Newark’s dominant landmark and cultural hub is undeniably the University of Delaware campus, where the student body nearly matches the city’s population of permanent residents. Accordingly, many of the community’s resources are tailor-made for the collegiate crowd: an eclectic mix of restaurants and nightlife venues lines Main Street on the north side of campus, and affordable apartments are easy to find anywhere in town.
Despite the fact that it is primarily a college town, Newark maintains a diverse population with rental options available to suit any lifestyle. The sprawling nature preserves that border the northern end of the city provide gorgeous settings for hiking, camping, canoeing, and simply enjoying the great outdoors. Just thirty minutes from Wilmington, Newark also makes an excellent home base for commuters.

This place was very nice and jen was so kind and helpful! Went with another apartment just because the 2 bedroom was not in my price range. But the 1 bedroom was beautiful and so nice! Especially loved the kitchen breakfast bar and closet!

I HAVE LIVED HERE FOR 10 YEARS AND I DONT KNOW WHY PEOPLE ARE GIVING BAD REVIEWS WHY BECASUE THEY ARE TRYING TO MAKE THE PLACE LOOK BETTER BY REDOING THE OUTSIDE OF THE COMPLEX , . I HAVE HAD NO PROBLEMS LIVING HERE , THE OFFICE STAFF IS GREAT AND I LOVE GIA THE MANAGER SHE IS ALWAYS THERE TO HELP AND WORK WITH YOU ,SHE WILL DO WHAT EVER SHE CAN , AND WHEN THINGS GET BROKE THE GUYS COME AND FIX IT FAST ,. THE ONLY PROBLEM I HAVE IS THEM ALLOWING DOGS AND THATS ONLY BECASUE THEY DONT PICK UP AFTER THERE DOGS ,AND THE COMPLEX HAS PROVIDE BAGS ALL ALONG THE COMPLEX FOR THEM ,BUT PEOPLE ARE JUST LAZY AND IGNORANT , THATS THE ONLY PROBLEM I HAVE . AND AT MY BUILDING I HAVE PUT A LIL BUCKET FOR THE CIGG BUTTS SO PEOPLE DONT THROW THEM ALL AROUND , BUT THATS NOT WORKING , SOMEONE KICKS IT OVER ALL THE TIME . BUT THATS IT. ITS QUITE AND NICE HERE , AND I WOULD RECOMEND THIS APT COMPLEX TO LIVE . COME CHECK IT OUT FOR YOURSELF . THESES REVIEWS ARE JUST NOT TRUE . I LOVE IT HERE .... THANKS FOR READING LISA
I am from out of town in search for an apartment - I made an appointment for a visit/tour and when I arrived at the property's office it was closed. Now mind you, I travelled 4 hours from this property. For sure, I should not have even continued to walk into the building of the office because it was so bad - I entered the building and was overcome by the most terrible odor. I don't know what a dead body smells like but upon entering the building it smelled like death - dead animal etc... - It was just awful - I was still curious because I was thinking to myself; surely, I am in the wrong building or location - I did notice outside a whole lot of construction or should I say...disarray - Stuff just all over the outside where the conditions look so bad - To say it was ghetto; would definitely be giving it justice - Now I am not familiar with the state of Delaware but to me, I felt like I had entered into a third world country or something - Anyway, getting back to the building; the smell was so bad and I just don't understand how any owner could be so cruel as to allow these kinds of conditions to be like this for tenants; let alone kids - Definitely, a health hazard going on. Health Department! You need to check this out. False advertisement is the worse possible way - You people should be ashamed of yourselves. I get it that some people don't have a lot of money to live in the most luxurious apartments...me being one of them - But never, NEVER should people have to live under these circumstances - No wonder the office was closed - It's no way they could have professional people working under these conditions - Get your act together people.
It's pretty quiet neighborhood. Once in a while you get those neighbors that are loud at obnoxious times. But other times everyone just minds their own business. Lately has been a little noisy due to allowing dogs recently. Other than that I love the apartments. They got us in quickly and we never really had any issues with management.
I lived in a studio apartment in this complex for almost 8 years. I recently upgraded to a one bedroom and boy was I surprised! i have so much space i don't know what to do with! add a dishwasher, central air, balcony, i feel like I'm in a palace! and i still get to enjoy the pool and fitness center along with a tennis court! also, any problems you have maintenance is right there when you need them. plus minutes away from grocery shopping!
We have been at OakTree Apartments for almost a year now & plan to renew our lease for next year as well. Maintenance has always been quick and the office staff is very nice. They answered all of our questions & put our concerns to rest since it was our 1st apartment. The grounds are beautiful, I rarely see trash or debris on the property. Neighbors are nice and it is pretty quiet. We love our balcony & the free heat/hot water is a plus as well. I recommend OakTree over any place in Newark.
Let me say this, oak tree apartment is like a home to us, not just a rented place. We have lived in oaktree apartment for almost 3 years now. We first lived in a one bedroom apartment, then converted to a two bedroom apartment, there is no hassle for the transition and we went to Yellowstone for two weeks during that time and the rental office even gave us extra free days for our old apartment to make our move easier. We are very happy with our experience. I promised the rental office that I would leave good feedback after we leave because we are very grateful. We recently bought a house and moved out. If they have a three bedroom apartment we would probably not buy a house, this is how we like oak tree apartment. 3 years ago, when we moved from Pennsylvania to Delaware, we chose oaktree apartment out of the three apartments that our friend recommended, I actually called the three rental offices and oak tree not only has the best package (free heating, free hot water, lowest rent) but also has the most friendly management and maintenance team ever. When I called, Steve answered my call, he was super patient and was really kind and from the call I knew it was the place we were going to live. I feel really lucky that we chose oak tree, because they prove that they are the best. This is the most friendly rented community. When we took vacation in California, we couldn't collect mailed package, and we called rental office and Steve helped us collected the packages, the girl in maintenance team has helped us change tires when we had a flat tire, the guy in maintenance team has helped me jump start my car when my car couldn't start. We never had any problem with talking to rental office and whenever there is any issue with the apartment such as leaking faucet, the maintenance team almost come right away after we call. They are always friendly and the neighbors are very friendly and considerate too. It is also safe and nice, we never worry about losing a package when the mail man left it at the door. All in all I would highly recommend oak tree apartment, special thanks to Steve for all his kindness who gave us a home when we first moved to Delaware:) If you don't know where it is, Oaktree is about 3 miles from campus and about 7 minutes drive to Smith Hall, it is super easy drive. If you don't have a car I wouldn't recommend but if you have a car, it is great value. Ample parking. The water pressure is great, large volume when you shower, free water and heating is the best, it is very convenient and warm in winter. I didn't find any apartment complex a better value than oak tree, we have friends who live in other apartments, they either don't provide good heating (even though it is free it was not warm enough) or are much more expensive.
