Property Ratings at Conway Forest
Worst apartment complex in orlando. Nothing gets fixed, management doesn't do anything and you have to fight with them to even help you or fix problems in your apartment. Do not rent here no matter what the rent price is. Its not worth the he'll leaving here
There was a large water leak from the roof in our unit. After following up with the office many times in person because they do not answer their phones they scheduled to fix my roof a MONTH later. Pieces were falling and it was dangerous. They have no regard for safety for their residents and the lack of communication is laughable. My fix was scheduled for 9am-12pm and they did not show up until 4pm. The company they used tried to cancel the roof repair because it was raining outside and they did not want to carry their stuff. The staff still has not followed up and refuses to answer the phones. I have sent an email to the property manager and still have had no response. This place is disgraceful, avoid at all costs. I have been at this property for 2 years. Pricing is fair due to the size of the apartment and the area. The bedrooms are large so that is a plus. I also liked that the washer and dryer have their own area outside, but they can get dusty. Parking is difficult and the parking spaces and angled weird, so most people park over the line. Visitor spots are always full at night and other towing companies drop off cars so parking is a nightmare. Most people have pets, but people do not pick up after their dogs. They are a lot of lose cats around as well, it is not an issue for me personally, just something that is known. Most of the cats are very friendly. Your neighbors are always a hit or miss, but the office is willing to listen and take complaints seriously. My upstairs neighbor is a very skinny person, but it sounds like elephants are living up there. He also puked over the stairs more than once. As well, the plumbing for the upstairs neighbor runs through the wall in our bedroom, it is pretty loud when it flushes, even during the middle of the night. Maintenance has been a disappointment so far. We had an issue with our washer leaking. It took them a week to fix the issue and multiple maintenance men. However, they were very polite. Take your money somewhere else.
DO NOT MOVE HERE!!! If I could give 0 stars I would. Moving here was the worst mistake of my life. They allow just about anyone to move here. I lived around a bunch of people who acted like they were the only people on the property. People out partying until very late at night to people getting arrested. Neighbors slam their doors so hard pictures fall off the wall. Not to mention the amount of roaches I would find in my apartment in a week. I starting finding baby roaches also. The apartments are so outdated there are holes below the sink. I never do reviews but I am putting reviews on several websites because this experience was so bad I don't want anyone else to make the same mistake. The last week I lived here I went out to my car to go to work (which I think half the people in this place do not know what working is ) my car was on cinder blocks. My rims/wheels were stolen. You live and you learn I guess but I wish I never made this mistake. Place is terrible. I will say maintenance and SOME of the people at the office were nice but it definitely isn't enough to renew the lease.
As a first time renter, I couldn't ask for anything more or less! It was affordable in spite of the time I had to move, and it's a great one bedroom for one person, including washer and dryer so i was super happy about that. There's a nice pool and chill area with a little fountain. The neighborhood is great, there are shopping centers and different stores within walking distance (publix, dollar tree, Winn dixie, walgreens, even a bank of America.)Its about 5 miles from the airport and the greatest thing is that Its super close to my job! Management is always very nice and helpful. I've been here for almost 2 months and its been great thus far.
The rent is reasonable based on location. There has been new management that took over recently and they seem okay. Maintanence persons are quite friendly. Though they continuously do work around the complex because each unit needs to be updated. There will be times you may have to wait for long periods just to get your sink fixed from constant dripping water. Not maintenance fault, just poor management on the property. Though location is ideal, worth the price of rent. Very close to downtown, 408 & 528, Publix, Winn-Dixie, etc. close by. Parking is great. Pool and tennis courts are private, not crowded ever. Would definitely continue to stay when prices match living.
I have lived at Conway Forest Apartments for 6 yrs. The office maintenance staff have always been polite and friendly. There is a nice pool and tennis court for outside activities. They are pet friendly and provide a small, fenced in dog run, as well as doggy stations with plastic bags and trash recepticles to pick up and throw away doggy waste. The 2 bedroom apartments have great sized bedrooms and bathrooms, walk-in closets.and linen closets. The 1 bedrooms have the same set up. Rent is reasonable, inside mIntenance is great, and the landscaping is taken good care of. We are within walking distance to a small mall with a grocery store, drug store, sports gym, sandwich shop, and wing shak, etc. Evenings here are peacful and quiet. Great place to live!
