My roommates and I had given management a call months in advance notifying them that we wouldn't be resigning. Today, I received a call saying that they never received a notice and that we are now responsible for the next 30 days.... Maintenance can't even fix a cabinet door that doesn't shut fully as well. I understand that the price may be tempting, but would not recommend living here.
Great location, nice apt, big master, cool ocean breeze, pretty grounds & friendly, comparable pricing for living close to beach, for dog lovers and children. Màintenance handled promptly. Lived here a year and have no complaints. Nice neighbors, nice neighborhood, friendly staff. Recommend it 100/

The whole complex is kept in good shape including cleanliness and function. The maintenance manager is very responsive and helped me with some minor problems very quickly. The office management is also a great help when needed!

i live in los Arb for 16 years amazing ,quiet, friendly neighbors ,office staff all ways help my family ,few blocks to the Beach ride my bike , Perfect weather ,I love this apartment complex and my city .

Everyone is super nice there, very quite. Nice green areas, pet friendly, Nice poop bag stations all over in case you forget yours, The staff at the Los Arbolitos are always ready to play back by fixing issues very quickly after they arise, be it plumbing, insects, or security. We love it!!

I’ve lived here for a couple years and have to say I love being so close to the beach! I have all shopping so close, I can walk or bike there. The staff is helpful and maintains the property looking beautiful! I recommend everyone to live here

Pros: 1 mile from the beach (about 20-25min walk), close to grocery stores, fast and friendly maintenance, grounds are well kept, central heating Cons: Neighbors have had bikes stolen when they were chained up. There have been carport storages broken into. Apartments are extremely noisy due to old single pane windows and an unbelievable amount of traffic. The windows rattle and the apartment shakes when trucks speed by. Loud exhaust pipes wake you up at all hours of the night. Be wary of parking near the trees that surround the apartments, especially if you have a white car, the tree sap stained my paint, cost me over $100 to get a high speed buff. Drunkards frequent the liquor store across the street, leaving their radios blasting in their cars. At one point homeless people lived across the street in their car. They would often drink and harass people walking by, but luckily they moved on. There's ongoing street construction on Atlanta Ave and Newland. The steel plates left on the street to cover the holes overnight are extremely noisy when cars drive over them, imagine loud steel clanking, but luckily they're only temporary. Despite having doggy bag stations throughout the property, people often let their dogs poop any and everywhere. Despite no smoking signs everywhere, people often smoke throughout the property. The problem with the smoking adds to the cheap windows issue, the smoke from the neighbors downstairs filled my bedroom. So I came home to the smell of cigarettes and marijuana. This place advertises itself as "luxury apartments" but has no real additional amenities. FDC Management, offered me a renewal at an increased rate. They claimed to be giving me a $20 discount, but while searching I came across my floor plan being advertised at $80 less than the rate they were offering me, even less than I was currently paying. I emailed them, they didn't reply. I had to speak to the leasing office in person to get a reply. The lower rate is for new residents only. So just know this will happen to you if you rent here. Regardless of what the market is actually like, regardless if their current rates are lower than what you're paying, your rent will go up. Feeling undervalued as a resident given the renewal offer being higher than current rates, I emailed the President of FDC Mgmt, and he did take the time to reply, that's the main reason why I added a star, at least someone took the time to email me back.
There have been several break-ins into residents cars in Los Arbolitos Apartments carports. The management has done nothing against it so far. We were told that they don't have budget for a night security guard. So if you are considering to move in one of Los Arbolitos apartments, be prepare that you can walk to your car in the morning and find your car window broken and your stuff from your car stolen. It happened already second time in two months to our neighbor. Also forgot about extra carport storage space. There have been break-ins as well.
The complex is in a great location and the staff is very helpful
