Property Ratings at Lumina
Lived here for a little over a year... Was no different than most larger management company offerings until April when mice made there way into my apartment. They came in through the parking garage, into the walls and into my apartment. They got into the oven, all over the counter tops, in the entertainment center, the closet (which includes my clothes), the printer, the blankets and on my desk just to name a few. They also made their way into my couch and lived in the bottom of my trash can so I will have to get rid of both when this problem is eventually sorted out. It is now the last week of July and the problem is still occurring. The best part of all of this is I am liable for all damage to my property. Please consider yourself warned. Oh, I also went to grill last week and my girlfriend and I watched a mouse and cockroach come out from the bottom but I've been assured the problem is only in my unit so I guess I shouldn't worry about that. I urge you to check out the apartments next door or down the street but still be wary of flooding when moving down here. I was underwhelmed by Lumina's leadership during the flooding in September 2021 and watched so many people lose cars who probably should not have. If you come for a tour feel free to stop by my unit, I would love to show you what living at Lumina is truly like!
First ever review but was compelled to do so to shed light on the Londonbury’s apartments and the property’s management company. For anyone thinking of renting an apartment here, hopefully you will find this informative. I lived at Londonbury for 2 years. These apartments may be the cheapest option of the apartment complexes in the area but that doesn’t mean they’re not overpriced. Your experience may be different but here is what I got with my rent: - An undersized apartment. - Blaring horns of SEPTA trains as they pass through each intersection on Washington St multiple times an hour. - Noise from neighboring apartments from inadequate sound proofing (think about hearing constant footsteps from above). - A parking space in a lot that can accommodate maybe 25% of the tenants. - Fire alarms and evacuations during the middle of the night on several occasions. - Broken AC unit on 95+ degree days. Here is what I did about those things: - I did not complain. - I paid my rent on time. Fast forward to March 2020, the start of the pandemic, and I have to relocate/terminate my lease through no fault of my own. Here is how Coastal Ridge Real Estate (Londonbury’s Management Company) thanked me. - Required 60-day notice of plan to vacate (non-negotiable), locking me into 2 more month’s rent payments. - Charged me the termination fee of one month’s rent. (Note: I paid this 3 month’s rent worth of charges without complaint.) - Needing more of my money during a global pandemic, egregiously charged me an additional $405 in fees after performing a walk-through of my apartment without me present (because of pandemic) to contest the ridiculous charges (including $150 to paint over holes from hanging a TV). Even understanding that this was clearly just a money-grab, I offered to at least negotiate the charges down to a lower amount and pay it and be done with it. They refused to work with me and I refused to pay the $405. Sure enough, as expected, I recently received a collection’s notice from their debt collection partner. Anyway, I just wanted to pass along how Londobury/Coastal Ridge Real Estate does business. They will have no shame in trying to rip you off on your way out even if it’s in the middle of a global pandemic and you are struggling. Godspeed in your apartment decision making process.

We looked back at our records and determined that we had already worked with you to lower the balance to what it is now. While we sympathize with everyone during this challenging time, our lease remains a legal document that you signed, and it clearly outlines the resident's responsibilities in case of an early termination or if damages are incurred. Unfortunately, we as a business still have the same obligations to our creditors that everyone else does, and the same expenses associated with running the community and getting the apartments ready for the new residents. If we have to replace a carpet due to damage caused by a resident, the resident will be responsible for a portion of that cost - this is a standard practice in property management, and you will find this to be the case with any management company. No complaints about londonbury. Moved in a few months ago and have really enjoyed living here. Staff is great maintenance is awesome too and super quick to respond to any issues. Great gym and system for mail and packages. I recommend londonbury to anyone looking for an apartment in conshy!
We have lived in many complexes over the years and the exceptional professionalism, on top of it maintenance, and communication of Londonbury ranks at the top for us. There are obviously things that arise with property management, and londonbury addresses them in a timely and professional manner.
Just listen to the residents who are paying a lot for rent and just want the security and parking space for the amount that could be used to buy a home/condo.
Living at London-bury has been a pleasure. I am approaching my one year anniversary here. Everyone has been very helpful here. If you bring something to their attention they appreciate it and try to resolve the problem.
In general Londonbury is a great place to live. The Management staff and Maintenance staff is friendly and very helpful. If all residents would do their part it would get a 5 star review. I am very pleased so far.

