I lived here for two years and these are my pros and cons. Pro: - It’s close to campus - Maintenance completes work orders quickly Cons: - Horrible management that will not answer any of your calls, be in the office, or answer emails (unless it is a situation they may be liable for). - My apartment flooded due to heavy rainfall and lack of proper drainage on the patio. Ultimately, resulted in the apartment management allowing contractors to enter our apartment without our notice days later to pick up the equipment they had dropped off. - “Secure” parking garage that frequently gets broken into, resulting in cars getting windows busted. When contacting the police about it, they said that they knew exactly which apartment we were at due to the high volume of calls they receive from residents reporting their car break ins. - Rent is extremely high for what you are getting - Spiders everywhere... garage, hallways, entrances, in the apartment itself. - Constant noise from neighbors and renovators 24/7

The management staff is rude, arrogant and incompetent. It is very frustrating working with them. Stay away from these folks if you can help it.

I loved the layout & location of my apartment when I lived at Ivy Ridge-- I lived in two different units and enjoyed them both so much. Work orders were super easy to put in, and maintenance was always so fast and nice. Adonis and the new management has been handling things extremely well and quickly resolved a balance issue with me. I can definitely see a huge improvement!

This place will take all your money and still ask you for more. They charged us $80 for cleaning carpets, a separate $260 fee for “cleaning the apartment” and $240 for painting all after not giving us back our security deposit. It was my me and my sister living here and we were barley home. On top of all that, it’s essentially like living in a frat house with all the noise and parties that people throw what seems like every night of the week. DO NOT LIVE HERE.

staff is fairly competent but i hear that people don't get their deposits back. when things are broken/not working they reply pretty quickly. one of the only real studio apartments out in u district with a full kitchen. fairly quiet too even though it's near some frat houses. 5 min walk to campus, and 10 min walk to u-vill and to most buses

I lived at these apartments for two years and have been ripped off for unnecessary damages and expenses at the end of my contract. They not only take all of your damage deposits, but they add extra charges to steal more money from you. They have poor maintenance solutions and waste your time not fixing any issues you have with their apartment appliances. One of the office managers, Brad, is rude to the tenets living there and falsely accuse them of actions they did not commit. These apartments are way too overpriced, some office managers are not kind, you will not get your damage deposit back and you most likely to pay extra at the end of your contract for damages.

Management was not helpful , Cars broken into every month as no security measures are taken, shared kitchens constantly dirty. I have had pending service request , as well of lack of the "free" Internet that was included with the amenities. Overall horrible experience living here , would seriously consider breaking a lease just to escape this dump.

The area as a whole has been experiencing car vandals. Please contact the office with what measures you would like us review when adding "security". We are open to suggestions. Please contact our office regarding your pending service request so that we may review as to why it's still pending. We are not aware of an offer of "free" internet included with utilities, please allow us to review where you might have seen this. As for the shared kitchens, we clean them daily in the mornings, however, there are some people who tend not to clean up after themselves and for that we apologize. That is something we have no control over.
I would not recommend anybody live here. They charge you an arm and a leg for move out expenses because they know there is nothing you can do about it. Even when I had my own pictures and the agreed to reduce the charges because of the insane prices they charged, they still went back on their word. Someone please tell me how it costs $110 to clean a shower door? Also, do not even think about parking here. My window was shattered when I parked in their "secure garage". When I went to management they conveniently said the camera pointed right at my car was broken and so it wasn't recording. This place is a joke and the management is a joke. Do not rent from here!

We apologize that you had a bad experience during your move out, please give us the opportunity to respond to your review. When you moved in, you signed a "Move Out Cost" Sheet that broke down the charges that you might incur. When we have a cleaning company clean the apartments, they charge for the entire apartment and not by what item or area that needs cleaning. That's is why the charge was $110.00, it was for the entire apartment. We did our best in finding a cleaning service that was reasonably priced. We have accessible garage with remotes. Your car and its contents are not the responsibility of the management or the staff of Ivy Ridge. We hope that in the future, you give us another try.
Nice and spacious but loud. The management fixes any problems promptly.

I am only staying in this apartment for the summer. I know I am living in the basement, but the spider and ant problem is out of control. The entire downstairs is completely infested with daddy long legs and the ceiling is just covered in spiderwebs. I would not have moved in if I knew this beforehand. They also allow LARGE dogs, which when left alone when the owner is out all day bark really loudly all day long. There are washers and driers in the apartment, but they are located in the bathroom, which is completely ridiculous. I have to say, it is a fair price for how big the rooms are. Living in the basement also keeps it somewhat cool during the summer. So if you don't have a problem with spider infestations, it's an okay place to live.

I moved in two weeks ago and well it has been a bit of a let down. The staff are not very accommodating at all, especially when the internet that is included in the utilities doesn't work at all. Until this morning the stairwell smelled of mold. Everyone in my building is super shy and won't even make eye contact. But the apartment is fine, everything they say it would be.

The current staff at Ivy Ridge are very professional and extremely polite. Tabitha was very understanding about my friend, who's first language isn't English, needing an english speaking companion to help with the application process. Tabitha was very patient and understanding about changing our move in date when the manager at our old apartment building gave us a hard time about moving out. The apartments are very clean, and the shared kitchens are spacious and clean. The neighborhood is a little undesirable on the university side of the street because of all the fraternities leaving garbage around, but the area directly around Ivy Ridge and to the north is really nice with quaint homes and trees etc. These are popular among undergrads and my guess is that most of the complaints/bad reviews are coming from younger tenants who don't show the same level of respect and courtesy that the Ivy Ridge staff shows them. I highly recommend this place for it's affordability and professional staff.

Recently a friend and I had put down money to hold an apartment here, a few weeks later we found out that moving was not going to work out and even though it was past the date for a deposit refund they returned all of our money!

Close to campus, not too noisy neighborhood, and okay price for the size of apartment. However, when you made any mistake, the management will try to ripe you off as much as they can. For instance if you missed the rent deadline, they will charge you $100 late fee, plus with $10/day . The worst part is that they would not notify you as soon as possible, meaning that they will try to delay from giving you late notice and get as much as $10/day as they can. Unless if you personally go meet the management soon after you realized that , the $10/day will continue to add up.

We regret your experience but late fee's are the norm in our industry. Remember, due to Fair Housing Laws, we can change the rules for one or we'd have to due it for everyone. So rules are consistently set and adhered to for all in our community.
