Walls and floors are super thin Upgrades are cheap, the police activity has increased and noise from neighbors and loud music from cars at ungodly hours is constant. I endured loud upstairs neighbors, I have never heard as much bumping, thuds hard walking and to top it off the walls are so thin I was woken up by their cellphone alarm at 3 am. Maintenance was nice but it took several trips and sometimes months to fix get simple things fixed. The complex looks nice, the apartment was laid out nicely and the area is convenient. I would pay more and move to a better place if I were you.

I never lived in apartments where I could hear my neighbors at all, I've lived in affordable apartments too, nothing luxury. I can actually hear my downstairs neighbors when they close doors and sliding doors. It's true that you can smell cigarette and weed smoke when you are inside the apartments, even when you keep the doors and windows closed. Lived here for 2 years and found 2 scorpions in my apartment so far and I live on the 3rd floor. If you are apartment shopping in this area and you can budget for the next cheapest apartment, do not settle for this place.

The office staff is extremely unhelpful and rude. Any issues you have, they just tell you "sorry" and do not do anything about it. It takes days for maintenance to do anything when you put a request in. 3 of our appliances had leak issues throughout our entire lease. This place sucks. Save yourself the stress and do not live here.
I can second the reviews claiming issues with 1: The constant smell of pot smoke. Its everywhere and the walls are thin enough that it leaks into your own apartment. 2: The crime is going up. Police visit almost every other day. The police are nice though. Don't walk alone at night, that's for sure. 3: The apartment is trying to tack on charges that they think you will not see when you move out. They charged me for the utilities twice after I have already made my last payment and 2 days after I had already moved out: They lie about additional cleaning after you leave, claiming that it needs to be "professionally" done, when it doesn't say anything about "Professional Cleaning" anywhere in the contract. BE SURE TO READ YOUR CONTRACT FIRST! I'm also relieved to not be the only one they're doing this to, they need to be reported. 4: Pests. Doesn't matter how clean YOUR apartment is, the others will still bring in the roaches. Pigeons are out in force and poo all over the cars under any car ports. I, too, celebrated leaving this place.
You can hear every step and every conversation that your neighbors have through the luxurious 0.5mm paper thin walls of these apartments. You will NOT get any sleep. Consider your health doomed. -Rafael

