Property Ratings at Gateway West
Lived here since Dec 22, the elevator has been down over 25times for the longest stretch being 5 weeks. Water disaster recovery vendors are at the property more often than not. It’s common for homeless trespassers to be on property, I have seen used drug paraphernalia left over from them. AC in hallway does not work. Packages are often opened and or stolen. Property management is completely inept.

I lived here for about 2 and a half years (summer 2021 - fall 2023). I liked my experience for the most part. Thought it was one of the more affordable apartments close enough to everything in Uptown. You've got a solid 10-15min walk to the heart of uptown but there are a couple bars and the football stadium are even closer of a walk. If it's hot or cold enough outside you'll find yourself wondering if it's worth walking the 3/4 mile into uptown or ubering just to not be drenched in sweat/frozen solid. Not entirely sure when it happened, but there was a change in management about halfway through my time there and there was a noticeable change in the availability and helpfulness of office staff. There were a number of times I'd call the office multiple times and get no answer only to walk downstairs and see people working in the office which was weird. You used to be able to have a guest pass to have visitors park for free but they did away with those and started charging for guests and presented it as a favor that they were giving us 2 hours free for guest parking. Ended up being ~$20/day which is insane for a guest at the place you're living. There is street parking near the building but it's very inconvenient. This past summer the pool was closed the entire summer until a handful of weeks before fall because ??? There were a couple weeks (maybe 4-5) where there were repairs on the sides of the building and there was scaffolding right outside the windows and balconies and there were times I'd leave the blinds open and see the workers looking in. Never got any heads up or explanation about what was going on. I lived near the main elevator of the building and whenever that went down (which happens decently often), it'd be quite a walk from one of the other elevators. On a positive note, when I'm inside my apartment, I *never* hear what my neighbors are doing inside theirs. I've walked outside to the hallway and have heard them playing loud music but as soon as I got inside mine it's always been quiet. I lived on the top floor so can't speak about noises from above really. You're near the city so you'll hear the noises of the city at night. Distinctly remember hearing some gunshots and seeing several police cars maybe a mile or so away one time. All in all, some good some bad, more than anything else charging for visitor parking would make me not stay here again but it's a solid monthly rent for the proximity to the city.

Other than the gym finally being finished and being in Uptown, that’s the only thing good about this place. In my 1.5 years living here the pool has been unusable for a total of a year… Hallways always smells like Trash and Gnats constantly in elevators and hallways which lead to them getting into apartments. You would think making all this money from leases they would give back and improve features you were told were being upgraded when you toured or Atleast maintain other features they already had like the pool. Convenience is awesome but not at the price of being embarrassed anytime you invite friends over.. smh I now know the area a lot more and would work a few more hours a week at my job or doing Lyft to cover the difference in price if I more more towards Southend area. Don’t make the same decision I did

All I have to say is the pool has been closed all year and still no sense of urgency. Better look elsewhere for luxery!!!

I love living at Gateway West. I have everything I would hope for in Uptown living - beautiful view, nice amenities, a spacious living space, and great natural light, as well as conveniently located to walk to stadiums and parks. The new management has been so respectful and considerate in hearing tenant concerns and making positive changes to the property. They are kind and welcoming and have made living here a more positive experience.

Our team is genuinely focused on continuous improvement and resident satisfaction. Thank you for taking the time to leave us a 5-star review and for choosing Gateway as your home here in Charlotte!
This apartment has good amenities and nice view but the front office staff is not responsive enough for my liking. You are lucky if they answer the phone or respond to emails. I typically end up having to go to the office which is inconvenient. I like my apartment but it took almost a month for maintenance to come fix issues in my unit. Also on the floor of my apartment it started to smell like trash a few weeks after I moved in and there had been a gnat problem in hallways as well. Also, you can hear foot steps from neighbors above which is to be expected in an apartment and street noises but also to be expected being near busy streets.

This place is an absolute JOKE! They let residents destroy the amenities, smoke on property, let animals use the bathroom in the hallways, cars get broken into, etc and will do nothing about it but if you’re late by 2 days to tell them you’re not renewing your lease because of a misleading renewal email they will charge you and not even be understanding! They claimed it’s per the contract but a lot of the things that happen around this apartment are against contract and they don’t do anything but send out an email! This was the biggest mistake living here so please avoid it at all costs!

