Johnson City is a picturesque community perched on the edge of Cherokee National Forest, near the northeastern corner of Tennessee. The community is known around the region for its thriving medical sector as well as East Tennessee State University, whose Johnson City campus serves around 15,000 students and employs hundreds of locals as faculty and staff members. Johnson City also earns top marks for livability, with countless regional and national publications naming it one of the best places to live in the United States—much of this praise can be traced back to the beautiful natural scenery, the cozy small-town environment, and the extremely affordable cost of living.

Property Ratings at Evergreen Terrace
Bugs were everywhere. The maintenance crew would come by every other month, usually unannounced, but their service didn't help. Communication among the staff and to residents was almost always inaccurate and inconvenient. The unit prices are ridiculous as well - definitely not worth the shoe box you're going to live in. All around, this place was a pain. Around every corner was another problem, and I very VERY much regret choosing this facility to live in.
I truly loved my experience here. I lived here for four years. Yes the apartments aren't fully updated and lavish, but for the price, I had no problem with that. I had no issues with how the apartment looked and with the appliances. Anytime I had issues in my apartment, maintenance came out right away and fixed it. The office staff was always helpful and friendly. It is a quieter complex, which I greatly enjoyed. It is safe for a person living in a one bedroom especially.
I moved in last summer, and was immediately disappointed. The entire place is dingy. The appliances are horrible, the carpet is disgusting, and the outside of the buildings look drab and depressing. When I moved in I reported that my shower head hadn't been attached correctly. Nearly a year later and nothing has been done. I also had an issue with wifi. I emailed the office and nothing was done. I went in to the office twice and nothing was done. A month (and many emails) later, someone finally fixed the issue. The "dog park" is a tiny lot next to a trash-infested creek. I smacked a gnat with a magazine and the magazine left a mark on the wall, and from what I've heard, I'm sure I'll be charged for that. Management is rude and slimy. They'll charge fees for anything they can. I have a friend that didn't have to pay rent for a month because there was a leak in his studio apartment (he had had to move all of his belongings into the center of his tiny room so maintenance could work and they stopped showing up for weeks). After he moved out, Evergreen sent him a bill for "cleaning fees." Wouldn't you know it, he had been charged THE EXACT AMOUNT that he wasn't required to pay because of the maintenance issue. I doubt that was a coincidence. The only positive I have for this dump is that it's in a great location: it's a quick drive to Willow Springs and downtown and it's a walk away from the Kroger and Earth Fare. I can't wait to get out of this apartment.