This complex covers up EXTREME ISSUES. Uncleanly buildings, dog droppings left in stairwells for weeks, AND GOOD LUCK PARKING IF YOU COME HOME AFTER 5pm. Prepare to walk!!! Never seen so many issues after living in 3 nearby complexes!!

My fiance and I lived there for a year in a 4th story loft. Twice, a coil on our AC broke and we had water pour into our kitchen, bathroom, and bedroom from the ac unit in the loft wall (and I mean pour). It was like someone was running a shower through our ceiling vents. Both times we were misplaced for more than a month. The second time it happened at 4 am the night we returned from our honey moon. Still they tried to charge us rent even though we were not able to live in the apartment. When they told us we could return there were piles of moldy towels that they used to mop up the water left in our closet and a 40 gallon trash can left in our loft filled with standing water they pumped from the carpet. The apartment was not cleaned as they had promised, in addition to the $300 electric bill we received for one of the months we were displaced due to the industrial dryers they had running 24/7. We are still fighting with them over the most recent flood (September of 2017) and it's over a year later. It's been a complete disaster. Their management and communication through the process was horrific.
It's very loud Friday nights with the younger crowd... Singing on their balcony until 3am. I had to tell them shut up. My neighbor above me stomped so damn hard see is going to come through my ceiling. I'm constantly banging on the ceiling because she waits me up just about every night between 2-3am. It's very annoying when you have to get up early for work.
It is a nice modern building but it's a little too pricey for the area. Plus for the cost of the apartments there is not enough closet/storage space.
Parking is a disaster and still not handled properly. Guests park in reserved parking overnight and are never penalized. If I knew i am allowed to park in unclaimed reserved parking spots I would park there too and not back by the boat house. Guests should have to move their cars by 10 pm if staying the night. I get home at 8:30/9 pm and have to park in the back. Not acceptable. The garage is filled with trash and the property has gotten so dirty the past month.
Like the ease of apartment living, and the location! Time will tell based on new management and whether improvements are made to common areas.
I think that the parking needs to be fixed. Residents here pay a lot of money to be a part of this community which could be really great. I would also like to see more events held. We are consistently told that social events are a part of Londonbury but nothing ever happens. I would enjoy the chance to meet new people.
The Londonbury Complex changes management and office staff every 6 or so months, and previous staff have been excellent. However the current staff are struggling quite a lot. The gardens and common areas are unclean, rubbish bins overflowing, dog excrement everywhere! There have been a number of issues in various apartments over the last few months caused by leaking pipes, broken water heaters which has resulted in residents having to move out and the issues were not resolved for more than 3 weeks (Londonbury paid for alternate accommodation but the inconvenience and not being told when you can move back in is difficult). Twice in the last 2 months they have had a build up of package deliveries which meant hundreds of packages were received at the office but not notified to residents for more than 3 days resulting in lots of food packages going bad. And even with packages in front of them marked 'perishables' the staff did still not contact residents of package received. As i said - when this current team is moved to another site there is no doubt the complex will improve again, but right now it is at the worst it has been run for the past 3 years unfortunately.
This is the perfect place if you want a quick access to everything. The common areas are well maintained and staff is great. This place has a pool, lounge chairs and dining tables.
I have been living at the Londonbury for about 9 months and have loved everything about it! Maintenance is great and comes that day to fix your problem. I had a loose square of laminate in my kitchen and they replaced the whole floor! The pool is perfect, especially during the weekdays. It does get a little crowded on the weekends. The staff is friendly and accepts packages and notifies you right away!