I find it amusing reading the other reviews as I came to write my own. It's a little comforting knowing I was not the only one to have a problem with management at this terrible complex. I lived here for five years. And I celebrated the day I moved out. Only to find out a week later that I was being charged $175 for a carpet cleaning, which they deemed necessary, after I moved out. I'd had the carpet cleaned and they claimed it needed a "pet treatment" in every room due to animal urine. They also claimed the carpet cleaners lifted up the carpets to check and then laid them back down.... Riiiiiiight. Because cleaners do that. They charged me because I had a cat in my apartment. There were never any bathroom accidents ever in that apartment. You would know if a cat urinated anywhere. I had the carpet cleaned prior to moving out but apparently what I paid wasn't enough for them so they felt it necessary to charge me for a "special treatment" that was never discussed beforehand. When dealing with management, Michelle and Melissa, they could not provide any proof that the carpet was ever lifted up and checked even though I asked multiple times. They also admitted that the invoice from their carpet cleaning company was incorrect as it claimed more rooms than my actual apartment had. And in the midst of trying to come to a solution, they delayed a response to an inquiry about my lease agreement and cleaning upon move out, and sent me to collections without notification. They also never returned a call from a legal representative for myself. This, along with murders, shootings, and stabbings, people dumpster diving almost daily, scorpions, and loud and obnoxious neighbors compels me to advise against anyone moving here, ever. They don't care about their tenants and are only concerned with money and stealing as much as they can. I didn't even mention that it took 5 days and 3 maintenance visits to get them to believe my refrigerator and freezer was broken. Look elsewhere....
Not a clue how this place gets 5 stars. I second the crime reviews. Was told by the apartment manager that the swearing our ten year old was exposed to wasn't that bad because some would be as offended by Christmas music. Seriously? And, I forgot to mention that, because one of our neighbors smokes (we don't), our apartment constantly smelled of cigarette and stale pot smoke. Excellent. You couldn't pay me to live here again. I can only surmise that the positive reviews are shills. Thank GOD I just turned in our keys.
I’m a 2x resident meaning I lived at Garden Grove from 2011-2013 (loved my unit but wasn’t happy with management. Moved out of state for a couple of years but decided to move back in 2015 because the apartment layout fitted my lifestyle. Keomy was my leasing agent and was a breath of fresh air after dealing with the last management team. There are always pros and cons when living in an apartment complex but the way you approach it, depicts the outcome. My experience has been positive for the most part….fast maintenance services, friendly staff and the rent increases haven’t been too outrageous. However some cons, recent violence in the area (out of MG control) but within MG’s control, outdated/limited gym, and crazy amount of dog poop outside my door. However, the biggest negative was after paying rent to Garden Grove (either on time or early) for over 4 years was being charged $150 in late fees because I thought my online payment posted on 7/21. I don’t know if it was system error because I didn’t receive a confirmation email and wasn’t made aware until a note was posted on my door on 8/5. The assistant manager advised she couldn’t do anything which displayed to me a lack of value for their upstanding tenants on a first occurrence. To date, this was only undesirable response I’ve received from MG. Aside from that, Keomy’s customer service is one of the main reasons why I decided to renew my lease in 2017. She’s responsive and always pleasant when I call or stop in the office. When Keomy’s not available having another go to person like Barbara gives me peace of mind because I know she values the residents overall experience. Overall apartment experience, I would rate a 3.5 out of 5 but for the staff (Keomy and Barbara) 4.5
I've been living in the property for some time. It used to be a well kept place to live. Yes,cockroaches, bark scorpions and now a infestation of roof rats, mainly because of all the fruit trees. There are some recent traps set out but don't know if they're effective. There is also a problem with some crime events. Not to mention damage to vehicles because of inadequate parking. A new management company has taken over and the new Manager is difficult to work with and especially hard to get a hold of her. The property has aged and is too expensive for what you're paying for. I too, will definitely be moving out the next time my lease is up for renewal.
I've been living in the complex for almost 3 years and have felt ambiguous about the complex since I moved in. It was alright at first, but new management has recently taken over and the complex has gone downhill ever since. There has always been a bug problem in the complex, but it's only gotten worse. Cockroaches and scorpions (bark scorpions) swarm throughout the complex, especially in the summer. If anything has been done, it hasn't been effective. The crime in this complex is rampant. My friend had his car broken into, I've had my car vandalized as well. There have been shootings and stabbings in the complex. It's not an uncommon scene to see police blocking off entrances. You can't walk through the complex without smelling pot. Moreover, since the new management has taken over the staff have been anything but courteous. I've seen them be downright rude to several residents on trips down to the front office. They don't seem to value their residents, and seem annoyed and uninterested in helping when approached. In summary, the complex and apartments look alright. But scratch the surface and I've found that it is a less than ideal community. Certainly it's much too expensive for what you're getting. I will definitely be moving out the next time my lease is up for renewal.
The apartment complex is loaded with criminals. There have been 3 times a peeping tom has tried to peek through our window and the neighbors window (which forced her to move as she didn't feel comfortable with having a tree next to her window that the guy had climbed to see her in her bed room). We've had 5 attempted break-ins. One window was smashed and the sliding glass door was pried open with a screw driver, 3 other times they broke in through the front door. I would not recommend living here unless you carry a firearm with home safety rounds. I caught 2 of them before they took off and the other 3 times me and my husband were not home. There are numerous hit and runs at the complex as the parking lot is too small. You can see this easily when walking through the parking lot, as most if not all vehicles have been damaged and the people take off. We've reported 7 in four years, to the police, with their license plate numbers, however there were 2 other times we've been hit and did not see who did it. We've also reported 2 to our neighbors when their vehicles were hit. The worst of all the crime however is the shooting that happened in 2014. During this time a shooting had occurred right by the front office, leaving 3 people shot and wounded, and one dead. Drugs have been sold out of this complex for quite a while and even after calling the police and asking the PMC to do something about, it has yet to change 2 years later. There were 43 bullet casings found and the entire front parking lot and office concrete was soaked in blood. There were a set of twins in the apartment that had holes through the wall but luckily no children got hurt. The complex still hasn't hidden all the holes at the complex. There were 9 bottom floor apartments that the bullets traveled through. I would not recommend living here, and we didn't have the money to move or we would have at the time of the incident, as we have 2 children and were very worried about their safety.
Great location, courteous office staff, friendly and fast on site maintenance
For me Garden Grove Apartments has always felt more private and inviting being slightly away from the more crowded university areas, yet close enough to my place of employment. Located off Kyrene Road and W. Grove Parkway, I had easy access to groceries at the local Walmart or Safeway within a few blocks or a just a bit farther up Priest Road could visit the mall on the weekends or just to shopping and hang out with friends. The apartments feature a sprawling complex replete with former orchard trees that bear fruit you can actually eat and provide shade from the desert heat. In addition to amenities like pools, grills, and a fenced in pet playground, Garden Grove staff are friendly, attentive, and work hard to maintain building facades or the grounds themselves. All of these facets serve to create a comfortable and relaxing place to live and even grow. Demographics feature not just college-aged students, but the gamut of young adults throughout elder years and it is not uncommon to see children playing in the pools while families look on. My particular apartment was on the third floor and featured an extremely spacious 700~ish square feet layout including completely new appliances like refrigerator and washing machines, vaulted ceilings, a walk-in-closet, bathroom, living room, and patio. I often felt quite pampered as if though I was in my own private hotel accommodations just for me.:) I would definitely recommend Garden Grove Apartments for anyone seeking affordable accommodations that are still centrally located yet tranquil as perhaps for students wishing quiet and solitude in their studies, or for young families raising children who require a safe neighborhood. -Javier C, Tempe, AZ
The apartment is great. The one bedroom plus den is ideal for the single person looking for a place with out a roommate. The staff is friendly and maintenance issues get solved right away.
I have only been living here for about 2 months now, but in that short amount of time I couldn't be any happier. I was looking for a place to live not too far away work and this place is in walking distance. there are plenty of shopping and dining options in the area and the neighborhood is quiet. I was skeptical of moving here because I heard so many bady things about the property management. The property is now under new management and everyone in the office is terrific.
