Property Ratings at Kirkland Crossing
Love my apartment home! I moved back from Arizona after 29 years and ended up in Kirkland with all of my brothers. Kirkland Crossing is peaceful and located at the crossroads of everything - Bellevue, the 520 to Redmond and Seattle, the Lake! Railroad Trail a block away, and still neatly tucked away enough that you don't have too much traffic. The staff are friendly, professional, and caring. I am grateful to have found a beautiful, friendly place where I trust my fellow residents and feel comfortable any time of day and night. The apartments are well constructed and attractive and very pet friendly. the grounds are pretty and well kept and the additional amenities like the gym, game room and roof top patio complete the package. I would recommend this location to anyone, and the price is mid-range for the area and similar apartment homes.
Great move in I didn't have a single issue while moving in. The process was very smooth and the people working there were quite helpful.
Helpful Leasing Staff and Great Building My partner and I have been living at Kirkland Crossing for four months and have no complaints! The staff are very responsive to any maintenance issues or questions that we have. Everyone is friendly and have made living here quite enjoyable. The apartment itself is updated and modern to our liking, and the walls aren’t thin so we barely hear our neighbors above or next to us. The tenants here are respectful and nice, which is a big plus. I have already recommended this apartment to some friends who are moving to the area. Overall, our experience has been nothing but pleasant!
The stay with them was okay but the move out has been nothing but a nightmare. I moved out of the Kirkland Crossing Apartments about 3 months ago(April 13th 2022) and I informed the move out date on time, signed the vacate form on time and then, to drop off the keys I had to visit the leasing office multiple times(all during working hours)/call their office multiple times but to no avail, so, I leave the keys in the apartment I vacated and shoot them an email to confirm that they received the keys. They responded on April 19th, after my repeated emails for confirmation, that they recovered the keys. On May 13th, I receive an Eviction Notice from Bellevue Conflict resolution Center to vacate from an apartment that I already moved out of. I had to reach out to Kirkland Crossing, a month after moving out, to inform them that I moved out and asked if there were any other action items remaining on my end. They say they sorted it out and informed me that: "At this time, the only balance still owed was for utility usage in March & April 1-13th, when you occupied the unit, and the cleaning fee. We have processed the security deposit refund to cover that charge." A few days ago, I see a derogatory remark on my credit statement from Kirkland Crossing for $275. I reached out to Kirkland Crossing AGAIN, 3 months after moving out, and was told that the charge is for utilities. If I did indeed owe anything, a more appropriate way would have to been to reach out to me before putting a derogatory remark on my statement especially because I reached out to Kirkland Crossing team to see if there were any action items from my end to complete the move-out and they themselves confirmed that they have processed the security deposit refund to cover the utilities charge. I had a perfect credit score and it will go down/ruined because of no fault of my own. AVOID at any cost.

Hello, Thank you for providing feedback from your time at Kirkland Crossing. We sincerely regret to hear your move-out experience was so challenging back in 2022. Rest assured, we have a complete different team and we strive to be as transparent and open about expected move-out charges prior to the move-out process. We have also raised our security deposit so it will better cover the cleaning charges and final utilities to ensure less financial hardship for departing residents. Thank you again for your feedback and we do hope you'll give Kirkland Crossing another chance to exceed expectations. Sincerely, Arthur Anderton - Property Manager
I moved out 2 years ago and now June 2022 receiving harassing calls from their representative to pay back part of security deposit? They are saying I now owe ~$350, but cannot provide any statement. I received my security deposit refund in full back in November 2020 so we are done here.

Thank you for taking time to submit this feedback. There has been recent changes with collections due to the Moratorium lifting and we were unable to collect on balances previously. We issued security deposit refunds as required by this guideline. We hear the feedback being provided and are working with the collections agency to smooth this process out moving forward. We are happy to provide you a statement, please do contact us directly for that at kirklandcrossing@cushwake.com or 425-242-1181
Special thanks are due to John, Ryan, and Eric. All of them have been amazing! I greatly appreciate their attitude towards the tenants and have observed that they are always professional, polite and approachable. I have seen them listen to other tenants' concerns (and mine, too) with attentiveness and they respond with thoughtful suggestions and / or immediate action. Knowing that the staff are so helpful is a big benefit of living in this community and all three of them deserve recognition. Even Manny and Josh - the maintenance team - have been very pleasant and effective in handling requests. Downsides: • Noisy! My next door neighbor is excessively and unreasonably loud. Almost every day, he blasts radio talk shows (undecipherable talking) or music so loudly that the walls shake and even other tenants who are not adjacent to his apartment complain about the noise. He shows no respect for his neighbors' peace of mind. • Expensive! Even though this is an expensive area of the city and the rent here is lower than most other apartment communities, the rent is still too high for what's provided so I cannot give Value a high rating. Thank you!

