Property Ratings at City View
By far the worst apartment complex I ever lived in. The communication between the tenants and front office is horrible. You can call the phone a thousand times and they will not answer. Please stay away from this apartment, i should’ve known, the move process was not the best, poor communication . Do yourself a favor and find a different home for you and your family.

The apartment I stay at is very nice but there are things that I don’t like. My neighbors are very loud and pretty much party outside. The cabinets are wooden so you can’t really clean them, there are no washer and dryers and they are all pretty far from where I stay. The employees are great, and always on top of things, if you have a question they are a call away. The view is amazing, Good pricing esp for being in the Bay. This apartment is great for someone who is living on their own, very flexible and who doesn’t have a lot of clothes ??. If you’re lazy, have a family or don’t have a lot of time on your hands id invest somewhere with a washer and dryer.
I live at City View, and will do so until I can afford to move. However, it has probably been the worst renting experience of my life. Maintenance doesn't respond to calls unless you harass them, then they leave a "we tried" note on your door. The office rarely answers calls and never responds to emails or voice mails. Basically I'm left with the impression that no one cares about me as a tenant, only as an easily replaceable source of income.
The interior of the apartments are nice and spacious for the rent price, but that's about all I can say for City view. Their office workers are rude and condescending and make it very clear that once you sign your lease that they no longer care about you. In the total of one times that I have ever left my apartment unlocked by accident it was broken into and burglarized, when I informed the office they showed zero concern for my safety considering I was literally asleep in my apartment when this happened. And in just one month of living here, I have seen already (just on my street) two cars VERY close to the entrance with their wheels stolen from them and left on the ground. The security here is an absolute joke and after seeing both crimes each just a day after the other I am convinced that the management here does not care. If you care at all for your safety or your possessions, do not move here.
I've lasted here almost 4 years. Every 10 months I get the bad-nes paperwork that it's time to renew my lease. I dread this document arriving for months before it arrives knowing that the increase in rent will range between 8-12%. I've run the debate each time of paying more or packing up everything I own and searching for a better place. Because I work as much as I do it seems daunting to consider packing so I stay. But Not this time! Besides the insane for the area and what you get rent prices, the monthly cost of sewer(over $30), water (always over $43) AND trash (over $23) add to the reasons this place is NOT WORTH IT. They cater to the college group, even giving them back to school pizza nights. That college age crowd has zero respect for the grounds or the people around them. Late night parties, often on Thursday's are a thing every week. Plus they sit on their porches and get high every single night. My apartment is upstairs so it's all I smell all night long. Since I have lived here there have been two shootings, one where the person died and the other they never released details. There was a man with a knife, and incident where a row of cars in the guest parking were covered in spray paint. Laundry machines are awful. Plus they hardly get the clothes clean and their Wash card system is a joke, if it's even working that day. Packages:You could have them stolen from your front door if left behind. If they get dropped at the office there's a chance they will let you know, but they are terrible at locating them when you pick it up. Worst part about packages: hours. They are only open from 9-6... not sure about you but I never get home before 6pm with work/traffic and I'm always at work way before 9am so I cannot pick anything up until the weekends, which I'm usually overly scheduled on. Often my plans have to revolve around when I can pick up my packages, stupid problem to have. Plus, if you have company in town and a package is shipped to them they will refuse it because that person is not on the lease!! Gym: The 24/7 "security" team unlock the gym yet not until 5-6am. I'm already on my way to work by then so the onsite gym is useless. Too bad because it could have been a nice amenity. At this point with the crime here and the frequent increase in cost of living (rent, water, sewer, trash and the admin fees I forgot to mention above) I am so glad to get out of this place. I suggest you keep looking.
I stayed here for almost a year. When I left the place, I cleaned up myself and left the place in same condition as it was given to me. After leaving they slapped me with a charge of 365$ over my security deposit (forget getting back the security deposit) not to mention that they did not have the home painted when they gave that to me. Apartments are pretty old, the one I was in had popcorn ceiling (popcorn ceilings contain asbestos), did not know that popcorn ceiling has asbestos which causes cancer when exposed to it. There is always almost impossible to find guest parking there. Management also sucks big time as their office crews (except Tim) are extremely arrogant. They almost never notify when they receive the mail delivered to leasing office. You will always hear that someone's car is broken or lifted or stolen from their parking spot. I hope city view management looks into these issues and fix these. The only good thing about this place is being close to Cal State.
