Property Ratings at High Oaks
I’ve lived here for almost 4 years. Neighborhood is riddled with mail theft, they don’t treat the stairs when it ices, maintenance uses “band-aid” fixes for huge problems, the pool on my side of the property has been out of common mission for over 8 months, and I’ve had an ant problem since my FIRST WEEK living here. The list goes on. Wouldn’t recommend, but it served its purpose as my first apartment.

I was looking for the most affordable option but was surprised when the lowest price I found was also the biggest and came with a free washer and dryer. The staff also let me know of a special they had that I did not even know about saving me an extra $200! I couldn't be happier! With Austin the way it is right now, I was very surprised to know places like High Oaks still existed!

Update 10/04/2021: Went to Main Office after they failed to respond to my email last week. Explained about mail theft. They're going to change my mailbox lock. Rent is going up between $70-$100 if we choose to renew our lease. Update Sept 29, 2021: Mail is being stolen again. I had packages taken on Sept 24 & 26. One was stamps ordered from USPS, delivered by USPS according to their email notifications. My friend had small tokens removed from envelopes before she took them from her locked mailbox. We want mailroom cameras. Also, a lot of police presence in the complex for the last few weeks. Update May 3, 2021: Main office called back. They're looking into the Mail Center issue. Delay was due to being overwhelmed with calls over their new payment portal. I advised emailing those with effected mailboxes. She didn't see the need. I explained that residents who don't check mail often won't know there was a break in if they're not notified. They won't know their mail was potentially taken. She did email residents afterwards, sharing what occured. They've started contacting CSC Works over laundry problems. Update May 2, 2021: Main office stopped answering the phone? I leave messages requesting a call back which I don't receive. My neighbor is having the same issue. They fixed the mail center but one section of panels was broken into this week. I reported it to the Main Office & to the Post Office. January 2021: Residents are forced to pay for Spectrum cable & internet. That's $70ish a month when we don't watch TV & could've gotten the internet-only package for cheaper on our own. The living room doesn't have a ceiling light. If moving here, bring lots of lights. There must be hundreds of residents in this complex. Yet there are only 4 washers & 4 dryers in our laundry mat which is always broken. Residents have to contact CSC Service Works themselves or nothing gets fixed. The complex left notes in the past informing residents that the front desk won't contact CSC Service Works on residents' behalf. Mail Center's been Out of Order for over 2 weeks with no progress towards tearing it down nor fixing it. But the Post Office is right down the road. Tree roaches were a regular issue for months. Our Roach Hotel traps were more effective than the exterminator the complex sent, but they did send them. Otherwise, this place is fine. Maintenance is responsive to issues, and the front desk ladies are friendly.

I have really enjoyed my stay at High Oaks. I have had an incident with my rent and once I spoke to management they worked with me to solve my problems and were very polite. The maintenance staff is AMAZING!!!! They literally contact you regarding your issue and Sal left my restroom in better condition than it ever was before my issue. My apartment had a leaky toilet and maintenance contacted me shortly after I placed my request. I informed them they did not have to come the same day and could wait until the next day since it was so late. Sal was there first thing in the morning and literally fixed my bathroom so nice and neat. The towel that was in the ground for the leak was nearly folded and my bathroom rugs and trash cans were placed in a better place than I had them originally! I totally recommend these apartments to anyone who is searching. Plus the valet trash and cable and WiFi bundle just add a greater reason why this place is so awesome !

Anyone thinking of moving to Austin, Tx: DO NOT LIVE AT HIGH OAKS OR ANY OTHER NORTHLAND COMMUNITIES PROPERTY. I moved in 7 weeks ago and my AC unit has been broken 6 times already. Summers in central Texas are brutal because it is between 95-105 degrees consistently and it is worse when your apartment is 90 degrees while you sleep at night. It's in a great location but this place sucks. This is my 2nd northland community property and they are trash. It is 10am at the time of this post and it is 91 degrees in my apartment. This post is to help you...find somewhere else

Old and badly maintained. The worst part is at the end of the lease when they charge you using any excuse to steal your money.

I love my sweet little apartment I share with my roomie, her bunny and my two feisty cats! The management is wonderful and I am in the beautiful Arboretum area. I have made such a happy home here and will continue to do so.
This place is great! It is in a nice neighborhood, convenient to all shopping amenities; groceries, malls, gas stations, movie theaters, etc. Yet, it's tucked off the highway and surrounded by trees. It is in walking distance to hiking trails with water streams. The staff is helpful and friendly; along with, the apartment and grounds are clean. Requests can be done online; as well as, extermination and maintenance are taken care of efficiently. There are several pools, fitness centers/gyms, recreational centers, etc.; since, we are allowed to use the facilities of other common owned properties. There is a dog park and other animals; cats,birds and squirrels. The apartment has a cute layout, a large balcony with morning sunlight, laundry room, ceiling fan in the bedroom, balcony entrance from the living room and bedroom, dishwasher, and the kitchen sink faces the fireplace. I give it 4 stars only because of minor issues like insects, cracks, broken ice-maker, etc. However, overall this place is a hidden gem! It's a place to call home; a sanctuary from the hustle and bustle of the city.
High Oaks is not the most impressive apartment, but if you can look past minor flaws and annoyances, it's a satisfactory place to live at a price that's hard to beat in Austin. It's in a great location for those wanting to be close to shops and restaurants of north/northwest Austin. This is not a "luxury apartment," however the staff does a fairly good job of maintaining the property and keeping it looking presentable. Nothing fancy though. Same can be said for the interior of the apartments. It's obvious some shortcuts were made judging by the less-than-stellar paint job and other minor defects and flaws found throughout the home. There was an issue when I first moved in with leaky plumbing that took over a week to get someone out to fix. That, however, seemed to be an exception to the otherwise prompt maintenance staff. Since then, other reported issues are needs have been addressed within the promised 48hrs timeframe. If you can overlook some relatively minor imperfections, this place can be a fine place to live in a bustling part of the ever-growing Austin community.
I love the staff at my apartment community. The apartment I rented from Houston was exactly what I thought it would be prior to me moving in. They were able to accommodate my move from Houston to Austin and answered all my questions in a timely manner. I love the pool and laundry facility as well. We have two pools and beautiful scenery.
I have lived here for only two months and all of this has happened already: 1.) They lost my lease when I flew in from out of state to sign 2.) Was not told about needing to set up utilities and renter's insurance until after move in 3.) Was not given a laundry room key until after 7 emails and 3 phone calls requesting one over the course of two weeks 4.) Very strong cat urine smell was not taken care of until 4 weeks after move in and 4 maintenance requests 5.) Holes in front door not repaired for over 4 weeks after move in, causing insect & spider infestation and very high electricity bill 6.) Office closes early consistently and staff do not answer phones ever nor emails promptly, so it is very difficult to get ahold of staff 7.) 4 out of 5 washing machines available for 500+ units have been out of order every single time I've attempted to do laundry for 8 weeks. 8.) my online account balance has never showed my actual balance - staff must verify every month before I can make a payment and they only accept online payments
