Perfectly situated just nine miles from Downtown Columbia and five miles north of Congaree National Park, Hopkins is an ideal suburb, offering a wooded, peaceful community just minutes from the city. The village is also near McEntire Joint National Guard Base, just four miles east of Hopkins, and the University of South Carolina, 10 miles northwest.
Renting an apartment in Hopkins means Congaree National Park — one of South Carolina's most beautiful locations — is your backyard. Property Ratings at Harbour Landing
Unfortunately I'm not in a position to move into another complex or purchasea home. These apartments are horrible. Management never communicates with you unless they are looking for your rent. My heat and air never works. This past winter my heat did not work and the temperature in my apartment was below 50 degrees. Management never made accommodations for us to have heat. My heat and air unit still does not work it is now April. They do not have a maintenance staff and I'm never able to get anyone to repair anything. Unfortunately I'm not in a position to move. PLEASE DO NOT MOVE INTO THIS COMPLEX!!!!

Hello, thank you for taking the time to share your resident experience. We appreciate all feedback as it helps us improve. Could you please give us a call at (803) 776-8745 at your earliest convenience so we can discuss your concerns in detail? We appreciate you as a resident and want you to be comfortable living in our community.
The owners of the property focus on the outside to lure residents . You have no idea that the inside is terrible they gave false promises about upgrading your unit.

We apologize that you are experiencing an issue. These are older, original apartments and while they means they are very spacious we can run into issues. We have new maintenance personnel who are really helping us in this area. Please give us a call and we will assist in making sure you are comfortable and up to par!
I have been here for 11 years. This is a good place to live and the management is great. Bad reviews are coming from residents who like to live like animals and have crime occur and are kicked out or from residents who move in and want to live for free and are evicted. harbour landing has a large base of long time renters who love it here. management does what they can with what they are approved for by the owners.

We appreciate every one of our renters, we thank you for your time you took to give us a review. We hope to continue to provide s great environment for you.
This place is the worst. Unless you like loud residents, bed bug infestations, non existent maintenance, not function a/c, car break ins, and an overall lack of communication or empathy for residents, this is the place for you. The best decision of my entire life was moving from this place. I now know what it's like to live at a complex where they not only care/communicate with their residents, but care about their own buildings/units enough to keep up with various maintenance. Don't even get me started on Alyssa. She comes off as wanting to be helpful but she ultimately does not care. She clearly doesn't know how to properly manage a properly. When I found out she managed other properties I was shocked. Covid 19 has given them even more reason to be show a lack of empathy. I can literally think of zero pros for this place. Don't waste your time or money.

Harbour Landing is a very old property. Garners Ferry is a very busy area. Issues are prone to occur. Columbia is a large and very chaotic city, crime can occur anywhere. Management is not the decision maker for the budget of the property and they can only do what they are allotted to do. Many of the things you mentioned are not due to poor management. Management is just the contact person and gate holder. Maintenance and Ownership are the back bone of the property and many changes have been made recently to assist in that area. Management is very empathetic to our residents but we are hired to do enforce things that are sometimes very difficult. To attach the manager directly to your complaint is very one-sided because residents do not have half an idea of what this job entails. Management does care and attempts to handle each issue but we are often limited which can be misjudged. We have a very strict guideline that we are instructed to follow per the owners and we cannot empathize those policies away. Covid-19 made many things very difficult and as everyone we did the best that we could and still are. We had employees to fall sick and many residents making things even harder. We are in contact with countless individuals a day and if we do not limit our face to face interaction we put everyone in the community at risk. We would like to discuss this further if you would like to call. Best wishes.
Huge unit and management is on point. Location is perfect. Happy here.

I had a great experience with ladies in the office, my move in was smooth and my unit is up to par. I had 1 maintenance order and They came in and handled it immediately.

We are happy that you are happy. We hope you continue to be happy here!
Lived here for 7 years, I’ve nevr had issues. I live in a 3 be. It’s almaot 1500 sq. Ft. So higher electric bill is to be expected. Management is always helpful, maintenance is timely. You won’t have issues here unless you don’t pay your rent, don’t communicate or commit crime. Our street is quiet. I ain’t leaving. Best complex on this road.

Thank you for taking your time to review, we hope you continue to enjoy your apartment.
You have sce&g for no reason, but to pay a pointless bill. The air DOES NOT work, and they tell you use dark curtains... not let me check it out because they know it doesn’t work and they aren’t going to fix it. And this is in the winter also. The only time you hear from the office is to get evicted over 20$, and they don’t work with you. It feels like they are they to send eviction notices ONLY. Oh and the neighbors are terrible, they will have large sets of different people in their home every other month and you never know who you’re living beside.

We are saddened to hear that you had a less than great experience. We would like the opportunity to speak with you and reconcile the relationship. We are not perfect and we strive to better ourselves each day. We are making changes daily and it does take time to fix what has took years to create. The electricity bills are higher at Harbour Landing because the size of our apartments are far larger than most apartments today. Our 2 bedrooms are over 1100 sq. ft. and our 3 bedrooms are over 1400 sq. ft. We do follow a strict rental policy regarding past due balances and by your signed lease you are held to that balance regardless of the amount. We do try our best to work with everyone but we cannot work with the rental balance, due dates or eviction policies. We do apologize that you had a rough experience and we would love the chance to make this right. Please give us a call at 803-776-8745.
