Property Ratings at Glenwood Gardens Apartments
I currently live in Glenwood Gardens apartments and please take it from me if you’re considering renting here, DON’T. The “fully renovated” apartments are anything but fully renovated with the ancient doors and heaters still intact. They tear down a wall and call it a renovation. The moment you scratch the surface you can tell this is not real renovation. I’ve had to install a doorbell camera because I was having $600 plus dollars of packages stolen from right in front of my door. Meanwhile management does nothing, like add cameras to building lobbies or hire real security guards. They recently got approved by NYS for some sort of improvement increase and tackled on 6 months of an increase without informing me in writing of the amount of the increase or even when it would take effect. Not even the recent lease I signed or the recent rent invoices had the increase listed on them, but they did not hesitate to backdate an increase. It’s all around bad business, irresponsible behavior and typical of landlords/owners. Save yourself the headache and stear clear from this place. I will always regret not choosing the much better and more secured building across the street at 1 Glenwood avenue when I was initially looking for apartments in Yonkers.

This place operates on Preferential Rental Rates which means they overvalue their units to the maxx, then has HPD pay the difference on top of raising your rent to 3.999% annually. Within 2 years you will be paying at or above market rate for a subsized apartment. Legal? Yes. Ethical? Well... On coldest days, expect heat to be minimal even with new broiler that is set to function according to outside temperatures. It must be inverted as heat is more frequent in the spring than anytime of year. Employee retention is based on allowing discounted rent for workers and average salary scale for said positions. Recent Renovations include pointing, tree removal, roofing and broiler. All done with non union undocumented workers managed through friends of the complex management and cohorts. It has accepted section 8 at one point yet was not forced to comply with federal handicap accecibilty. Appartment interior renovations include the leanest of quality (cabinets, appliances etc) used to lure new prospective tenants. And the professionalism and courteousy of management and staff is void. However, of you're part of the gentrification movement or demographic upswing, you may be the exception, despite facility issues.
The apartment is big 2bd/ 2ba. But there are many flaws to the apartment. Squeaky and bouncy floors all over the house. the kitchen is small and very outdated. Old fridge and stove, cabinets are rotting and Management is very strict and tends to ignore when you have issues in your apartment. The only benefit is a 5 min walk to metro north. No restaurants or supermarkets nearby, Gas stations are far and the area looks dark, dingy and almost straight from a horror movie, yet they seem to upkeep the outside with landscaping instead of focusing on tenant living. Very bad neighborhood two blocks away from the building. Is pricey living without the wow factor.
Its a nice looking place will maintained common areas but some of the office staff are not helpful at all.
Great apartment but floor makes a lot of noise when you're walking even with a carpet. Decent, clean building.
