Property Ratings at Hillmeade Apartment Homes
Don’t pay attention to the positive reviews. Hillmeade has drawings for residents who place positive reviews to win money. We’ve been here a few years and the property has gone downhill completely.Our current property management and maintenance team are nice but Aimco, the company that owns the property is as cheap and greedy as it gets. All the neighbors I know feel the same way. There’s dog crap all over the place. People keep large dogs off leash despite the policy that all dogs must be on leash. Walkways are crumbling, stairways into buildings are suspect and Management is unable to do anything about it. One neighbor I know moved out because our floor collapsed and the inspector told her it was an accident waiting to happen. Fees for pets, parking and garbage are ridiculous, the front gates rarely work, and trash pick up is spotty. Also, the appliances in the apartments and homes are as cheap as it gets – it’s ridiculous that our dryer despite repeated complaints takes a full day to dry even an average size load. We are incredibly disappointing was with what Hillmeade has become and look forward to moving when our lease expires.

Our sweepstakes drawings are for entries from all of our communities nationwide, not just Hillmeade, and it states any review can enter. We encourage our resident pet owners with email reminders to pick up after their pets. Our service team walks the property once a week to pick up waste. In Hillmeade's lease agreement all additional charges or fees are provided. We understand that allocated monthly expenses may vary for everyone. As such, we are extremely mindful to disclose all charges and fees with customers prior to signing a lease agreement. We would be happy to review these with you at any time. Dirty, maintenance nightmare, people get their cars towed regularly, not trespassers, but the residents and their guests. They even towed people on Christmas once when everyone had family and friends over. The office people cannot be trusted and talk to residents like they are their employees, unless that is if you are wanting a tour of the apartments and then they will be nice. These apartments remind me of the movie, "The Money Pit," where at first things look nice and friendly, but are actually the opposite. Oh the outside of the apartments and area look nice. The truth is you will face a lot of problems and the office people will be near impossible to get ahold of to solve them and then act like it is your fault somehow when finally you do. More than ten residents I have met in apartments and neighbors have complained they have had their cars towed with no warning phone call. This is not how a business should be run. Water leaks from multiple sources were reoccurring and damaging issue. I must have had my water turned off about 30 times in one year from one problem or another. Look at all the bad reviews and believe them. Ignore the paid "good" reviews by their advertising staff.

Our parking policies are reviewed with an applicant before they sign their lease. We do not require a guest pass for guests, they may park anywhere it is not reserved. Only cars parked in fire lanes or non-designated parking spaces would be subject to towing. Any decisions to shut off water would not be made lightly and would only happen at the request of National Water and Power or our maintenance team for repair of a leak. We have a sweepstakes that our residents can take part in by their choice where a review, any review, written and submitted to us can be entered for a drawing of a gift card. We draw once a month from all entries nationwide from our apartment communities. We do not pay for good reviews .We would like to address your frustrations with you directly. We moved in almost a month ago and we are obsessed with our apartment, we almost never want to go out. Had a ton of questions and Ron(property manager) was always quick to answer and incredibly helpful. We have had two problems with our kitchen appliances already and had maintenance out here the very next day to fix it. Great place to live!

Lots of ticks, spiders, mosquitos, cracks, gaps, and holes in walls. Also, paper thin walls and ceilings, so you’ll hear everything. Sounds like your neighbors live with you, inside your unit. And then you have ticks and spiders. So that’s fun.

the floors are paper thin. if someone is above you, you can hear them drop a pin. literally. if someone is below you, you will have to tip toe around all day. lose-lose. can’t wait until my lease is up.

I couldn't wait to live at Hillmeade. It seemed so great when I first moved in, but then it turned into a nightmare. Between the unresponsive maintenance team, the hidden charges, and the unhelpful management company, it's not worth it. A brief run down of the things I dealt with: - broken shower that didn't get properly fixed for 10 months. - a broken dryer that didn't dry clothes and smelled like burning plastic...we were told that we just didn't know how to use a dryer - the dead grass, bushes, etc. all around the apartment - lack of parking and outrageous charges for even unreserved spots ($20/month for parking anywhere; $40/month for an assigned spot) Don't let this place fool you. The apartments show very well when you first walk in, but you'll notice how cheap the paint is when brushing against it with your arm leaves a mark. You'll experience the unhelpful staff when you have a leak. And you'll wish that you had moved somewhere else.

I literally can’t thank Hillmeade apartments enough, especially the maintenance team member John! He was driving around doing his daily duties: when he stopped and saw a woman with a flat tire trying to jack her car up. He stopped and helped and got the tire off for me! I’m so thankful to live in a wonderful place like this where they actually care about their residents. That’s not in his job description but he did it with a smile anyways! So thankful.

Don't waste your time and money. It looks nice on the outside but the property is old and falling apart. They are offering free rent for a reason. We had 4 major leaks in less than a year. The last one being a major flood that forced us into a hotel for a week and then management forced us to move units. They tried to sugar coat it by giving us an upgraded unit. Well the upgraded units are nothing more than lipstick on a pig. I've put in so many service tickets it's not funny. They are incompetent in all areas. We asked for two months free rent for the year of problems we had to deal with. It's been two months and we've heard nothing from nobody. They don't care! All they want is your money. Management will tell you they are new and making changes for the better. Don't believe them. STAY AWAY! You've been warned!

I have loved living here. Great staff. The only thing I would say needs improvement is the parking and not getting 1 free spot with your apt.
They do not follow through with what you signed your lease over. Overpriced. Rude staff- besides the one man show of maintainence man who is wonderful! Not worth your money, no AIMCO property is. Stay away. Rude neighbors. Unsafe and insecure conditions at ALL times, even in an incredibly safe neighborhood. It’s a sad experience in such a beautiful complex.
Moved into an updated apartment...floor sags in many places, pest problems, have to open my oven door in order to open 1 of the 2 drawers in the kitchen because they didn't measure clearance for the oven handle when they constructed everything. The manager's response to that was she could have maintenance bolt the drawer so I wouldn't have to be tempted to use it! We have gotten 1 to 2 emails a month for the last year from the leasing office about the water being shut off for certain buildings due to leaks. Management always has an excuse about everything. Thank goodness the entire maintenance staff was let go & a new staff came in- things are finally getting done properly. However, the original staff had let things get so bad that it's taking a while to fix things. Office management is poor. Neighbors are not very considerate of others when it comes to noise or following the rules for the complex. Management does nothing about it except send emails to remind everyone to be mindful of our neighbors. There is no free parking for tenants, just the guests. The tenants are charged $20 for 1 assigned space & there isn't enough of those available near some of the buildings. Garages are available for a price but some will use them for storage & park in an outside guest space. Guests must park in a blank parking space but tenants who have more than 1 driver in the family & don't want to pay for extra spaces take those. It's a mess. We have access gates but sometimes they're working & sometimes they're not. They just built a package facility so now when we get a package delivered, instead of having it conveniently brought to our door, we now have to get in our cars & drive all the way up next to the leasing office. Not sure how 'convenient' it is to people. Personally, I would rather have the delivery person carry a heavy package to my door for me since there are stairs involved. I don't want to go through the hassle or expense of moving but I think I can do so much better!