Save yourself the headache and live ANYWHERE else! They act like it’s a luxury apartment but it’s far from it! The amenities hardly ever work, for the second straight spring the courtyard and pool area is practically unusable, the hallways smell like weed, people let their dogs use the bathroom in the halls, the management is AWFUL, when I moved in our cabinets were marked up and chipped, there was mold in the dishwasher, AC didn’t work for three days, and the walls are super thin. For the last three months I’ve had my view of the city eliminated by scaffolding and plastic over all the windows with no info from MGMT. Issues with break ins in the garage, gun shots reported, stolen packages etc so the place is far from safe. There is always something not working or “maintenance” being done on the complex. This apartment complex is the biggest joke and I regret resigning for a second year already 4 months in and if they would release me from my lease I would move in a heartbeat! Please avoid this place at all costs!
This is the worst apartment building that I have ever lived in. The walls and floors are paper thin. I live on the 6th floor and can hear everything that happens at street level as though I am sitting at the bus stop. Very large and loud commuter buses idle in front of the building at roughly 6am and 6pm for approximately an hour at a time. The neighbors are inconsiderate and play very loud music that seeps through the floors and the walls. The security service monitors multiple buildings and is not available for hours at a time if needed. The package reception system is terrible. I have had to engage in long protracted steps to get access to my packages on several occasions. Packages are also often left vulnerable to theft. The pool is only 4 feet deep. There is no business center. The gym is also subpar. Gateway West has been an exceptionally disappointing living experience. I would recommend people not moving here.

Hey Darin, we completely understand your frustration and that city living can be a bit noisy at times. Please remember that no one can guarantee you 100% soundproof in your apartment homes. We are currently working on improvements within the community so we're sorry that your experience has been a 1 star. Hopefully, we can turn that experience around for you soon. You're always welcome to stop by the Leasing Office with any questions or concerns. Best Regards, -Property Manager
Garbage in the halls along with the smell is unbearable most days. The new Management is horrible.

Poor maintenance and management doesn't care. Poor upkeep and the halls are dirty. Management doesn't listen.

If you want to be spared from making one of the biggest regrets in life, please do not lease from Gateway West Uptown Flats. Since I’ve moved in September 21, 2020, there have been major issues that have caused me to regret the decision to call this place “home”. During my tour of my apartment with the Assistant Property Manager on September 5th, there were things I noticed that needed to be resolved before I moved in on the 21st. I sent a detailed email on September 12th asking if the cleanliness of the apartment would be resolved before I moved in or to be provided a list of things their professional cleaners cleaned, so I can hire a company to clean the other things. I was assured that my apartment would be deep cleaned by a professional cleaning staff before my move in date. To my surprise, on the day I moved in, my apartment was the exact same as when I viewed it on my tour. The refrigerator smelled horrible, freezer shelves were missing, some inside cover wasn’t attached, the inside lightbulb didn’t work, it was full of stains and grime, a bathroom lightbulb was out, there was human and pet hair, dirt, and crumbs all over the bathroom and bedroom floor, the shelves in the pantry and bedroom were extremely dirty, the window sills were full of dirt, the bathroom and kitchen sink had caked up grime around the edges, amongst other things. I sent an email with pictures attached to the Assistant Property Manager expressing my disappointment in the lack of cleanliness especially during COVID-19. Once again, had I known my apartment wouldn’t be cleaned properly, I would’ve hired my own professional cleaning company. I was given excuses as to why my apartment wasn’t cleaned to “my standards” as if having a clean apartment was above basic/average standards. The Property Manager emailed saying they would have a cleaning crew come again. I was told to provide a list of days that I would be home so the cleaners would have access and I did. After a few days of not having a cleaning date, I emailed the management team for a follow up. I was told that the cleaners were busy and couldn’t provide a date. After a few exchanges and asking to void my lease agreement, I was given a cleaning date and told that they should arrive early in the morning. The “professional cleaner” arrived at 11am on October 5th with a shower caddie that held cleaning solutions, a broom, and a dirty cloth. My apartment was spot cleaned and she left. After telling myself their professiona

I've lived in 6 different apartment complexes and never had issues until living at Gateway West. In short, avoid living here at all costs. You will regret it. When we first moved in, management was good under Greystar, but took a horrendous turn when FCA took over. Management was never around when residents needed something and never answered or returned calls. They would charge additional fees and/or penalties with no leg to stand on. The amenities were trashed half of the time because no one paid attention. Hallways and stairwells smelled awful despite residents constantly complaining. & to to top it off, since moving out, we've been charged an additional $1,000 in damages, yet Gateway West never reached out to notify us or discuss the matter. Still have no clue as to why or how since our apartment was in good shape upon leaving.

