I moved recently to the Douglas and the experience has been excellent. I'm even recommending it to my son. Love the location as I can be at any place at a walking distance or just take a bus or street car. Car not needed, at least for me and my family as most of us work remotely.

The Douglas has been a good place to call home. Having a townhome instead of living in a high-rise was the biggest selling point for our family. We also loved the idea of living in the south waterfront area which is close to walking trails, multiple bridges, and downtown. The property management team has been friendly but with many staff changes during our year at this property, there was difficulty with organization & management of the property.

Management is rude and dismissive. The dog park is disgusting. Projects are not completed in a timely manner (parking garage, fire alarms constantly going off). Residents are not held accountable for leaving trash on the ground and smoking. The dog wash tubs do not drain well and residents do not clean up after themselves.

This season's hottest apartment complex is The Douglas. The Douglas has everything: black mold, flooding, toilets that don't flush properly, cabinets that don't close, homeless people ringing your doorbell at midnight, people stealing your doormat, people parking in your designated paid spot, other residents stealing your packages, broken glass on the ground, dysfunctional kitchen appliances, maintenance men who get paint on your expensive coffee table and then don't reimburse you for it, leasing office employees who play basketball in the gym with their friends even though paying residents aren't allowed to use it. Do you love to overpay for the absolute bare minimum? Then this is the place for you!

This place is is amazing at nickel and diming you. The most expensive scam they have going is that, in addition to paying normal utilities (power, internet/cable, w/s/g), you also owe utility money to some third party for who knows what. If you would pay $250/mo for all utilities at a normal place, get ready to pay $350-400/month here. Another example is that we went on vacation that extended past the first day of the month and we stupidly forgot to pay our rent ahead of time. Yes, our bad. But the late fee wasn't $20 or something normal; it was $200! Want to pay your rent online? That'll be an extra $40/mo. You'll also pay $20 to use the secure "package concierge" system, but most of your packages are left in a m-a-s-s-i-v-e pile near the Package Concierge system. No one will tell you a package arrived or organize them so you can quickly find it. Be prepared to sift through hundreds of packages multiple times of a week (you'll recognize some that have been there for months). Packages are also left in the lobby or at your door, and many are stolen. I've had several stolen here, including the mattress I ordered so I would have a bed to sleep on my first night here and two packages of contact lenses. It creates a certain panic whenever you are expecting a package. On top of that, it is an unpleasant place to live. Even though there is barely a scrap of lawn, you will hear mowers and loaf blowers outside every day for hours, starting around 7am. Nothing works. One or both elevators don't work practically at all times. The parking garage doors are always getting stuck or broken, so you'll be paying $175/month for secure parking that is not secure. Either the garage door will be left open during a lengthy repair or you'll have to stop your car in front of the functioning one, run in through the people door, run past the in and out garage doors, push the automatic button to open the one functioning garage door, run all the way back to your car, and drive through the door before it automatically closes. Every single time. No, they will not offer a discount on the $175/mo during this. There have been several instances when the fire alarm goes off, but you can't hear it in your apartment. I reported this to them and they said, "don't worry, there is a sprinkler system, so if there was a real fire, you wouldn't all die." Thanks, but if the fire alarms don't work as legally required, why should I assume your sprinkler system works?

I’ve lived in the Douglas Apartments for about 1 1/2 years now and love it. I found this place on line on my last day in Portland while staying at the Hyatt across the street. I didn’t realize the buildings were apartments. I wanted a place near the River that was safe to walk my dog and near some restaurants. Tatiana gave me a tour of the complex which suited everything on my list of wants. I signed up that day and two days later received a call I was approved to rent there. It’s all history now and I love this place. There’s three areas to walk your dog and one of which is off leash.

Moving cross country required renting site unseen. In order to ensure due diligence, we walked the neighborhood on Google Earth & read multiple reviews. Many mentioned the recent and positive changes, so to conduct a bit of a litmus test we reached out to The Douglas and had a wonderful initial chat with Melissa the Assistant Property Manager regarding the floor plans best suited to our needs. When a corner unit townhouse became available later that week, we immediately took the leap of faith and applied online, with phone follow-up to Molly in the Leasing Center. Molly was wonderful while putting all fears aside. Three weeks later we arrived in Portland, unsure if our decision would net a positive or negative outcome. We were greeted by Tatiana, in the Leasing Center, provided our keys, a property map, move-in inspection form, and off we went to our new home (easy & engaging first in-person experience). The townhouse AND property exceeded expectations! Freshly painted, new carpet, plenty of light/space, and well maintained grounds. This will likely remain home until we buy again. Highly recommend this community without hesitation!
