Although the community is mostly residential, Audubon Park sits near the exceptional shopping and dining options of Colonial Marketplace, Colonial Plaza Mall, and a vibrant strip of Corrine Drive and Mills Avenue.
The neighborhood is also convenient to beautiful outdoor spaces like Lake Baldwin Park, Blue Jacket Park, Harry P. Leu Gardens, and Mead Botanical Garden. Audubon Park is just three miles northeast of Downtown Orlando, making the community a popular choice for commuters.

Property Ratings at Audubon Park
The Good: The apartments are good condition, with great floor plans. The two pools are pretty, and the landscaping is great. The location is nice, close to Lake Baldwin, Winter Park, and downtown Orlando. The employees are polite and competent, and the maintenance crew are excellent. The Bad: Don't let the listed prices fool you. Even if you get the longest contract they offer (15 months), you will be paying hundreds of dollars more per month than the price listed here. Common area electric is an additional charge, so is a mandatory valet trash service. The additional fees alone are almost $100 per month. I currently pay about $300 more per month over the advertised price, for a currently listed floor plan. Residents frequently set their trash out early, so the corridors smell like trash. Management has not taken meaningful action. The elevators are frequently broken for long periods of time. The gym has extremely limited equipment, and the equipment available is odd. It does not support a serious workout. The club room is cool, but the pool table needs new felt, and the available sticks need maintenance. The corridors and stairwells have not been cleaned in over a year. The electronic entry gates frequently break. Overall, I recommend paying an additional $100 per month (over what you will pay here, not the advertised price), and renting at the Paramount in downtown Orlando.
Just renewed our lease since it was easier not to have to move. Let me start by saying we I have lived here now for nearly 4 years. When I first moved it the former company and staff were wonderful. The grounds were kept up and maintenance really cared about the tenants. With this new company ZRS management this place has gone downhill. They just want to take your money and nothing is ever cleaned, fixed or upgraded. Starting this month the company makes you pay for common area electricity (lights in your hallways/building - something that a tenant should not have to pay for not to mention half the time the lights in the building are not working properly so your safety is at risk if you are coming home at late hours) and the water/sewer bill is now billed for the average usage of the building instead of individual meters on top of all the others fees you have to already pay for. So basically you now have to not only pay for your own electric bill but now also for the building. Absolutely ridiculous!!!!! This company no longer care for the safety and well being of the tenants but just how much money they can get out of you. Next they will start charging for lawn maintenance service or common area cleaning fee and pool cleaning fees and gym usage fee……. RUN!!!!!!! Save your money and rent someplace else where they don’t charge for everything!!!

Lived here for a year and didn't really run into any issues. Very quiet community, beautiful pool area, apartment has treated us well, and haven't really had any issues with maintenance. The gym is terrible, so if that is important to you look elsewhere, but overall had a great experience living here and would recommend to a friend!

We moved in almost a year ago and we love our apartment and the staff is very friendly. However, I feel like the staff needs to keep a better eye on the property. Although most residents respect the property and keep it well maintained, there are a few “frat” like residents that are complete slobs and it’s very discouraging. The community has access to valet trash services, which most of our building respects and follows. However, one neighbor has continually left bags of trash and open trash in the hallway. Even after a notice was given that residents who do not follow the trash rules will be fined, they have littered the hallway with trash taking the “luxury” away from our property. I have had guests comment on how disgusting our hallway is. To top it off, these same residents have had guests come in and out SPITTING in the hallway and acting like we live in a frat community. We have gotten tired of complaining and unfortunately are considering moving because we moved here because we liked the quiet and “clean” community, but we are getting fed up with living next to disgusting disrespectful residents. It would help if occasionally the staff would walk the hallways in ALL the buildings and address the issues.

This place is going from a posh living environment to a frat house mess. The pool is Party Central destroying property. Sadly just a poor living environment for anyone that wants to pay the prices of an upper scale property do yourself a favor and look for a property that knows how to run a luxury apartment complex not this one. Management is unexperienced!

I moved here in October and it has been a great experience so far! The apartments all have new appliances, the bathrooms are big and the kitchen is beautiful! I love this place. My husband and I had a certain budget but we couldn’t resist this apartment after seeing the model even though it was a little over our budget, but every penny is worth it. Staff and management are also very professional and helpful.
