Property Ratings at La Jolla Boardwalk
Couldn't agree with the "Incredibly Frustrating" review more, as it is absolutely spot on. This is indeed a nice area, and the condos are okay. However, we've been living here for over 12 years and the HOA + poor management just keeps getting worse as the years go by. These buildings have got to be some of the oldest in La Jolla, and are definitely in need of a ton of maintenance. Despite having contractors/workmen throughout the buildings almost every single day, the changes are extremely minimal and practically non-existent. But I can assure you whatever they're "working" on will be making ALL THE NOISE from the crack of dawn til the end of the day. There is at least one emergency plumbing truck parked outside of one of these buildings literally every day, and it is very normal to see multiple plumbing trucks here in one day. We have experienced the plumbing issues firsthand, and every plumber has expressed to us how incredibly old & problematic the plumbing system is here. Elevator inspection is always expired by at least 1-2 years. The elevator in my building frequently has issues and is often jerky. There was a time where it wasn't working for a solid 1-1.5 week, which is really unfortunate because there is no other handicap accessible exit out of the building. With so many senior citizens and elderly people living in this community, I'm surprised they didn't work faster to fix this. The serious maintenance issues around here take forever to be addressed if they are ever addressed at all. For the past 12+ years there have been countless occurrences of thieves breaking into cars (parked in gated underground garages) and stealing personal items. Numerous bikes have also been stolen from garages. Despite this growing problem, management still hasn't installed any cameras on the premises and really hasn't changed or increased safety & security measures or protocols. There are two bus stops within a 5-minute walking distance, and there has been an increase of homeless people staying around this area. Lots of trash tends to be left by the entrance to the community and along the street. AVOID THIS PLACE AT ALL COSTS UNLESS YOU WANT TO DEAL WITH THE MOST ANNOYING & UNPRODUCTIVE HOA + MANAGEMENT. This is a nice area and these apartments are alright. However, poor management makes this place absolutely unlivable. I wish I could just end a lease and move out but I own my apartment. HOA is incredibly unprofessional. Nobody will pick up the phone at all, or call you back. They schedule maintenance literally around the clock. If you live here you will wake up to the sounds of a leaf blower and spend your whole day listening to landscaping going on. Not really sure who is calling the shots but despite being completely packed with workmen every day of the week, the improvements to the grounds have been incredibly minimal. I think the "hands-off" approach of the HOA might have allowed the contractors they hire do whatever they want with zero direction. Several men do work daily in the courtyard without a mask. Clearly, the HOA and board of directors have absolutely zero regard for the people living in this complex. If this place were better managed it might be a nice place to live. Stay away.
