There is no one to answer questions about move ins or any other question. The virtual assistant routes you to a full mailbox. The website says "professional staff available on site 24/7" That is NOT true!
A hallway alarm has been going off for over a week. All I can hear is a very loud ringing beep. Terrible. Horrible experience. I have called and they have done nothing. I would not recommend.

When I moved in, My closet mirror was broken, apartment was dirty and lights werent working. For the entirety of my stay here none of the gates locked, so you didn't need a keyfob to get thru anywhere in the building but the garage. Dogs pee in front of the elevators and it takes about a week or two before they decide to clean it. They will look for any ways to fine you upon leaving (even the mirror I took pictures of and submitted upon my arrival). The gym is pretty sub par, I lived at the lark before hand and I would say when I lived there it was better although I've seen recently that has gone downhill as well. My advice to anyone looking at apartments with their current renting price around UCF, rent a house with a couple friends. You'll pay half the price, enjoy it more, and probably choose better roommates then the ones they'd otherwise give you.

Thank you for taking the time to share your feedback with us. We are very sorry your move in experience did not meet expectations, and we worked diligently with our construction team to address items like the closet mirror as quickly as possible. We did communicate to our residents that some items such as access control and doors were not completed prior to last move in and that we were continuing to work with our contractor to finsih some of the work in the common areas of the community. We have recently been working to upgrade all of our gym equipment as this is something we have heard from our residents they wanted and we want to provide upgrades to our community such as this for our residents. We also strive to hold residents accountable for community rules and cleanliness and absolutely address violations such as an animals that may relieve themselves in a hallway area and the resident not cleaning up after their animal. We do welcome the opportunity to speak to you directly so we can better understand and address your concerns, however this review is anonymous so we are not able to reach out to you directly. Please contact our management team at 407-545-3505 or theaves@assetliving.com
if it’s the last thing you do, do not live here. they will soak up all of your money, they fabricate so many things, and the conditions are awful

They gave my apartment away when I had less then a month to move, now I have to find a whole new place. Just terrible!

We are sorry you did not renew your lease and your space was no longer available, please feel free to contact our office if there is anything we can do to help or if there are additional questions you have.
Not only are the hallways, elevators, stairwells poorly kept, but the way maintenance resolves issues is horrifying. Although the staff is nice, problems are not taken care of in a timely manner and there are major communication errors that prohibit residents from living a decent life here. On top of all of this, most rooms that I know of have either a cockroach or mildew problem. I would not recommend living here.

We are sorry to hear you were not satisfied with your experience. We do work very hard to address resident concerns or work orders in a timely manner and communicate with our residents. If there is a specific concern or outstanding work order, please contact our office at 407-545-3505.
I just recently moved out after living here for a year. Not everything was bad but majority of it was. The parking is horrible. You will be lucky to find parking on your level! The trash sitting outside of the gate on level one is disable to everyone including guests, which is very gross. The noise you can hear from wall to wall is very annoying when you’re trying to sleep or simply trying to study. The hallways are very dirty, and don’t look like they were cleaned very often. There was a door that was in the MIDDLE of the hallway that was closed and broken and it was left like that for about a week before getting fixed. The management aren’t very nice, they try to charge you for every little thing they can. I was charged $257.00 for a carpet replacement fee because I walked on the carpet with shoes. I wouldn’t normally do that but upon move in day I noticed the carpet was dirty and had NOT been cleaned from the previous tenant and I just didn’t feel comfortable stepping on that used carpet without protection. Also every time I left my building I would see the property manager smoking a cigarette. Not sure how she is able to manage two buildings when she spends half of her time outside smoking. I hope this long review is helpful to someone and you guys do your homework on this place before signing a lease!!

Good Morning, We apologize that you were not satisfied with your experience at The Marquee. We do have a regular trash pick up schedule as well as hallway and property grounds clean up schedules in place and our team works hard to ensure the grounds are picked up and that residents or guests are held accountable if they are improperly disposing of trash. If you would like to discuss your move out charges or any other concerns you had while staying here management would be more than happy to discuss those things with you and answer any questions you may have. Please feel free to contact a member of our management team at themarquee@achliving. or 407-545-3505. We do wish you the best of luck with your future plans.
It was the worst decision of my entire life. The place is absolutely filthy inside and outside of the units. They have absolutely taken full advantage of me being a college student. Everything in my unit was broken and disgusting and was NOT cleaned prior to my move in, and now after moving out they are trying to charge me a load of money for "cleaning" when I could have walked around OUTSIDE and my feet would have been cleaner than what condition my unit was in when I moved into it. They accidentally locked me out and changed the keys to my unit and bedroom "BY MISTAKE" once without ANY prior knowledge and I have stopped receiving my mail since that time and have had no success in forwarding my address yet. There are so many different occasions where this place has made my life an absolute terror, in ways I had not even thought possible. PLEASE don't sign a lease here unless you want to live in a real life nightmare.
The place is infested with roaches and dangerous to a fault. The locks on the doors can be broken through by turning the door knobs a few more degrees past the limit. Management will charge you for anything that is their responsibility before They even hand you the keys. Worst apartment living i've ever experienced.

Good Afternoon, We are sorry to hear you did not enjoy your living experience. We do have pest control service on site weekly to address resident concerns and we also have on site maintenance to address any concerns. Upon move out we do inspect units and prior to assessing charges we do compare the move out inspection condition to any unit condition forms turned in by residents upon move in. We would welcome the opportunity to speak with you more in depth about your experience and concerns if you would like to reach out to a member of our management team at 407-545-3505 or themarquee@achliving.com
This was my worst decision in awhile. I heard the crime was an issue here but I feel like the only place that robbed me was the Marquee. I paid an arm and a leg for a bug infested apartment with no balcony access and a washer that was broken for weeks. On top of that, the staff is completely rude and they'll try to rip you off at the end of your lease by charging you for a parking permit that will melt on your windshield. They'll try to justify their ridiculous prices by saying utilities are unlimited unlike most apartments. However, the rooms are awful and small and you can find a nicer apartment down the road that you'll ultimately pay less for even when you pay for utilities. Don't live here.

