking to relocate). I get there and the leasing manager told me I could not tour an apartment until the day I moved in which is outrageous! The office manager was not pleasant. She made up a story about an employee, she stated that the employee who booked my tour no longer worked there. I asked for a total refund, the office manager did not have a care in the world. She told me it would take 45 BUSINESS DAYS to be refunded to my card. DO NOT LEASE FROM THEM! Worst apartment complex in NORFOLK!
I currently live here and can't wait to move out. From the first day I moved in there were problems. The apartment had so many things that needed to get fixed I don't believe that it was ready to be rented. It takes 3-4 complaints before maintenance actually fixes anything. My refrigerator has been leaking for months and they told me it was because I had too much food in my freezer. I ve had spider problems and bugs crawling under the front door. I had to buy a foam roller to slide under my door to stop bugs from coming in. There have been 3 management changes in the last 5 months and they don't know what their doing. The last straw was when they lost my rent check. From the time I dropped off the check to the 1st of the month they changed management AGAIN, and blamed it on the old management company. Even their advertisement is a lie. There is no tennis court and none of the apartments look like the pictures.
This place is the absolute definition of trash. Its impossible to get macitence to help you with any problems, packages get stolen out of parcel boxes, and management is completely incompetent in addressing or supporting the concerns of renters. please do yourself a favor and stay far FAR way from Arlay Point Apartments. My time living here has been a terrible experience and I would encourage potential renters to explore ANY and ALL other options. Best of luck.
The office staff are not kind and do not go out of their way to help. They do the bare minimum and are bad about notifying residents of changes, for instance I was on vacation and arlay point switched owners and you could not pay rent online... The place is dirty, hallways are always dirty and smell of smoke. In the summer garbage was not collected for two weeks and resulted in mass amounts of garbage building up outside the dumpsters, it reeked to say the least. Also the air conditioning only cools your apt to 20 degrees difference to what’s outside. So if it’s 100 your apartment will only cool to 80 degrees. You can request a portable AC and they will put u on a waiting list and never call. And because of the poor performing AC the electrical bill was over $200 a month for a 900 sqft place.
Let's start off with the mold in the community washers and the fact that they're are only two sets for every building, about 12 apartments. Then let's move on to the sewer roaches and then on to the fact that they never fix anything the first time asked. The robberies, 3 in the past week must also be mentioned.
I’ve lived here for 4 years and there has been a lot of changes since the new company has taken over. The older owners would never fix anything and there was always water leaking, bugs, no where to park, and crime. Since the new owners, the overall property is cleaner and the amenities are expanding. The pool makeover has been incredible and I really like that they do bbqs for us on Sunday. The front office is really, really nice. Stanley and Bernadette are always smiling and helpful. Ms. Shirley has been here a long time and always gives you tips for the community. The managers, Morgan and Brianna really work hard to make the community cleaner and safer and they always address any concerns I’ve had quickly. Mr. Melvin in maintenance is really awesome too. I would recommend living here to anyone.
Firstly, I’ve never took the time to comment or write my own review but I do read them. It’s the world we live in....With that said, I feel compelled to share my experience. The Arlay Point apartments are nice! The staff was very informative, professional, and genuine people. Brianna was amazing, super calm, kind and knowledgeable in her job and about the properties. Morgan was that way as well, we had kids in tow, she provided them with crayons, attention and small talk. I also recall a grounds worker Mimi who greeted us with pleasantry’s as we entered the office. The staff’s vibe is good at Arlay Pointe! That speaks volumes about a company to me. I’m glad we found this community for my daughter and lucky they had apartment availability. If you are looking for a place, you must put this high on your list and make a visit soon.
I’ve lived at Arlay point which used to be Breezy point now for 7 months and I would not recommend anyone to live in these apartments. It’s nasty, the maintenance people are horrible won’t show up for a few months, there is bugs everywhere, they have holes in the apartment where the A/C unit is, the people in the office are rude and don’t know what they’re doing half the time. They show you a model that looks nothing like what you’re going to be living in PLEASE DO NOT MOVE HERE SAVE YOUR MONEY AND TIME!!!
New management frequently displays poor training in customer relations. As a long time resident, well before the regime/name change, I’ve noticed the improvements made by the new owners. On the other hand, some new rules are extremely invasive & under thought out. Recently went into the office to inquire on new visitor/guest parking policy. Initially spoke with Stanley, a pleasant new hire, but was abruptly interrupted by the poorly trained new property management Morgan. She impeded on our conversation without identifying herself & didn’t have a name tag on so I asked if she would like to join in. She informed me of her position then proceeded to rundown the new directives she received as if reading an email to me. The new policy does away with prior established guest parking areas to be replaced with monitored visitation. Now if I lived near the entrance I may not be as affected but the complex isn’t small. Under the new policy residents would have to go to the leasing office with the guest’s valid vehicle registration to get a 24 hour parking pass that the guest has to sign before receiving. When questioned what to do when the office closed; which includes Saturday, Sunday, all holidays including non national & 6pm-9am during the week, Morgan displayed frustration stemming from either a naive notion that guest only visit during leasing office working hours or a detest of answering questions while regurgitating the emailed directives she had received. Instead of actually registering valid faults in the new policy, Morgan became irritated with her own lack of answers so with noticeable attitude she stated either park on the street outside of the complex or deal with it cause it wouldn’t be changing. Then told me to leave the office. Mind you, though inquisitive, I was seated & calmly giving logically scenarios which the new policy doesn’t account for throughout our brief interaction. When asked for the corporate number she said get it off the email then walked in the back office where she remained until I left the office 15 minutes later.
I been here three months now and no complaints I love my unit and the area, it's very quiet here and neighbors are friendly, I definitely recommend everyone check this place out.

Breezy Point has great discounts for students and military. Also in close proximity of restaurants. The staff has always been nice to me since day 1. I've been living here since June 2014, I haven't really had any major problems with my apartment and if you stay on maintenance they will get what you need fixed the same day most of the time.

I actually found this apartment using apartments.com and I love it ! From the tennis courts to the pool and the quiet gated neighborhood this has made my very own first apartment a wonderful experience .
Neighbors are loud at times but the apartments are really nice. Some even come furnished.
I have lived at this complex for a total of two years and am very pleased with my experience. The office staff is very polite, helpful, and quick to respond to an email. The on call maintenance crew is also a plus and we're very quick to come out and assist with any replacements that were necessary. You get a great deal of room for the price ( ask about student/military discount) and the location is 5 min from base and 15 from ODU. One star off because the apartments are somewhat dated with older kitchen appliances and water heaters.
