Located on Orlando's northeast side, Oviedo is directly north of the University of Central Florida, a large research university, and Central Florida Research Park. It is also home to Seminole State College-Oviedo Campus. Because of its location to UCF, Oviedo is fast-growing, home to about 30,000 residents and frequently listed as one of the country's best places to live. UCF is the nation's largest university, enrolling roughly 64,000 students a year. It is a space-grant university with a sprawling campus of 1,415 acres.
Oviedo was once a rural community and it still features some of its farmland roots, from its historic buildings to the chickens roaming through downtown (yes, really). You may even see a "chicken crossing" sign or two as you make your way through the city. Oviedo's Chickens date back to 1875, when settlers first arrived to grow crops and raise livestock.

Property Ratings at Grandeville at RiverPlace
I've lived here with my husband and our dog for 2 years. This place is little pricey, but for what you get it's totally worth it. I'm rating it 5 stars because I've lived in some other complexes in the UCF area and this is the nicest one by far. When we moved in, we had all completely new appliances and carpet. Vinyl floors and carpet in the bedrooms only. Most people that live here are families with kids and some college students. It's a quiet area and there are no loud parties at night. The pool is also super nice and relaxing. My only complaints are that there is not enough parking for guests (12 spots or so in the entire complex) and there is no gate code. They WILL tow you if you are parked in a resident spot without a sticker. Also, it's really annoying when we want to order pizza after 7pm and we keep having to drive to the gate to let the delivery guy in. Overall, you will definitely get your money's worth out of this place. It's definitely been a nice little home for our family.
I was told there were not many college students here, this was a complete lie. Almost every unit in this complex is rented by college students who are loud and obnoxious throughout every night. My first night here there were students walking around the parking lot with a bottle of vodka taking shots. The parking is the worst I have ever seen, there is maybe 1 spot available per apartment when most of them probably have 2 or 3 cars. Every night I am forced to park across the entire complex cause every spot within any reasonable distance is taken up. Grandeville boasts saying they renovated everything yet the only thing they have done is put a nice countertop in the kitchen, all the cabinets are worn and rotting inside. Literally every one has water damage inside. The maintenance takes forever because apparently everything is on backorder. They have valet trash pickup with little bins outside of each apartment which rarely gets picked up. These trash bins are also expected to be maintained by the residents, yet these don't have handles and there is no place in the entire complex for you to actually wash these things so they all have a disgusting smell which created a terrible black soldier fly larvae problem. Ours was horridly disgusting upon move in and the first two weeks we spent here we were killing at least 10 larvae a day which were crawling into our apartment and hiding under the baseboards which have gaps to the floor because the floor is uneven and the installers didn't put them in correctly. This place is nowhere near worth the premium price you will have to pay to live here.
My honest review of Grandeville at River Place is not good. I don’t know where to start so I’ll just list everything I find wrong with it that has contributed to my negative experience. Friends or family visiting? Think again. 21 visitors parking for the ENTIRETY of the hundreds of people who live here. Property has expressed no urgency to fix this problem and all of the residents complaints have produced no attempt from the property to resolve this issue. Been locked out several times when I first moved in. The gate locks in the evening and I had no scanner key given when I moved in. My name also wasn’t added to the call box until I complained about it. Parcel Pending is how you will receive some of your packages and have them held hostage in a system that you have to pay monthly for. I often have to wait til the next day to pick up my package because Parcel Pending is in the office but the office typically locks at 5pm. Walls are thin, there’s a minor bug problem, my laundry room floor is messed up and warped from water damage (prior to move in) and it was never fixed. Have complained about tree branches scratching and pounding against my window, was told trees get trimmed in the Springtime—I’m writing this in April and the trees have still not been trimmed. It feels like more of an inconvenience to stay than to move out—I’ve been living here for 9 months.
I have never in my life felt so disrespected by a company before. They treat you like an unwanted roach, they are extremely rude and deceitful. I can’t even begin to express how careless the management here is. If you write a complaint, instead of helping you they just defend themselves. It’s comical.

