I have lived here for over ten years. Beth, the building manager is an excellent communicator. We have a wonderful and attentive maintenance staff, awesome roof top deck and you can't beat the location! I have rented two different units in the building over my time here and both have been awesome. Highly recommend this building!

Friendly, helpful, management. Prompt and efficient maintenance staff. Building is well maintained and virtually sound-proof. Area is very green, close to restaurants and museums. I initially looked at an apartment in Shockoe Bottom managed by PMC. Wasn't the best fit. Agent showed me here. I've been very happy and highly recommend it to anyone. Four stars.

We've absolutely loved living here! It's truly been the best renting experience I've ever had. We moved in 3 years ago, and are only moving out because we close on a home on the 19th. Maintenance is amazing. They know us by name and unit, and always get things taken care of either that day or the next day. Our property manager has always been very accommodating and quick to respond to emails. Our apartment in the main building is very well made, with concrete walls in places (and ceiling), so we don't hear our neighbors. The gym and rooftop deck are great! I really don't have anything to complain about regarding the building itself. If you sleep with the windows open, Banditos next door can get a little loud on the weekends. We've loved living in this neighborhood and being able to walk everywhere, which is a perk we're really going to miss.
Kensington Court can never bill itself as luxury living. It's in an historic building but that's about all they can say for it. Compared to so many other up and coming apartment buildings, some as near as half a mile away, Kensington Court cannot compare in appliances, flooring, or amenities. One of the very few apartment complexes that forces residents to pay outrageous lump sums for water/sewage, Kensington Court sets itself apart from most other modern buildings that factor this directly into the price. I have found Kensington Court does as little as possible for the highest possible return. The good: Off street parking for vehicles. Pets allowed. Central A/C. Rooftop deck is really nice, when it's not too hot to be up there. The one down side to the rooftop deck is that smoking is allowed. The bad: Terrible maintenance-- almost non-existent in trash pick up, dog poop removal and laundry room cleaning. Outdated appliances, including very cheaply made refrigerators, ovens and dishwashers. Even when new, the carpet is of a super cheap, ugly dark blue/green office-grade pile. Super ugly, very hard to clean and downright offensive for the rents charged. Same for the ugly formica countertops. Formica? Really?? May be small potatoes, but most quality rentals have granite. And the rest of the flooring is peel and stick fake wood/composite-- super ugly and probably toxic. The elevator was just inspected after a three year lapse, according to the permit posted in the elevator (lack of maintenance, again). Walls are super thin-- you can hear most everything your neighbors are up to, side to side and top to bottom. If you are student, or just passing through this area for maybe a year, I could see living here. I wasn't real crazy about the management, either-- fairly hostile and unwilling to work with residents on issues regarding maintenance. So, not a great place, not a super terrible place. The neighborhoos is very nice, which probably draw most peoeple in, although now there are so many apartments that are new in the same area, I'd look before settling for Kensington Court.
I've lived in this building on 2 different occasions. The first time I lived in a beautiful 2BR2BA unit, with 3 walk-in closets. All was great. When I moved in the second time, I lived in a 1BR, which is TINY and has dark-brown carpet (which is impossible to keep clean). Here's a breakdown of my pros/con: PRO: Great location, easy to get to everything. Safe neighborhood. PRO: Off-street parking is available, but on-street parking is easy and free! PRO: The building is fairly quiet- I rarely hear my neighbors- unless they are in the hallway. PRO: The maintenance team is great- they've been around for a while and are always helpful. PRO: Rooftop Deck & Gym. Both are starting to get upgraded- new patio furniture & gym equipment. CON: Green formica counters. Dark brown carpet. CON: The utilities area racket. They recently started charging for water/sewer, and the "FEES" are astronomical. I pay $50/month for water/sewer, even though I live by myself and only pay the minimum charge each month. CON:The HVAC unit in my first apartment wasn't bad, but the one in the second apartment is extremely loud and it keeps us up at night- and requires that we blare all music/TV to be able to hear. CON: The building has key fobs, but they break a lot. The doors either magically open without a fob- or you're locked out completely even though you have your fob. It's a pain. OTHER : Washers & Dryers are on every floor, which is convenient. But they're $1.50 wash and $1.50 dry- so $3/load, which can get expensive- and they are frequently occupied.
No building can beat the location of Kensington Court. Quiet and safe neighborhood. Love the roof top, and especially now with the furniture. Wonderful views of Richmond. No other views similar in town. Spacious and well priced. Maintenance is always ready. Never had issues. Pleasant low key neighbors. Washer and dryers on each floor. Nice gym room and nice backyard. Would definitely recommend, especially to those who are new to Richmond.
