About an hour inland from Savannah, Statesboro is a charming small city steeped in history and culture. With Georgia Southern University occupying the south side, the college town atmosphere extends well beyond the campus with 20,000 enrolled students heavily influencing the city’s cultural landscape. The city’s Downtown district features countless examples or beautifully preserved architecture, with historic storefronts housing unique specialty shops and restaurants of every description, particularly clustered around the intersection of Main and Main (where North, South, East and West Main Streets come together).
The Statesboro Mall on the east side anchors the city’s larger retail district, with more shopping centers found along Fair Avenue near the Georgia Southern campus. Rental rates in Statesboro tend to be quite affordable, making life a little easier for folks on a budget.

Property Ratings at Monarch 301
My son lived here for 2 years and I Co-signed for him on the lease. After the first year we negotiated a new lease with Bryce. She emailed an offer that we agreed to. When she sent the lease for us to sign it did not agree with the email offer but she assured that it was because we were getting a "Special" for renewing early. When the first payment came due the charge was what was in the lease and not what was agreed in the emails. I shared the emails with their team to remind them about the agreement and they refused to honor the agreement. My son and all of his roommates moved out of the apartment in June and left the thermostat set higher than they would normally keep it to avoid overage utility charges. He still received overage charges from them in July and August (his lease ended July 31st.) September brings another overage bill even though his last receipt stated Utility Charge - Final Month Fee. These people are taking advantage of young people. If my son was still in Statesboro I would not allow him to sign another lease with them.
Overage fee's that try and drain every Nickel and Dime from you as a renter. Save your money and rent elsewhere. Will bill you for months after contract Ends. You've been Warned!!
I would rather live anywhere else. The people who work here very clearly dont care about anything.
Wish I could give it 0 stars. When my roommates and I moved in the room was very dirty. Had multiple problems with appliances and trying to get them fixed. Moving out they completely ripped us off. They charges us "damages" for everything equating to a couple hundred a person. By damages I mean on the move out inspection they took a picture of a single piece of dust after we had been moved out for two weeks and said it needed a deep cleaning and paint splatter caused by their own painters since we hadn't painted. They are awful. They also didn't change our air filters even though they are supposed to do it every month and it was covered in black mold making me and my roommates sick with pneumonia.

Thank you for taking a moment to leave us some feedback. We are always disappointed when we hear a resident moves out with frustrations. Our team at Monarch works very hard to make each resident's experience great. During move-out, residents are required to return their apartment to the orginal move-in condition. If this is not done, our team will be forced to charge the Resident for any damages or cleanliness issues. On your Move-Out inspection, there are photos that explain each charge that is on your account. Our team would not charge for cleaning for a single piece of dust. Our maintenance team does conduct regular maintenance on our air filters and if a residents ever wants their air filter changed early we are happy to do so. Again, we are sad to hear that you had a less than positive experience at our community. Thank you for being a resident with us and for leaving us some feedback.
This is an excellent choice! The rooms are really nice and have great space. The closets are wonderful and has a great set up. The pool is top notch and they have activities in the court yard. Big televisions and nice grills for the summer outdoor time. The staff are great people and love to help their residents. There's no better places in the Boro than Monarch!!

My daughter and I toured Monarch 301 recently, and we loved it! The apartments are very nice, and the amenities are top-notch! I felt that she would be safe here, which is very important to me. Plus, the staff does so much for the residents to make them feel at home.

From the excellent customer service I receive, to the endless amenities I get to enjoy, Monarch 301 provides an amazing experience! The staff are always helpful and greet me with a smile, and I really feel like an important member of a community here. The pool is of course a favorite, and there is always opportunity to meet new people!
Lived here for two years before graduating from Southern. This really is the best place to live in Statesboro. Really nice apartments with updated appliances and great balconies. Very pet friendly; dog park, and multiple poo-bag stations, and dog of the month gift baskets. Really nice staff that is very helpful solving any and all problems. Best pool in Statesboro, if the sun is out the pool is the place to hang out. Great hammocks and volleyball court, the amenities are endless.