For an additional $120 per year lease increase you too can enjoy loud neighbors, paper thin walls, ever present leaks and maintenance issues, and filthy breezeways. This place is disgusting.
Everything started out great. We really love the apartment itself. Currently, it is 7:30 in the morning and the pool music is blaring loud enough where I can record it and you can clearly hear it on my phone. Who is by the pool at 7:30 in the morning?! It usually doesn’t come on until 9ish, which is much better. Still loud enough to hear it clearly in the apartment, but at least it wasn’t 7 in the morning. You can hear EVERY STEP above you. We are on the second floor and it sounds like elephants live above us. They wake myself and my child up every morning with their banging and stomping. It’s insane. This is def not the place to live if you don’t stay up late or don’t get up early. Parking is insane. We finally just gave in and got a garage (which you cannot do anymore unless it comes with your apartment). They only allow one car for a two bedroom, so you HAVE to pay extra for another spot if you have more than one person in a two bedroom apartment. AND, if you have a garage, you can be towed if you park anywhere else. The issue is if the person in the garage needs to get out before the person parked in front of it. Then, when you get back, they have to move it again so you can get back into the garage and not block THEM in. If the second person has a green sticker, they cannot even park in front of the garage you pay $100 (plus the $25 you have to pay for a second car anyway) extra for or THEY will get towed. The worst thing for me was the PILE OF HAIR that I pulled out of BOTH of my master bathroom sinks. They did not clean the apartment very well before move-in. It looked like I pulled an animal out. Literally made me sick to my stomach. I don’t think she’s here anymore, but one person in the office always gave us the wrong answers to our questions. We finally just stopped asking her anything. She even came in and sprayed the entire gym in Lysol WHILE WE WERE WORKING OUT multiple times. Not a joke, but wish it was. I finally just bought a Peloton and I only go to the gym after the office closes so I don’t suffocate in cleaning chemicals. My general conclusion is that if you are a college student or a partier, you would prob be ok here. If you have a family or are a business professional, not so much. Gates are not functional quite a bit. Cool pool area and business office! Maintenance is fire!! They have ALWAYS fixed anything I have reported within the same day. Seriously the best!!!!
Absolutely deserves a zero rating. It took them 5 months and 30 service requests for the management to realize that the dryer is broken and need to be replaced. This community just has 10-12 visitor parking spots for the entire community, which are always occupied obviously. Lease here only if you would never ever have a visitor or be prepared to pay $135 every time a visitor vists you, for their towerd away car.

We do have parking restrictions that are explained to you during leasing process and want to ensure that all resident's can park in our community. We would never charge your visitor's any fees to visit. Our parking lots are open from 7am-7pm. Please ask your guests to move to visitors parking after 7pm. Also, we strive to complete maintenance tasks in 48 hours. The staff here always tell me something different and nothing is ever easy to resolve. They are not understanding or reassuring and don’t really care if the issue you are having is solved or not. I have lived here almost a year and a half and still have not had an experience with the office staff where I left satisfied. I have tried to be extremely clear, ask detailed questions, and repeat myself over and over to get my point across in communicating yet it never seems to work. They seem inexperienced and like they don’t actually know how anything works. You will get a completely different answer by every single staff member. Also expect fees like crazy and no notice, invoice, or receipt of what the fees are for. There are also 10 or less visitor spots so parking is also a nightmare as well as getting in the gate if it decides to work. There is also a mail policy that it apparently can not be left at the door which forces you to pay more money for a parcel service that really doesn’t do anything. If you think you can overlook the staff situation and live here you should really reconsider. Unless you enjoy throwing your money away and never getting clear answers.
Before JRK took over, everything was wonderful. Now, the staff is condescending and unprofessional. Maintenance is not completed as promised. Trash is not taken out. Don't get lured in by their "new renovations". You will have a bad time.
Grandeville has recently decided that, despite the lease agreement stating that parking is free for the three registered vehicles in my lease agreement, that moving forward we will only be allowed two vehicles parked on the property, unless we lease a garage, which costs over 100 dollars per month. I NEVER would have signed a lease here if I knew that our monthly payment could be increased so arbitrarily. The office staff has cited a paragraph in our lease allowing the apartment to "change rules" in areas such as parking. If you just know, "changing rules" includes charging you even more money to live there than they already do.
I went to college in the Bromx, NY and never saw as many roaches in my place as I do in Grandville! I live in building 5 and have an apartment that was just "upgraded" last summer bit still see roaches all the time despite being meticulously germophobic and clean. Plus they tried to hike the rent 11% for just a 1-year renewal (but no way would I renew even if they took off that much). Plus the pool and bowling alley have been "under construction" for almost a year, despite assurances that it would be done by January! And apparently they don't even have the permits yet so don't expect anything anytime soon! Avoid this place! You can get much better, especially for their prices!

The only good thing about this apartment complex is the maintenance. They are always friendly and timely with their service. Two years ago, everything about this complex used to be great, but then the management company changed. With the exception of the property manager, Katrina, the current leasing office management is rude, terse, and wholly ineffectual. We asked for a move out sheet, but we never got one. We were simply told that it had to be "clean" but were never given any explicit standards as to the degree to which it had to be clean. Then when the time came to move out, we were told we would be charged for several different items because they were not clean enough. The pool and gym were closed the entirety of my last year here, nor did the gate work. These are advertised amenities, the upkeep of which we were paying for as part of rent, even though we did not have access to them, yet we were given no sort of compensation. It is sad to see what used to be a great apartment complex degrade into something tantamount to a scam. Had it still been owned by Greystar, I would have loved to stay here another year. JRK Property is a plague, and I advise anyone who is considering living here to reconsider. I would opt for homelessness over another year at Grandeville.

