East Wichita, located about five miles from downtown, makes a fantastic case for living outside the city center. The family-friendly community is laden with amenities and attractions, but residents still have convenient access to the downtown area and Old Town. With area golf courses, public parks, and unique dining options, there is something to appeal to residents of all types in this area of the city. Eastborough, a popular area in its own right, is located in East Wichita.
With a suburban feel and a location that borders downtown, East Wichita provides the best of both worlds for those living in this Great Plains city. Many professionals and growing families choose to call this community home, and with Wichita State University so close the area still has a lively atmosphere.

Property Ratings at Dwell Apartments
1) Emergency maintenance is not real; I went weeks without A/C in mid-July. My apartment was 97 degrees. The toilet started leaking so I had to turn the water off, luckily for me it was after 5pm on a Friday and I had to wait till Monday to SCHEDULE someone to come out. (they can’t come same day, especially for this complex) 2) Last December someone from maintenance came into my apartment, while I was gone for work, and shut the drain off in my shower. No one let me know that this was happening (maintenance will just come unnotified). I called the office, they said "No one was at the complex doing work", but when I stepped outside, I could very clearly hear there was work being done in the apartment below me. The office never knows what is going on. When the unknown maintenance person was there, they left dirty handprints all over my shower walls and even used (left dirt on) my soap dispenser to clean their hands. 3) The company does not care about this complex at all. For over a year, August 2022 to present, they have been building a brand new complex right next to Dwell. Big cranes, trucks, and front loaders have been tearing up our parking lot. The construction workers obviously don’t care either; they would park their work vehicles directly behind mine, blocking me in. On July 24, 2023, Point Guard Management let all Dwell residents know that the parking lot would get repaved, and we can no longer park our cars in the lot after July 30th. They promised us it would take UP TO three weeks (till August 20th) to get the project done. Mind you, we are now sharing a parking lot with the Vassar Apartments at this time. It is now August 29th, and we are still unable to park in our parking lot. School has started so now there is an influx of residents from Vassar and Dwell parking in one VERY small lot. Most of us are just told to “park on the street”, but there are clear signs on Vassar Street saying “NO PARKING AT ALL TIMES”. 5) Roaches. This apartment complex is infested with roaches. No matter how clean you are, no food left out, sweeping, wiping, disinfecting, calling for the exterminator every month to come spray your apartment, it only takes one resident who doesn’t keep up as well and lets the roaches stay around. 6) AND AFTER ALL THESE TRIALS Point Guard Management has the audacity to email me to renew my lease and INCREASE MY RENT.
Worst place I've ever lived, roaches, broken cameras, tenants try to kick my door in with guns, laundry room disgusting and has 1 machine for whole complex.
