The Highlands/Perkins neighborhood of Baton Rouge is located just south of downtown, nestled into the curves of the Mississippi River. A relatively upscale area, Highlands/Perkins offers a range of mid-rise apartments and single-family homes that showcase the best the Bayou State has to offer. A convenient location just across Interstate 10 from Downtown Baton Rouge means residents will always be close to the action. The neighborhood is also home to Louisiana State University, and there’s a welcome youthful energy courtesy of the campus and its students. There are diverse cuisines to explore including Cajun and Creole foods near the university and just off the interstate. Breweries have sprung up near the river and there are well-maintained parks to explore both near the water and closer to Downtown Baton Rouge.

Property Ratings at Mansions in the Park
This was by far our favorite apartment in Baton Rouge. After moving every other year, we found Mansions in the Park to be our best place we lived. Some of the newer places are nice, but the trees and setting at Mansions were great for walking our dog and feeling a bit removed from the "city". We are sad to have to move with a job transfer, but thanks to the staff for everything while we lived there. Maintenance was quick and efficient, and the leasing office was always friendly.
Terrible manager full of excuses. They will charge an arm and leg at move out over ridiculous claims. Don't let the niceness fool you. After you move in, no one is willing to help.

We have well documented move in and move out notes as well as photographs of the damages upon move out. We apply the same standards across the board and truly hope you are happy in your next home.
Absolutely horrible experience at Mansions in the Park. First of all, the crime in the area is extremely high and shocking for the amount of rent I was paying. At least twice a month, gunshots could be heard from the apartments. Not to mention, car break-ins occurred frequently, to which management responded, "Don't forget to lock your cars." So generous of them to be very concerned about their tenants. In addition, many of the facilities were outdated and in poor shape. The gym’s air conditioning was not working, making it extremely hot and miserable to work out in during the summer. The apartments themselves had old popcorn ceilings and old carpets that smelled. I would never recommend anyone to move here. I left my apartment in great shape after cleaning it up with my father and was charged absurd fees. Management is terrible and needs to be changed.

I could not have asked for a better first apartment! My fiancé and I lived here for just under a year and the only reason we’re moving is because he got a job out of state. The staff were wonderful, kind, and so helpful! Any maintenance issues were solved quickly, the landscaping was always well kept, and the apartments are beautiful! Seriously cannot recommend this place enough!!

Positive sides: quiet, close to the park, friendly staff. Negative sides: maintenance requests aren't taken care of properly. My dryer isn't working for 5 weeks and has not been fixed. When I asked for a replacement, I faced a lot of resistance even after it has been more than a month of it not working. The electric bill has been skyrocketing because it's not working properly. Need to replace old utility machines in the units. Look into the unit you will be moving into before moving in and make sure they're working properly.
The location and amenities of this apartment complex are fantastic. The gym is large and has every type of exercise equipment you need. The pool area is nice and well landscaped. The apartment complex is quiet secure. There are restaurnats within walking distance and you have special access to the BREC park right next to the complex. The office staff is accomadating and has fixed any issues that we have had very quickly.
The apartment units are outdated; however, the grounds are well kept up. The third floor units have high ceilings, but no fan in the living room which makes it difficult to keep cool unless the A/C is running often. I have a one bedroom apartment, and I can fit a king size bed in the bedroom. The complex is in the middle of everything, but still very quiet and pet-friendly. It has a dog park and a BREC park with private entrance. For the next 2 years, Essen will be difficult to travel on with the construction, but if you use Perkins as a detour it is fine. If interested, ask for Matthew to assist with your leasing.