Hey Anonymous User -It looks like you are not a current or former resident of ours, therefore I believe you have mistaken us for another community. I am sorry to hear about your experience.Thank you!The Gateway West Team
I don't know what stinks worse - the hallways or the management. Everything you see on the website and everything the leasing office tells you is all fake. You will be fined for every little rule that you break - and there are a lot of rules. Additionally, the towing company will find any fine print rule to tow your car or your guest's car. If management really cared about you, they would make sure this wouldn't happen or be explicitly clear about what not to do. The rent is outrageous for the location. Management thinks this apartment is in uptown and has the same quality of living as an uptown apartment but this could not be farther from the truth. Instead of spending their time making the apartment better for the residents, the management will instead probably spend their time responding to this review with some egotistical answer about how everything they do and all the rules they enforce are for the betterment of the community. The hallways at Gateway West smell of garbage, probably because the trash chute room is never cleaned and people constantly leave their garbage lying around in it. The elevators constantly smell of cigarette smoke and pet urine. If you want to have friends over, you can only have two over at a time and if you want to go to the pool, you have to wear cheap rubber wristbands to prove that you belong there. What they don't tell you is that you have to return them when you move out and if you don't have them, they will cost you $30 per wristband, even though they probably cost the establishment $1 each. When asked why they cost so much, I was told “Well this apartment is in prime location so we just don’t want the parking passes or pool passes being sold on the black market once you move out”……..like, are you serious? First of all, the location is terrible. It’s too far away to walk and too close to justify paying for a garage pass uptown. Second of all, if you actually believe this is true, I have no clue how you made it this far in life. They will also fine you for a single crumb left in your oven, a single tick mark on your wall, or a single hair left in the shower drain so if you were hoping to get your security deposit back, you can forget about it. A lot of the apartment is vacant which should tell you how bad this place really is. Do yourself a favor and move as far away from this place as possible.

There are many factors as to why I would never recommend Gateway West to anyone (just moved out, thankfully). Let me start by saying I only loved my physical apartment and the rest ends there. Reasoning below: -Management doesn't communicate with one another and does not care about residents opinions whatsoever -They only let you have two guests at the pool, so in a two bedroom you only get one each - I couldn't even have my family over... how sad! -They have no cameras in the lower parking deck, which is off of a sketchy street and many cars have been broken into down here!! -The access controlled doors mean nothing down there because you can just use the stairwell to get inside -They allow tow trucks in the garage late at night to tow resident cars (when they have their license place numbers and a quick check of that would show it) and feel uncomfortable that they have access to our apartment building when residents who’ve had to pick up their towed cars have noted how creepy and unprofessional they were). -Guest parking has been a pain when the lease office is not open and the spots are full: it would be beneficial to give a few blank passes to residents or one hard guest pass to use. -The halls and elevators are NOT air conditioned - can get disgustingly hot -The halls often smell, quite terribly actually -People have let their dogs poop in the hallways and even outside, they don't pick it up -We faced the hotel on the Johnson & Wales side of the building and it was LOUD - the trash pick up would start some days at 4am and it sounded like bombs going off to be honest -And to top it all off, when moving out, they rip you off with your deposit for normal wear and tear! To recap: AVOID LIVING HERE!