Thank you so much for your feedback. Please if you feel the noise levels are disturbing quiet hours, just reach out to the management office. We will happy to help you resolve it.
Do not move-in! My partner and I moved-in earlier this year despite reading reviews the the property management company was terrible. It was less expensive and the apartment itself was decent, so we did. There are too many complaints for one review, but chief among them are that they made errors in billing multiple times, they didn't respond to service requests for weeks, they told us there was "nothing they could do" about noise complaints and then stopped responding all together even after I sent them a video of wall-rattling music being played by our neighbor after midnight. Then, most recently, when we had to end the lease early because we're moving to another state for work, we were told that it is $9500 to break the lease. I inquired about this at move-in because I move often for work and was verbally told by the assistant property manager (who of course is no longer here) that it was $2500 to end the lease early as is indicated under the "early termination fee" section of the agreement. However, there is fine print at the very end of the lease that indicates otherwise. I asked the property management company to reasonably negotiate in good faith based on what was previously told to us and, after receiving no response for days, they finally just said no. Again, do not move-in! But, if you do, record every conversation you have with them and take pictures / videos of some of there terrible conditions so you can submit later if necessary. Best of luck with your apartment search.

If there is anything we can do to turn your experience around please don't hesitate to reach out to us at kirklandcrossing@cushwake.com.
Management changed three times over 4 years of living there. The second team even lost my original lease and tried to charge me more. Thin walls, you can hear everything. My upstairs neighbor liked to play the drums from 12:00 am to 4:00 am and management did little to help when I complained about the noise. There is also a lot of outside noise from the Park and Ride. Location is great but the building and "amenities" for the price is not worth it. Gym is tiny and was closed for almost a full year due to flooding and the Great Room used to be free to rent out but then they started charging residents.

We've been at Kirkland Crossing for almost 2 years now and it's been a great experience. Their entire team responds quickly and wants to do what they can to ensure their tenants are happy. Great location and quality apartments, we love that it's only a short drive to anywhere you want to go in Kirkland or Bellevue.

This place is a terrible value to live at. I know you may work nearby and think the price is reasonable, but you get what you pay for. The walls are super thin and smells seep into the bathroom from other units. You can hear your neighbors at all hours of the night. There are fights and people just loitering at all hours of the day outside in the parking lot due to a low-income building next door. The parking lot is unsafe at night. There are homeless people living out of their cars in the parking lot and they constantly roam around looking into vehicles. Management is unresponsive to requests. Just not worth the money.

This is an amazing place to live I’ve lived here for over a year now it’s in the best location with bus routes right out your door an amazing trail to run, walk and bike on the Kirkland Corridor just a few feet away. Amazing amenities to the community. Just five minutes from downtown Bellevue and five minutes from downtown Kirkland and the access to I-405 and 520 highway are just seconds away. and the management team is so quick friendly and responsive they are always updating us through email or notes on our door if there is any issues and they are next day or same day available and able to fix if anything goes wrong with your washer or dryer or maybe a leak in your sink. All the staff that work here are very friendly, kind, professionals and just great down to earth people to connect with. We had a leak in our sink and it was fixed the next day before I came back from work and I’ve never had any issues with anything else. And this was a small issue with my sink apparently only a screw came loose and that was very easy to fix. This apartment is only three years old it’s beautiful modern and the layout is very easy to make it your own and navigate. The rooftop is a very cool spot to hang out at in the courtyard it’s very nice secluded quiet and closed off from the rest of the public we have caught some amazing sunsets on the rooftop throughout this year. I really love living here!!!

We've lived here almost a year now and we love the location and our apartment. Just a short walk away from a great walking trail that leads into downtown Kirkland, and centrally located to Kirkland, Bellevue, and Redmond. Our apartment is the perfect size for us and we love the look and feel of the apartments and the community as a whole, a lot of nice touches like real granite countertops, a rooftop garden and BBQ, and a fun community room for hosting events. We definitely plan on living here for a long time.

Staff is ACTIVELY unhelpful. Their policy on pretty much every matter is "that's the tenant's responsibility." Other than the maintenance staff (who literally entered my apartment without warning on accident once when called to service my next door neighbor's), I'm entirely unsure what the staff here even does besides give tours to people who DON'T live here. Be one of those people. Don't live here.

I moved into Kirkland Crossing about a year ago. When I first moved in, the staff was helpful and walked me through the application process. Though there have been some staffing changes, everyone that has walked through the door has taken the time to get to know me, my boyfriend and even the name of our fur baby. If we ever have questions or need to reserve the Great Room (Lounge) for a private event, those in the office are quick to respond and help! Thank you Kirkland Crossing Staff!!
Management changes frequently, staffs don't care about the residents because they won't stay in that leasing office for too long.

Great Place to Live - Highly recommended. We love our apartment and living near Bellevue. Staff makes the place great - Lauren and Justin are always friendly and always willing to help out.
These are lovely apartments. The units are clean and have a spacious feel to them because of the vaulted ceilings. I also love that the floors are hardwood and that the rooms are wheelchair accessible. The property itself is well-maintained and the staff are polite and helpful. I would definitely recommend these apartments to a person looking for a safe, convenient place to live in Kirkland.