If a staff member wasn't able to assist you with a cleaning guideline sheet, you were able to call the property manager and she would have issued that immediately. Please call the office and we can further discuss your matter.
DO NOT SIGN A LEASE HERE! From the moment I moved in, I encountered problem after problem. First, the A/C unit didn’t work and wasn’t repaired for 6 days. With asthma, I couldn’t dwell in the unit during the repair time yet was still held responsible for paying the full rent, utilities, and power. The maintenance man chuckled when I explained why I couldn’t sleep in the unit due to my medical condition. Following this repair, I continued to put in maintenance repairs for broken appliances, cracks in the tub, and more repairs to the A/C unit. I also found out that the utilities are based on building consumption divided by the number of occupants in that building. This is completely not fair for those, like me, who work full-time jobs and aren’t using water and sewage most of the day. We’re essentially helping pay for families that use these services around the clock. I tried not to bother the management team too much since they were always busy and not so responsive, and when they did respond I got rude replies and very vague answers. Everything in the unit was outdated – appliances, countertops, cabinets, hardware, etc. - and the security gate wasn’t closed the majority of the time. In fact, in the last few weeks of my residency, the security gate was torn down for a sudden renovation without a notice going to the residents. That’s not professional or safe at all. The clubhouse and main office (with the gym, pool, business center, etc.) were also torn down for renovation with a quoted construction time of 2 months, however it was still a pile of rubble 5 months later. Part of my rent went to using those facilities, especially the gym, yet I wasn’t compensated for this sudden loss and I had to get my own gym membership elsewhere. To top all of this off, when I had to break my lease due to a work-related opportunity, I wasn’t told – after asking multiple times – where to make my final payment and when. 30 days after my move-out, I was contacted by a collection agency to process my payment over the phone. I was completely taken aback and appalled I’d be sent to collections without being told so and potentially have my credit negatively affected. I endured all of this for a unit that wasn’t all that great and can finally be free from that living nightmare. Save your time, money, and sanity by going somewhere else. This may be a cheaper option in the UCF area but it’s not worth saving a few pennies.
Most people that have been convinced somehow to pay these sky-high prices regret signing their lease as soon as they realize they will be constantly inconvenienced by Grandeville's condescending staff and sudden and insane price hikes. The nickel and dime increased my monthly rent over $300 due to MISTAKES by management including forgetting to charge the proper price for trash services, raising water charges, and fees for broken blinds and ammenities they don't even OFFER! The hot tub, heated pool, tanning, and gym were all completely unusable during the last two months of my stay, and were in disarray and disrepair during the majority of my time there. Rent costs change every month and are a complete mystery. Staff has lost my lease agreement and given misinformation about my lease every time I call. Since JRK purchased the property, Justina in the front office has been condescending and has hung up on my partner for calling with concerns and disputes on MULTIPLE occasions. And since we signed when they were running a special with no security deposit, we are being charged HUGE fees to update our apartment! I just want to be DONE with this place and its insane charges, NOT charged funds just to move out! RIDICULOUS.
Under JRK Management (pronounced JERK Management), Grandeville has gone quickly downhill. I experienced the worst customer service with the office staff. Unfortunately you cannot avoid interacting with them either. Between all the billing and maintenance issues you'll deal with, you'll be wishing you'd moved somewhere else. You deserve a much better apartment complex for that amount of money! Avoid at all costs.
Hidden prices everywhere! Place is absolutely ridiculous! Not worth 1/3 of what the rent is! Staff is horrible, condescending, and incompetent. Find anywhere but here. It truly is a joke living at this 'luxurious' apartment complex! Lmao!

I lived in Turkey my whole life and this is the first another place felt like home. For any student, family, or single individuals, Grandeville River Place is the most suitable place in the area. If you were worried about not being able to bring your pets, they are welcome too! Not only this is a pet friendly apartment, it also offers a great dog park with a beautiful lake view. It is located near the second largest university in the nation, UCF. The common areas including the pool, jacuzzi, grilling area, and cabanas are always well-kept. Living here is like living at a hotel resort!
I love my apartment it has everything I ever wanted and need and it's clean compared to others and I JUST RENEWED!!!!!!
Rent is too expensive for what they offer. Pool is never clean, gate is always broken and they overcharge for storage units and garages. The apartments themselves are a good size, we have a 3 bedroom. Parking spots are not assigned so finding one late at night can be difficult.
