Property Ratings at Hillsborough Pointe Apartments
I have lived at Hillsborough Point Apartments for 1 year. This is my first experience living the apartment life. This is a wonderful place to live. The ladies in the office, Amy and Shelby are so great to work with. They are both very helpful anytime I talk to them. The maintenance staff is top-notch. They check on and take care of any maintenance issues very quickly, and they do a complete job. The staff is working toward building community by offering things like donuts in the morning and hosting a fish fry. There are raised garden beds available to residents. In my experience, residents are friendly and the environment is quiet. Overall, its a great place to live.
The staff is very rude and unprofessional. They only care about the money and will lie to cover their butts. The floors are paper thin and have had numerous complaints about neighbors above and was told we can just move out. The neighbors above smoke out on their patio about every 15 minutes, slamming the patio door, at all hours of the night - pretty sure they have to be on some drug because I swear they never sleep. Although Hillsborough claim how strict they are about the smoking, they aren’t.
I lived there for two years it was the worst experience the staff is unfriendly. My apartment flooded and I was charged 1000 dollars for it. If you are thinking about renting there consider other places. Hillsborough literally ruined my life. It is by far the worst place to live.
If you are thinking about moving in, here are some things you probably want to know. 1. The walls are thin in the living room, kitchen, and bathroom. Even with sound at around 45-50 DB, it sounds very loud in the hallway. I can often times hear the people below us, and the people next to us. However, it's never enough to complain and i can only hear it when it's really quiet. 2. The bedrooms are awesome though when it comes to sound, i have a 7.3 sound system, which my wife and I enjoy movie night every weekend and we have never had a complaint. I don't push it to stupid high levels, but we have had 2 different families under us, with no complaints. I am never able to hear anything under us, and have never heard anything in the bedrooms. 3. All the neighbors keep to themselves, but are friendly. My 2 year old daughter loves to walk up and down the stairs and every person who was going by has been super nice and friendly. I cannot say one bad thing about anyone who lives in my apartment building. 4. Management does a good job at making sure everything is taken care of in a timely manner. Maintenance team is awesome, if you have a concern, they fix it and leave a note saying what they did. When they replaced the filter, i noticed the maintenance person took off his boots before entering, which i appreciate (But feel bad knowing he had to do that 200 times). 5. A few items feel cheap, the towel holder fell a few months into living here. The dry wall anchor detached. The door when we moved in was a little off centered for the closet, which meant it wouldn't shut right. However, i was able to fix that with no issue. All in all, it is a nice place to live. It's in a great neighborhood, with several places to eat within a few miles. I always highly recommend this place to friends and family. I have lived here going on 2 years with a few issues, but everything has been taken care of in a timely manner. I would never leave if this complex offered a 3 bedroom apartment, my family is getting bigger and my wife and I will have to find something bigger.
I was on the waitlist, was told the apartment I'd be getting would be ready in November, a one-bedroom with a computer room larger than the 5'9" x 10'9" show apartment. I called to verify that I was approved, since the waitlist isn't an actual application, I was told again I would be getting the larger computer room, so I was willing to wait a month to move in. So I paid the fees and deposit electronically. I received an email with the info to transfer my utilities with the new address, which asked me to pay my deposit again. In the email was the attached floor plan. It appeared to be the one of the show apartment, though when I walked through, I was told mine would have the larger computer room. I called and said the floor plan in my email was wrong. They said, no, that's the apartment I'd be getting. I said it would be too small for my family. They said I could get a larger one at a higher price. I said please refund my money. It's been four days, I have yet to hear from the actual manager, Shawn. They have so far refused to refund the application fee, I was NEVER informed that it was non-refundable. Both the deposit and application fee have not been returned to me. I have left messages, called the Schwalb Realty Office, and sent emails. So that is $395 not returned to me, and I am having to find a new place to live. I am a teacher at a school very nearby, a single mother, and now I have to find a new place to live. I have spoken to three people, but the manager Shawn is NEVER available to address the issue. With business practices like this, I can only imagine that once you are a resident, your concerns and questions would be ignored for days and weeks! Please do not even APPLY. They will not help you or be HONEST with you. They will take your money and ignore you. I will have to unfortunately bring this to the attention of my attorney. Sadly, I have many emails and papers that document their lies.
Renewing my lease was the biggest mistake I made at Hillsborough Pointe apartments. The maintenance staff is extremely unprofessional and unwilling to help you after hours for emergencies. I had a situation where I was unable to access my garage because the motor went out. The maintenance manager Eric told me I had to wait until the office opened and the next day because he and the on call maintenance worker could not access the office. I expressed I had to be at work in the morning and he gave me two options, one either catching a ride with someone or two going in to work late. I have never been treated like that or felt so disrespected by a manager. To make matters worse, Eric fixed the garage early in the AM and failed to notify me so I can go to work. I brought my concern to the leasing agent Amy in the office the next morning and she also unwilling to help the situation because their was another customer ready to sign a lease right behind me. She stated there was nothing she could do because the garage had just been fixed. I also called the general manager of Schwalb Realty and the only thing he said was sorry you had that experience and have a good day. Customer service is not important to this apartment community or the management company. All they care about is their occupancy. Just know it takes weeks to get a work order rectified and just know that you are just another tenant making them money. I would not recommend this apartment to anyone who cares about being treated like a decent human being and with respect. I had to request compensation of one month free garage rent by the apartment manager Shawn because sorry was not enough. I had to report to work 2 hours late to get this situation resolved. He was unwilling at first to grant my request but later agreed to it.