The staff at the Marquee are all wonderful, but if you need someone to give you a tour ask for Tamara! She is knowledgeable, friendly, and will tell you everything you need to know about how to make your stay at the Marquee as positive an experience as possible. The apartments are beautiful, but Tamara really sold me on why the Marquee is the place to be.

Good Afternoon, Thank you so much for sharing your feedback with us. We are so happy to hear you love Tamara as much as we do and have had such a positive experience with us.
The Marquee is very beneficial to myself as well as many other college students. All students are provided with shuttle buses that go back and forth to campus in which we do not have to worry about transportation. The Marquee also has a study room, computer room, and aerobic room. I am grateful for these things being that I know The Marquee is an advocate for making sure that students are able to get their work done as well as making sure students can maintain their health. Aside from school and work, I never have to leave the house because I have access to a pool, gym, and vending machine for snacks!
Being a college students require a lot of growing up. Besides worrying about tution and fee's you have to also include your monthly rent. My mom say's that with turning 18 comes adult responsibility. I took what she said to me and ran with it all the way to my very first apartment. My apartment is a reflection of myself. It has thousands of college student's running around doing productive things throughout their day. It has has two perfectly built six floor garadges for coverage from a rainy day or pooping birds. If someone goes to the rooftop of my apartment they will get a perfect view of the city. When I look out my window I get a nice calming view of the pool and when the sun goes down the stars shimmer gorgeously over the pool. I love having a washer and dryer inside my unit. The best thing about my apartment complex is that when I get a sweet tooth I can just walk down the hall and get a snack from the vending machine versus having to drive to the store. There are so many restaurants, gas stations and grocery stores around my apartment that all of my needs feels as if it is literally on my doorstep. Not to forget to mention, the very best part of my apartment is that it is directly across the street from the lovely University of Central Florida. To see over 60,000 students walk across such a beatiful campus is PRICELESS!
Rooms are nice, especially for college students getting out of their dorms. Fully furnished room, full kitchen, TVs, and walk-in closets are what you have to look forward to here. There is also a washer and dryer set in each apartment, so no need to fight over a laundromat. They advertise that rent starts August 21st, and early move-in is not an option, because they are "cleaning the apartments." That sounds great and all; however, I walked in to be greeted by sticky floors, a layer of dust on top of the fridge, hard water stains on all the faucets, and even empty bags of chips so graciously left here by the previous occupant. After cleaning the floors on my first day of occupancy, the mop water I used was an unappetizing shade that can only be described as "jet-black." I have since cleaned my apartment; wall to wall, and floor to ceiling. The place is nice now that I've made it my own, and I enjoy the apartment itself. If you wish to move in, don't expect management to do anything. My advice: look up tenant laws for Orlando, FL to avoid getting bent over the barrel.
My apartment is at the marquee(Sterling). My apparent is on the 3rd floor with a pool view from my bed. My balcony over looks 1 of 4 pools at the marquee. In order to get to my apartment you have to go threw a series of gated doors that you use a key Fab for. I love my room and private bathroom. I'm in phase 2 building 2. 1 of 4 buildings. I love the amenities. Awesome pools for pool parties. 2 gyms you can access anytime, a yoga studio, a movie theater(that has Xbox 1 and ps4). Free tanning, a pool table, occasionally free breakfast and dinners, 2 computer labs, and 2 study halls. Free Wi-Fi, and they provide tvs in your bedroom and living room. Washer and dryer included. And dishwasher as well. However rent is steep. $580 just for your room. You share the kitchen, living room, and balcony.
I have been living here for about 4 years. For my first couple of years, I loved my experience and only had some minor complaints about the dirtiness of the hallways, stairwells, and elevators. Lately, the crime in the area has really killed it for me. I don't feel safe, even with the beefed up security that get bored and sit on their phones for hours without patrolling. I will not be staying here for the foreseeable future.
This apartment complex is located in a very bad location. There are a lot of crimes that have occurred there. The hallways, parking garages, and elevators are VERY poorly kept. They are absolutely disgusting. There is trash everywhere. Liquid spills are left for days. There are many security gates that require a FOB to get into, but half of them are broken. They say that they check the gates frequently, but not frequent enough. There are many robberies that occur here. They tried to instal a new security system, but that doesn't help at all. Most of the time the security guards aren't even paying attention. The fact that they take down the guest's driving information doesn't do anything. The driver could be helping a criminal get in. I pay a decent amount of money for rent, and they can't even maintain the cleanliness of the place I live in. I've lived there for a year and only ONCE have they PROPERLY cleaned the hall way floors, and the one time they did do it was when they were preparing for the new move-ins. They clean the floors sometimes, but it doesn't do anything. There are no fire extinguishers throughout the hallways, don't know why. Every single time I've tried to call the office it goes straight to an automated voice message. It's such an inconvenience to go down to the office sometimes. All of the staff is not friendly. Some of the maintenance workers don't even speak english. There was a hispanic male cleaning the floors, and failed to put up a wet floor sign. I tried to tell him to put one up, but he couldn't understand me cause he didn't speak english. The only good thing about the apartments is the actual apartment. It comes fully furnished and the inside of them are very nice. They only maintain the first floor's floor because that is where the model apartments are. It usually takes a very long time to get a maintenance order completed. There are so many things that I could write about this place that are negative. It made my first student year unpleasant. I will never re-sign. They also changed their name from Sterling to Marquee because they have the worst reputation.