Thank you Anonymous! We value all our residents opinions, that is why we implemented community rules and policies, even if they are not adhered to by a small few. I appreciate your suggestion to give every resident a few blank passes for their guests. However, if residents refuse to place stickers on their car, to prevent from getting towed, creating a system as you suggested may cause more unregistered cars to be removed from private property. If there are any questions regarding the damages in your apartment during your residency or the pictures provided are not clear, please feel free to contact the management office.Thank you,Gateway West Management
Was kept up many nights by people stomping around upstairs. Beer cans were thrown onto my patio from parties on the floor above me. Barely any guest parking. Management has change 3 times during the 2 years I lived there and, in my opinion, got worse at each switch over. Also, after I moved out I left the apartment in excellent condition. I then received a bill for my security deposit plus an additional amount for carpet replacement. When I emailed about the additional charge I was told that there were pet stains and sent pictures of the stains that were UNDER the carpet they had already pulled up. When I questioned this they told me it would only have already been pulled up if there was an odor (there was no odor, I confirmed this with any visitors I had). I think it was just time for the carpet to be replaced and they conveniently saw a stain they could blame on the current resident, regardless of whether it was from that resident or not. Do NOT recommend, especially with all of the options there are in Charlotte!!
I have been living at Gateway West for about 9 months and couldn't be more pleased with my decision to move here.Great place to live in uptown.the location is perfect with great skyline view, and just a short walk to the center of uptown and all it has to offer.Staff are always friendly and helpful with anything needs or questions i may have. plenty of amenities and also host monthly events that are great for meeting your neighbors and having fun!
I have been living in Gateway West for for about 8 months now in a studio apartment that I love. When on my initial tour, I was drawn to the modern look of my apartment, with wood floors and stainless steel appliances, my private balcony, the 2 great workout rooms, easy & gated garage parking with a good amount of guest parking, and the breath taking view of the skyline from the pool/courtyard area. There is also a very nice lobby with TVs, a kitchen, free coffee, a theater room, and a game room. There are also resident events 3-4 times a month that range from brew bus tours, workout classes, movie nights, etc., so there is something for everyone. Although it is impossible to be a renter anywhere and have ZERO complaints, I can say that while living in Gateway I have come across very minimal issues or negative experiences. I have had only a few maintenance requests, and they were all resolved very promptly. I have a great relationship with the staff here, including the property manager and the leasing agents, who are all very friendly and happy to help me when I present them with any questions! Last, the building is in such an optimal location! Not in the exact heart of uptown but still walking distance from everything that you need, a bus stop right out front, and again, the most beautiful view of the skyline!
I have been a resident at Gateway for almost 2 years now. I am seeing a lot of mixed reviews about this property. My experience has been pleasant overall. Management has changed a few times, but the current management team they have in place is great, timely and responds to resident concerns. They have also started to put on monthly resident events. The location is ideal.. situated within walking distance between Uptown Charlotte and the greenways and nice parks. The pool and courtyard have beautiful city views and the apartment space (studio) has great natural light and the layout is perfect for me with the right amount of space. The amenities are a plus as well. Free coffee before work is always a win!

Thank you for taking the time to give us feedback. You have called Gateway home for almost 2 years and we love to know what we can do to improve. As always, please feel free to reach out to our management office at (980) 237-0273. Hopefully turn those 4 stars to 5 stars.
Noise all the time between people yelling, doors slammed shut, and just by hearing your neighbors talking. Staff is only helpful when your looking for an apartment. Hallways smell except for where the leasing office is at. Puke outside the elevator has been sitting there for 3 days. “Some” guest parking but you need a parking pass, which is reasonable. Except the office closes at 6 and then you CANT get one after that. So no guest parking. Place sucks.
I have been living in this property for around 8-9 months and never had a problem. Very friendly management and they take care of you in every way. They recently changed our property manager and the story begins. Very rude manager, doesn’t know how to talk to residents and mock residents if they have a question. Will not extend my lease here after it expires.
This apartment complex was great until the new management took over, FCA. They are never available when you need them, and are rude when they are available. They will literally nickle and dime you for every little thing. We received a ridiculous fee for them having to clean hair out of a drain upon move out. If you want to live somewhere you are respected and valued as a tenant, then go elsewhere.
I'm living with sewage in my dishwasher for 4 months now and the management is not doing anything about it, along with other problems with the unit. Pros: close to uptown, slightly cheaper than other uptown apartments, good facilities. Cons: defective building, management not responsive/responsible, no after hour service at all(the "after hour" phone number is the same as the one in regular hours),renewal price increase of 50% for the same leasing term.

Thank you for your review. I am very glad that we were able to work with you to ensure your dishwasher was working properly. Yes, you are correct, the after-hours emergency number is the same as the office, but when you leave a message on this line it is directly sent to a member of our team who is on call so that they can promptly take care of you. Thank you again!
I moved into Gateway West Dec '14. Since then, I've been very happy with the building as whole. Great location and ammenidies, people are great too. You occasionally run into a loud tenant, or a down coffee machine bit the staff does a excellent job keeping these to a minium. Pros: Amazing pool/view overlooking Uptown Workout facility/yoga room Starbucks coffee machine Responsive repair staff (<24 hour response times usually) Plenty of grills and outdoor lounge areas (also overlooking Uptown) Right next to highway 77 Cons: (very few, I'm stretching for these) A little bit outside central Uptown Coffee Machine isn't always supplied (cups, sugar, creamer) Little pricey (like all Uptown properties)