Would like to say Hillsburough has been a life changing experience. Amy and the crew are exquisite, they make my life much easier!
The floor plans are so spacious, my room is huge and my closet is practically a second room! It's perfect for storage. This is my first apartment and it's been such a great experience, the management team has been so helpful and understanding. The dining room area is so nice to have because it feels more like a home to have space for my dining room table, and the computer room is awesome to have as a new college student. This apartment complex has everything I could ask for, lots of space, nice staff, washer dryer, fitness center, game room, and it's reasonably priced. I love it here!
Hillsborough Pointe is a great place to live. I have lived here for almost 3 years. Office staff is great. Maintenance is quick. Over all I have had a great experience and plan to live here many more years
I've lived at hillsborough pointe for over 4 years. Last year I moved to their newly renovated buildkng and it is absolutely amazing! Granite counters, stainless steel appliances, everything is gorgeous. The staff in the office and the maintenance are amazing g and address all issues promptly and efficiently. I would highly recommended hillsborough to anyone I know.
I've lived at Hillsborough Pointe for a while now and I would have to say it's been a good experience so far. The office staff is friendly and helpful and the grounds and buildings are well maintained. I would recommend this place as a good place to live.
My apartments are in the perfect area of Omaha. Close to everything, shopping centers, grocery stores, ect! The floor plans are open and very spacious. They have many differnt choices of apartments that could accommodate for any small family! They are very nice. I must say I cant complain!
Its spacious, apartment condition is excellent, locality is awesome, rooms are clean and as good as new, maintenance guys are so good and responsive, I mean I never stayed in such a good apartment in my 2.5 years of stay in USA. When we got our apartment it was as good as new, well painted, everything was working, rooms are so spacious, closet is huge. We had one issue with refrigerator and next day maintenance gave us a new one. I never saw such quick response anywhere. Above all the security system is excellent, have garage system, clubhouse is awesome. They have a website where you can raise maintenance request so you don't have to even call. I really recommend this apartment to everyone, its the best. Great work hillsborough apartment, omaha..
The apartments look nice from the outside. On the day that an apartment is to be shown the hallway will get cleaned in the morning. So, if nobody moves for a few months the halls will not be vacuumed to say the least. They're spacious, but nothing ever gets fixed. Our roof has been leaking since day 1, the office staff pretends that I make it up. I have to take videos and pictures as proof before anything ever gets done. My windows were never sealed, I could stick my fingers between them & the wall. I complained for 20months, then one day they decided to just replace the windows..sadly the contractor didn't know to seal them, again, so I just did it. The parking here is a joke. You'll either live at the bottom of the hill, in the new buildings that love to catch on fire, with the parking lots; or at the top where there is zero parking after 10p.m. There are so few spots that people often park on the grass and behind other cars. Office staff is often horrible at even returning phone calls, the latest excuse is they're "short staffed, and something is wrong with the voice service". Hillsborough Pointe looks like a great option since the square footage is so nice, but honestly most people move after a year and everyone seems to always be complaining about living here.

Not a great experience so far here at all. Hillsborough Pointe Apartments are very decieving. The apartments are nice and lots of storage, and at first staff is super nice and over-accomodating (commission-driven) but once you move in that definitely changes. Worst WORST management/manager I have ever dealt with in over ten years of renting!!!! Leave message after message and ignores your calls. Is never available, so you always have to leave a message and seem to hear they are out of the office more than he actually works. But don't hold your breathe waiting for a callback!!! He could care less what you have to say. The apartments look fantastic during the "walk through" but thats all cosmetic, once you move in it all goes to downhill from there. We have never lived in an apartment with MORE problems, constantly!! Seriously!! And to get them fixed...well thats as bad as getting ahold of the manager. Like the tenant that had a molded kitchen for 3 mos...that's about right for a maintenance return request. Nothing gets fixed in a timely manner. Everyone around here is so lazy, you just see all their golf carts parked up by the clubhouse all day cause their hanging out. You have to call maintenance requests in over and over just like to reach management. Worst run apartments EVER!! They are all just a bunch of LIARS!!!! They say they are coming over and they never show, or they say they are coming back that day to finish a job and you never see them. LIARS LIARS LIARS. Do NOT NOT NOT live here, unless you have a wish to TORTURE yourself!!!!!