The view from your window is amazing, you can see all of hayward and more. You can see the San Mateo bridge and you can even see San Francisco. It is one of the best views in Hayward and thats only part of it. There are so many things to do up here. There are 3 pools a hot tub, a gym, a tennis court, a dog park, a playground fot the kids and so much more. It feels like your on vacation 24/7. I love my life up here and i guaranty you will love it to
Management always responds quickly to any maintenance issues. Quiet. The gym is lovely. However, the office staff could be a bit more friendlier.
When you approach City View Apartments you get the feeling it is quality living. Quality would imply security, spacious, friendly, and place you can grow and live for a time while you try to get into the housing market. City View is none of the above. Let me first say, it was back in 2000. City View has become a rent hike, crime ridden, and non-friendly atmosphere. Every year rent goes up 5-12%, there is no way you can form bonds in the community because people leave after a year or two, and how can you settle into your place if you can’t predict your spending on rent year to year. It is impossible. So City View caters to students, because the college is across the street. Crime is continuous, in the form of someone parking in your stall weekly to always seeing cop cars in the parking lots around the complex daily. Cars are broken into regularly and there is no secure felling, because it is not a gated community. Often time’s outsiders are at the pool on weekends. So you would ask yourself, how can charge what they charge? They have an unrealistic view of the complex, does City View ownership. Trust me; the owners would never let their kids or family live there. No elevators for the apartments which make moving a bear and paper thin walls are big issue. You literally will hear the fan from the apartment's bathroom below. God forbid, and they do often, leave their fan on all night. You will hear a buzz all night, and it’s a big relief when they finally turn it off. Finally, you may want to move, because you know the rent is increase once you hit 10 months into your lease. The notice should come at the start of the 10th month. But is that enough time to find another place? It’s a terrible cycle. And if you go to month to month to try to find another place, listen to this – they will charge you 2.5 times your rent for month to month; I am not kidding, and I think this has to be illegal. An offer said to me was $1,950 a month rent, or if I didn’t sign and went month to month, rent would be - $4,400 a month!! Incredible!
When I first read some of the reviews left by tenants from a few years ago, I was apprehensive. Then I saw the complex. It is a little confusing, the way it is laid out. That being said, it is generally well run and well maintained. Despite the number of people that have pets, there is very little "mess" around. The grounds are well kept and the maintenance is quite fast to respond to concerns. I find that the front office is well managed and friendly. They are open to helping you and they honestly seem to want to. And if you have ever lived in an apartment in the Bay Area, then you know how rare that is! My one real complaint is the parking situation. You are given one space and if you need another then you have to pay more. Okay, I understand that. What I do not understand is why some residents think it is okay to have overnight guests park in numbered spots! If it is numbered, it belongs to someone. Yes, I know there are very few guest spots and that competition for them is fierce. But taking a spot from a resident? You deserve to be towed. And yes, it plays out every night. Around 5 or six when the people who don't go to school at the college, come home from work, and find someone in their spot, they call security who calls a towing company! And the fun begins! Even though the complex is close to a college, there is not a lot of noise and the like from the students. Sure the noise volume picks up on weekends, but it is definitely manageable. Okay this is not really a complaint, more an aggravation. The Laundry Situation! You have to pay to get a laundry card. Then you have to continuously put more money on the card. And half the time, the washing machine eats a load or two of the money on the card. The maintenance staff is not good about putting out of order signs on the washing machines. So you, the resident, puts in your detergent, clothes and card. Then the thing won't start - mind you this is after the money has been taken off the card. And there are only 4 washers per room. Granted there are laundry rooms everywhere, but still.... All in all, City View in Hayward is the best complex I have lived in in the Bay Area!!
I think city view is a very nice place to live clean and quite, and well keep out side always up to date. it has a large courtyard with some pool, lounge chairs and fitness room . great staff . thanks city view
this is our first apartment and so far it has been great. We love the location (close to Cal state East Bay where i am going to), the environment, the complex is huge. Though, there are couple things bothering us. Because we share the same building, and there are couple households smoke, and the fact that we have baby and we both can't stand smoke smell and its very bad for second smoke, so that is our first concern and most uncomfortable. secondly, we wish they would have the laundry in unit so that we didn't have to walk to laundry room and it is pretty far from our unit. moreover, I wish they would change the water meter. Instead of all as everyone sharing one water meter, they should have each tenant has his or her own water meter. lastly, mines has a great view but it is close to a main street so it is constantly noisy from traffic. Other than that, we have no other complain.
