Property Ratings at Dakota Ridge
have lived here for almost 2 yrs. All was well the first half and now new tenants are causing noise problems. I have to sleep through loud parties and barking dogs at 3AM because their owners aren't home. I've reported each incident and neither was resolved. I no longer have the desire to live here and have decided to break my lease. I rented washer and dryer and now they're taking them back and forcing us to use a 3rd party company due to poor management. I would not recommend this place
Worst office staff and maintenance I’ve ever dealt with. When I place a maintenance request I ask for a courtesy phone call with an update. I have begged for a phone call - they never call. If* they do, they never leave a voicemail. Maintenance 25% of the time leaves a notice if they’ve entered your apartment - not always, which really ticks me off. They seem hesitant to contact skilled, licensed contractors to make repairs, instead opting to do it themselves and (in my experience) essentially “put a bandaid” over the problem but never repairing it. I have to call several times for an issue to be semi-resolved (by semi-resolved I mean, the a/c, hot water, appliance is working *for now* and the damage caused by the repair issue has been painted over. Literally. They’ve painted over mold...not, you know, found and repaired the source of the problem). The company has an outside agency inspect the property 1x/year or every other year, and that seems to be the only time the staff is frantically trying to make “repairs” (aka covering up), not bothering to give tenants a required (by law I believe?) notice before they enter the apartment OR notices after they entered the apartments when tenants were not home. Residents finally got an email that said “we may or may not be in your apartment sometime in the next month.” Thanks for narrowing down the time frame. This proved especially difficult for pet owners (since the staff wants pets locked up), people working from home, parents of infants, people who worked the night shift and slept/showered/etc during the day and were not away, and me when I was in a state of undress when, without notice, there was one knock on the door and a team of 6 people in my apartment. I discovered, via a camera I finally installed INSIDE my apartment because of my distrust for the staff, the maintenance staff using my cleaning supplies and bath towels (and then taking them - so...stealing?) to clean up a water spill they made while making a repair. THEN they left their dirty tools sitting on my upholstered furniture. They cursed while they worked and looked around the apartment, making fun of the decor, items they noticed around the apartment. I felt violated watching that footage. They are sloppy. Unprofessional. Don’t care about you or the property. Don’t make repairs - just cover up damage. Office staff (especially Denise) is rude and will not return your calls. These look nice on the outside and that’s all.
I have the floor plan which is called the Roosevelt. Its two bedroom and two bathroom. It's the largest apartment by square that they have, even larger in square footage than the 3 bedroom, but you will pay for it! My master bedroom has the full bathroom inside it with room to spare, plus each bathroom has the exquisite gardens tubs. The kitchen is an open concept with nice lighting and an island. Hope this helps.
I love the screened in porches and the fact that they have been renovating to make things look nice!
Dakota Ridge as my first apartment has so far been such a great experience. It is only a short drive to IUPUI's campus, the downtown area, and is conveniently located just down the street from Kroger's gocery store. The ammenities are great and having a set-up with 2 bedrooms and 2 baths is such a luxury!
